My problem is, I promise I'm different than the last agent but when I get there for the appointment, it's pretty much the same game plan as every other agent. We all know what makes a home sell so all of our listing presentations are pretty cookie cutter. If we're honest, the main reason it expired is the price was too high. With that being said, how do we convince them they need to lower the price when you know dang well their previous agent already tried to do that?
if the game plan is to put the sign on the yard, put on the mls & pray it sells thats the same game plan. there’s no convincing, you show them the market and if they are unrealistic you can’t help them… mr seller 3 things can happen after our meeting 1. i may decide not to take your listing 2. that everything I say makes sense, we will do business together or 3. you may not hire me… although my goal is to get the listing, I’m still ok if I dont list the house if absolutely realistic…
@FindHomeWithJen (Real Estate Agent) I understand what you're saying but I'm referring to all the agents that know about things like professional photography, matterports, geofencing, circle prospecting, etc. I agree not all agents do these things but I'm not trying to compete with those agents because I already beat them. It's the other 80% of agents (at least in my market), that do all the right things. I'm asking how do you differentiate yourself from the ones that already do everything I'm going to do? You really can't and that's why agents are starting to cut their commissions on listings.

Here is this one objection I just got and wanted to get your take: "We just re-listed with the same agent" (really? and your agent left it on 'expired' so you had to deal with a ton of calls?). I didn't say that.. but what would you have said? I just said "Good luck this time around." SO LAME!
I’ve watched so many of your videos and I can not find a video where you talk about what you will do different for them if you get the listing. What special thing can one agent do that the prior agent didn’t do?

Hi Trevor, even if you haven't sold any homes yet, you can definitely say that you specialize in finding buyers for the properties you list if you are actually doing that every day.
