Jackie- listings is the way to stay alive and maximize your time for sure. I would say that buyers do need representation though. I have helped protect many buyers from bad situations and negotiation process. I do agree the listing agent can dual the transaction in Many cases, but think solo representation is best for the client. I really enjoy your content. Happy Thanksgiving
I personally disagree. I feel like what you're saying is no different than saying that listing agents will be a thing of the past because sellers can just sell their own home and do everything on their own and figure it out for themselves.
There is no benefit to a buyer to work with the listing agent. A buyer should always have their own representation.
You right, I don’t know why will anybody pay commission on buyers agent. I just deal with the seller agent and then I request to connect to the owner and if there is too much red hassle between me and the sellers agent and the owner then I look somewhere else.😂and if I ever use a buyers agent then I just pay fixed price so no commission.

I am the buyer's agent that buyers want. 20+ years in construction, I've had my own carpentry/contracting business for 17 and got into real estate 4 years ago as a "retirement package". I know houses inside and out, I've renovated them!
When working with a buyer, I can tell them almost everything that will be on the inspection report, with the exception of the more invasive parts of the inspection.
I've told buyers NOT to buy certain houses and warned them about the ones they liked but I knew were shoddy flips.
I love helping buyers but unfortunately, I just don't have years in the industry so my client base/circle of influence isn't big enough to have a steady stream on clients.
Definitely slow now, but that's because there just isn't inventory and, to speak honestly, it's depressing. I killed it from 2020-2022 and felt what what it was like to be a top producer. Now that it's slow I'm just not able to have that anymore.
As for listings, I figured that out quickly. I study and read the market a lot and most of the homes I sold have sold for well over the list. I figured out early that it is better to price a little lower than try to maximize the sellers returns. When pricing them right, below a premium, I've generated offers that were over what the sellers were initially hoping. Needless to say, every client I've had, buy or sell has been extremely happy.
Unfortunately, because of my all circle and the lack of inventory, I'm forced to make ends meet another way. It's sad because I truly love helping people. I feel like I offer buyers a service that they truly need.
I'll keep at it but man was it nice to feel successful for a short time.
Buyer's agent service is an exclusive service. If you are showing a person properties for months there is sth wrong with you. You should finish the search in max 1 month.

Maybe but I would use that time to prospect for more listings

Listings are not harder than working with buyers, they both require skills.
Within your brokerage, Hire a buyer specialist all awhile you manage as a seller specialist.

That’s sad. As a potential buyer (yes the prequalf’d 20% ready) I would have purchased if the last three agents showed more interest in my goals than their next listing. I’d rather just deal with the seller.
Thank you for the video. The issue I've been dealing with is my sellers are buyer's first. They want to find their home first and then sell and we're having issues finding a home for them. Even looking through his babies and expires still having some issues and then sometimes they come across the home they like and those sellers are looking for. This domino effect I keep running into

You are so right. I have been showing a lot of properties lately and driving around a lot, yet I haven’t been able to close any deals. It’s so frustrating when clients just disappear and don’t follow through.
But you say that you are interested in only taking on listings. So you need to devote your time to sellers. How do you have time to show buyers the house you are selling and answering questions that they have about it day after day, when you are suppose to be prospecting for more listings?
The agent that you refer the buyers to or your buyer's agent will answer questions and show the property to buyers.

im a buyer and the market is hot where i live, i dont' want a buyers agent because he can't negotiate the pricer lower. so why would I? Ill just go dirct to listing agent and ask for 3.5% discount because he would be repesenting me aswell.
@@joeballer4036 makes sense. Price is not enough to win a house these days, there lots of other terms sellers look at. You don’t need an agent until you wish you had one. Same with going with cheaper contractor vs good one, you are saving until you are paying twice.
@joeballer4036 what you don’t realize is that in many states dual agency is not allowed, meaning you have no professional buyer agent representation.
It's difficult to imagine referring buyers out if listings aren't pouring in, but I suppose they could be if you only focused on them. Great video as always.

Going on a FSBO appointment on Saturday morning. They want to try to sell it there own because of a bad experience with a realtor trying to sell it the past 30 days.
