A mini greenhouse on the roof would be dope have your hot tub, some fruit trees and a lounge area int he greenhouse so you can enjoy it all season long maybe
i was going to say fruit trees may breach the weight restrictions but if he can have a hot tub should be fine. especially if he keeps them under 10' tall

Make a cost breakdown of how much you actually saved by DIYing most of the stuff!
& potential income from custom side jobs when the shop hits 'production status'. You could setup a dual run for each item made & use etsy to sell each crafted piece. Pretty sure you have generated interest & demand for your work. That bathroom sink is gorgeous btw. Also see some Hostel or possible Airbnb function with the spare BR + the Deck area begs for tiny concerts & collabs with local musicians, pop-up chefs massive potential there. Your already to commercial code so.. Ziploc guided entry to the 'public' space etc. etc,

$700 thousand for over 6000 sq feet is a pretty sweet deal, especially when it includes your business as well so you can write off a certain amount every year. Even if you mortgaged it for $300 thousand, you still end up paying a monthly rate of well under $3000 for a home and business. I can't imagine doing much better in Chicago on a rental.
Totally agree! Why is this comment so far down?!? Honestly, less than 20% over budget ($700k versus $600k) is still par for the course on such a massive renovation.
And, if @Modustrial Maker is worried about cutting it close, he might rent out one of those rooms. Perhaps make a deal with one of the contractors he's worked with, that wants a nice place to stay and would help w/ remaining work.
Not only that, but if he's smart (which I pickup he is) there are multiple business opportunities from furniture building and the space/tax break there in said space under a different license and business name, film editing business under it's own name and entity for upwards of 600sq ft for a home office, filming and production of video content and that dedicated youtube studio space under this name and it being its own entity: Shit, he could do an urban farming channel with many possible tangents as well.... it's really quite diverse and plentiful of the breaks he could receive today, let alone where he and his gf could build that into with her own businesses as well.
Would be interesting if he could share the estimated new value of the property, and again at the end of the build. I’m sure he’s built quite a bit of equity already. It’s been fun to follow along in the journey.

I mean that is a LOT of money but let's be honest, you've got a 6000 square foot building to do what you love. I'd absolutely love to have a shop space like yours, the house part is great but your workshop is where my heart beats a little faster.

Yes. hGTV is way too much about wow pretty finishes. Real world is about space planning and building. Finding the right shade of periwinkle for the wall is not nearly so big a deal.

My sister had a black walnut tree fall in her yard. She paid a tree removal company to take it. She then found out how much it was worth (but too late). They should have paid her!

People think trees are worth alot of money but unless you pay to have it cut into slabs, then kiln dried, knowing that almost no one has those capabilities you're not making much if anything
Black walnut slabs go for big bucks. But even oak trees are worth good money. A lot of people will pay u for the tree or at the very least cut and haul it for free.
Used to run a commercial construction company with over $20 billion in projects in our portfolio, so I know a little about this. Most commercial construction has a 20% buffer for cost overruns and usually exceeds it. Given that, you are not doing too bad.

1,5 years ago I moved into a way bigger home with my gf. We're also still not completely done with buying and building new stuff. This abandoned building series accompanied me for so long now. It's so good to see you being able to finally move in as well and I'm highly excited to see how you are going to design your interior.
I really appreciate the pop-up of the floor plan with the marker showing the transition from space to space! For large spaces like this, it makes visualizing the building so much easier!

When the interior is complete, you should do a complete walkthrough with no cuts, so we can see what it really feels like to navigate the space.
God hearing the total costs for everything almost brought me to my knees in just shock. What are your plans for recouping the money spent? Are you going to sell old DIY projects in order to make space for new ones? The least you could do is take more sponsorships, Hell I'd sit through 3 minutes of ads for this because I love this channel and seeing all the creativity and learning more.

With that roof, you need to spare some space on Solar Panels and save on energy, especially for you that will always have a project that consumes a lot.
Questions:
Have you thought about doing a dumbwaiter system? I know this would be later in phase two or after everything is done, but I guarantee you routinely hauling groceries up those stairs to the kitchen will be a pain in the butt.
Also, which is going to be Karmakatt's room? You know, with a gigantic (homemade) cat tree and his box and such.

When I heard "powder room", I was like "where's the girlfriend". Really happy for you man.
And now the His and Hers closets will both be used from the get go! It's a funny thing because when he first revealed he wanted those I was thinking "I hope he gets a girlfriend then!" and now he does! Really happy for him!
I kinda want you to save that wooden table that you are using as a kitchen counter, something to remind you of the original state of the room/building.
You could do a kind of restoration project on it!

@@is6781 Yeah if he was to hire contractors, the cost would already be around 1 Million
Real estate in Toronto is far more expensive. There’s no way you’d get a building of that size, even in that condition, for $300k even in Toronto’s worst neighbourhood.
Will Girlfriend Kat also be living with you? I thought that was the goal initially, but your walkthrough of the house only seemed to budget for one person presently. Or is that a "later when it's finished" thing? That's actually been at the back of my mind the entire time, since you started talking about moving in. You seem like a tough guy who can happily "squat in his own home." Speaking as someone who lived through years of major construction work as a child - that gets harder with a family.
