You did not have her whole sentence/script and did not replicate the delivery. Don’t just pick some words out of a complete conversation and analyze on it instead of trying to understand the whole sentence because it will never work if you do. Practice your listening skill and change the way you look at things. Remember, winners see positive and opportunities, losers only see negative and obstacles. Hope those will help 👍. You are right on language is everything, although the delivery of it will make everything become a professional language.

These are great script recommendations. However, if an agent says they're confident in selling a persons home they better come through. There's many reasons a home many not have sold that could also be faced by the next agent. For example, the seller could be unrealistic and/or firm on the amount they need to net. That said, wouldn't it be setting potentially unrealistic expectations not knowing the problems that hindered the sale?
I would never say that I am confident that I can sell for the price they want. That is a dangerous statement. The job of a great agent is to help the seller understand the price at the listing appointment. You should not discuss price over the phone.

When an agent says I’m confident I can sell your home, what exactly can the next agent do that the prior agent couldn’t? This may be a dumb question, but I just got my license and haven’t started working yet so I’m brand new to the business. Isn’t a lot of it up to the seller? Whether they stage the home, fix up certain things, add curb appeal etc. Don’t they have to be willing to do certain things? How can an agent sell a home better than another?
What the next agent do differently is what you committed to be the best possible. You need to get trained because just watching videos is not going to make you different because everyone can watch but not everyone can learn

How would you suggest I approach these expires/FSBOs with nothing to back up my word? I will say I just joined the best KW team in South Jersey, we’re also ranked top 5 in the region but I personally don’t have a record yet. All I know is that I want to be on the listing side where the top agents play.

Once I get the yes, would I just go into the house on that first visit or schedule an appointment at a later time to go over listing and what would need to happen to and change to sell the home?

I would love to know your opinion on realtors buying leads when we are starting to see certain markets dive. In my area homes that would sell at $650,000 aren’t even selling with $100,000 price drops.
Are you using a triple dialer to speak with 10 contacts per hour? I use Vulcan and I may talk to 4/5 actual listings per hour. It takes me 1 hour to call about 50 people using the dialer.

Regardless of where the leads come from, agents have to be skilled in order to convert them.
