    Here are the details of underfloor framing and plumbing, along with rough costs. Glad to pass inspection and keep moving along! Thanks Pete & Rees for the framing help, Andy and Brandon for a quick plumb job and Brian for keeping us up to par with the code.

    My job has been 3 times this expensive for all rough trades material and labor. You relationships and planning are saving you thousands $$$$

    Hard to tell from the video, but did the plumber chip away or cut into the stem wall to be able to get the sink drain in?

      Chiped it out. When the stemwall is green (first week or so after pour) a hammer will do the trick. Older concrete likes a masonry blade and jack hammer.

    Another very informative viideo! Thank you! Quick question - do you need a GC in Oregon or you can be owner - builder? Just to mention - in NY you must have a licensed GC in order to get permits approved.

      If you own the home, you can self manage the whole project.

    Hey Derek, awesome videos! Thanks for putting these out. I’m currently looking to build a 500SQFT ADU in Orlando Fl. I’m getting quotes as hi as 200000. Is there any advice you’d give someone to finding an honest and ethical GC?

      Sill sealer. It is an 8" wide foam roll that helps create an air tight seal under the bottom plate.

    Thanks Derek for sharing I’m loving these detailed vids! Can you share any tips on how you are able to finance these builds?
    Here in Socal when the banks do comparative market analysis most ADUs are only valued at 75K at the most according to my broker, and will only loan up to whatever CMA says it’s worth.

      I’m in SoCal as well, CALHFA had state funds to cover up to 40K of the soft costs, plans,permits and fees etc. But I think that money has all been distributed for now.

    When fastening the hangers to the concrete stem wall, do you use the same nails as you did got the hanger into the sill plate?

      Great question. There are no nails into the concrete. Just teco nails into the PT sillplate, then the hangers just hand down over the stemwall.

      @@ThatADUGuy doesn't that put a lot of stress in the sill plate alone? Water penetration could rot the sill and the stem wall wouldn't provide any additional support? (im dealing with a sagging floor in an adu and trying to learn how to make it bulletproof for the future)

      ​@@a104917It is a solid system. The 1 1/8" plywood subfloor goes over the top flanges of the hangers, locking them in.

    Great looking project! I'm curious why you guys chose to do a crawlspace instead of a slab when your lot is so level?

      Great question. Expansive soil, 3% slope, better insulation, better access to water and drain lines, accepts hardwoods floors way better and tradition. I do liky slab on grade for an age in place design.

    Inspector didn't require epoxy set anchor bolt ?

      This missing bolt was not called, I just did it because it was so close. The distance from j bolt in concrete to end of board was 13". Probably would not have been called, but I put the 6" expanding holddown bolt in for info. If it was a missing HD holddown that was engineered, that would have been done with allthread and expoxy for sure.

    If I wanted to do a new construction build on a new lot purchase how would I be able to see the permitting costs associated with the build? I’ve heard outlandish numbers in my area which has kind of been holding me back.

      I would call the city and a local builder and as them, based on your proposed sf and quality of finishes.

      @@ThatADUGuy will do thank you. & I also have one more question I’ve been having problems with. I have a personal residential remodel I’m working on here in california & the project has been stuck for months due to permitting issues. We had opened the wall between the kitchen and living room with a new PSL beam installed but the designer never mentioned it was a low bearing wall to the city so inspector called it out & paused work until engineer can provide plans for the PSL beam install. Engineer has been impossible to reach but he’s still on the ongoing permit. Not sure what route to go next. Hoping to get a new engineer for the project but not sure if I’ll need an entirely new permit.

      The property also has a un permitted ADU in the back that I’ll be looking to legalize but I want to get this main home competed first which has been quite the headache thus far.

      @@831lance I would call the lumber yard were the beam came from. Many have in house beam cal software that will work for your permit.

      With 6500 series BCIs and 1 1/8" plywood we get a 5 start floor.
