These all in costs are nuts. Just trying to get someone to pour three concrete steps costs as much as what you paid for the side walk and patio!

I got another question sir, do you have live streams or like courses or something to like teach people like the entire basics , and vocabulary because for me Ive never heard those terms and um Im a bit lost when it comes to the first stages of the build with wll the little cabels and different solutions and words, if you could go more in detail and make a video about thet or tell ke if you have another video about that, it will be much appreciated
Hey, been loving the series. I have a question about access. My back yard doesn't have any car access😢. Just two 5 foot walkways. How would things like excavation, concrete pours, etc get done?
We do it all the time. Add about 5% to the project for hand labor. Concrete can be pumped, wood taken back by hard etc. Also consider taking down a fence and paying your neighbor to let you use access points if possible.

Hi! Very interesting, thanks! For the wall panels, what did you use? Is it plywood or some other kind of fiber board? (I'm not in/ from the US.) Just out of curiosity, for your next builds, would you consider using SIP (structural insulated panels) or EPS (expanded polystyrene) panels for the walls? Thanks & cheers!
I do like both of those wall systems... but in S Oregon most still use traditional framing. 2x6 wall, OSB or playwood sheathing and r23 fiberglass batts after pluming, electrical and hvac are in.
@@ThatADUGuy had to Google what OSB was. Learned something new today! 😊 In my country, the more modern ones don't use wood framing anymore due to issues of rotting, water damage & termites. They now (usually) use metal studs/ metal for framing dry walls. There are some very few adapters of EPS panels or AAC blocks, but most use concrete/ CHB for walls of homes. Cheers!

Noticed that in between the ijoist you did not a put cross member, my though was that having that would make it more sturdy, thoughts on this?
You can block that area but not needed.
How did you affix the framed walls to the sill plate? I don't think that was shown in the video.
With sheer nailing through the wall sheathing.
@@ThatADUGuy Just want to make sure I understand. The framing itself isn’t bolted to the foundation? The base of the wall sheathing is nailed into the sill plate where it overhangs and that’s enough?
When you have lumber delivered. Do you have it all come in one trip or in Phases?
Great question. I like it in multiple drops as we need it. Floor pack, wall pack, roof pack and then windows/trim/siding but we are only a few miles from our lumber yard.
@@ThatADUGuy Gotcha does that change your cost dramatically or does the lumber yard accommodate? This is so helpful buy the way. About to break ground on 960 sqft ADU in Cali next month. Attempting to do owner builder route with Subs.
