The residents should sign a petition together and file multiple fir's against the builder. Repairing the building is of no use, when the fault lies in basic structural integrity. No amount of renovation or repair is going to solve the fundamental problem. The only solution would be for government to intervene and move residents elsewhere. Then get the building demolished completely. Owners must be given full compensation of every penny invested in this useless property by the builder. Builder and liable people should be penalized severely for this. They are playing with lives of people. Shame on the builder !!

The problem with flat buyers is that they don't even interact regularly with other flat except some people attending the assn meeting. Each person thinks that he is someone superior to others and interacting with others is waste of time .
Only problem comes they want others to come together. Once problem is solved each one becomes strangers

If you add up all the undivided shares of the land it shd be equal to the total land.
In some cases, the builders keeps a small portion of the land himself without the knowledge of all flat owners and 100% of the land would not have been sold.
After few years, builder will build on the vacant land available in the complex and at that time it would be difficult to stop it.
We reside in Appasamy Victoria Gardens Apartment in Koyambedu, from 2000. Our apartment also started crumbling down for the past 5 years. Everywhere the plastering started falling down. It's a 10 storey building. We are also afraid to live in this dilapidated building. Govt should conduct structural auditing of high rise building every year.

Not everyone can afford own individual house. It’s not about apartment culture we should have some basic knowledge to check the quality of construction before buying. My uncle constructed individual house n that bugger used hard water resulting cracks and substandard quality so u mean to say it’s big slap for individual house buyers 😢

This building is constructed with salty water which was available at the area ground source. Hence the steel reinforcements are affected. This is the information given by the builder side. Their responsibility is to test the available water source before use. If the water is not suitable they have to use potable water supplied from other sources only.
Anyhow no remedy for this. This is not a small building.
Hence please vocate immediately to safeguard your life immediately instead of continuing in known danger!

Sir, Retired chief Engineer Rammurthy of Grater Chennai corporation told in one enquiry ,Eventhough plan sanctioned by CMDA full responsibility is only Chennai corporation local Division Assistant Engineer.
This is absolutely wrong. The Completion certificate for this building should be given only by the CMDA and only after this they can even apply for EB connection. This is as per the DCR. what the CMDA chief Engineer says is totally rubbish. I think Action should be taken against CMDA completion certificate team for negligence.
If thare are no provisions in the preasent laws, they should enact a new law to ensure that the structural audit is conducted by responsible engineers before issuing occupancy certificate..
CMDA has to evaluate the builders quality rather than sanctioning High storage approvals . Compared to foreign countries Indian high storage buildings are in fear now

This building is useless no matter how many days you stay there is a danger to your life so you vacate this flat and go and demolish it completely and build a new one otherwise there is no other option if you stay in that flat it will collapse in a few days because there is a problem when the main structure of the beam comes so you are safe to stay in that flat No. Because in this flat, when I check the interior, one year back is completely damaged, so it is not right for you to stay here.

The matter is Sub judice and in the coruts ,but the safety of the residents is prime insisting the Jains housing to provide residents proper accomodation and repair the mess can be done by the authorities , this will not affect the judicial process....the Authorities can act for the safety of the people by appraising the courts and taking prior permission from the courts or attaching the concern department into this case ...thats what will make these sort of Builders to act ...thats what i feel

Spending Crores of your money to buy this apartment is waste. My sympathy to the buyer's who are now facing the risk. There is no law in India to punish the builder if he doesn't give Quality apartment.
Better to Demolish and start a fresh, Residents can go for more FSI by paying premium the extra space gained can be marketed / Go for redevelopment with reputed builder like Brigade.

This was/is the condition of the Jains Abhineet, Villivakkam. when you can rub the wall, the cement and sand will fall off. Very poor construction and quality. Materials used are of low quality with constructed with unknowledgeable engineers.
