    I just binged watched all your videos on the 2ADU’s. Im planning on building these on a few projects. I was planning on using a Prefab Modular factory built product. But after watching your videos I will likely do it both ways. I learned a lot from your videos and will hire quality subs. I won’t be doing much or any work myself. With the exception of helping out with picking up materials. But seriously how do you not have a truck?

    If you were to build it for a customer client what would your sq /ft price be ?

      Prob around $240/sf for a simple design on a flat lot like these.

    Awesome show Derek. This has truly fired me up to continue to find a property here in Memphis TN that I can have a main house & A ADU(my house I own has a small lot size and I can't see fitting a ADU on it). I LOVE that 2bd 2bath ADU you design (I personally would love that for my main house). Thank you for sharing/helping people Derek.

    Love your design in this historical area. Is there any reason you choose to do smaller 1-2 bed units typically vs larger 4 bed units?

      Thanks! Yes, I just love small houses and more of them. The more units we can add, the more downward pressure we put on rent prices, giving tenants much needed relief.

      I think so. Roughly 2/3 of all US households are 2 people or less

      @@ThatADUGuy that is a good argument. Seems like if you wanted to have the same profit margin a 4/2 could be built for less money than 2 2/1s(especially a 2 story 4/2)and therefore be offered to the rental market at a lower rate but house the same amount of people.
      Notwithstanding the fact that most US households only need a 1/1 or 2/1.

      You could for sure. I don't. I wasted that space on the front unit. Another good reason to do a one wall kitchen if you can.

      Yes! Still waiting on a few final bills but yes, cost (with 1200 hrs of my free time) is right at $100/ft.

    After how many years do you guys have to do another coat of poly on the floors?

      15-20 years on average. Or buff and add a coat every 10.

      So for a person to develop and become at the level of skillset and experience that you have, one has to be in the industry fulltime for atleast a decade or more?
      Otherwise I guess the biggest hurdle in this business in today's day n age is to find reliable contractors to work reasonable prices.
      About a year ago, I called an electrician to replace a ceiling fan for me at my rental.
      *He quoted $280.00 for the job. The new fan cost $65.*
      I said OK because I was in a hurry.
      We agreed on 10:30 AM next morning so I allocated time off from my work.
      He sends me a text at 9:20 am saying that he has finished early from his previous job and he is at my place - so I have to be there.
      I said, I am unable to get off but let me try
      I reached my property at 9:31 and he had already left - not even letting me know.
      This is how bad it gets when dealing with contractors.
      I recently saw another video where an experienced developer had it all done at $275 a sq ft where he personally did not do anything - but he did have a reliable team.
      For me personally, I consulted a reputed home builder to custom build my home - he quoted $400 a sq ft MINUMUM - perhaps this was a high end work but the price was ridiculous since the construction cost to build a 5000 sqft home was $2m and that too, without a finished basement. I had to drop the plan and simply purchased a 10 years old home that fitted my needs to about 90%.
