      2016 లో 35 laks 8 years after in 2024 80 laks (75 laks on spot). Rental gain in 8 years 12 laks.
      So 35 laks appreciated to 87 laks.

    It depends on Age when you plan...
    At age of 25 , never plan to buy....Stay near to office on rental house, and Save 15k to 20k in Mutual fund for 15-20 years. Plan a House at the age of 45 to 50 when your children are about to start earning...same applies to your children.

    The other aspect of living in a Villa is the elderly parents stay in ground floor and children and grand children stay in I st floor because of convenience . But a sort of Isolation between parents and children occurs . Safety point of view also , if the family goes out many days , probability of robbery exists though with security

    Buying an apartment in gated community will cost approx 1-2 cr hyd, plus maintenance cost of 3-4k, with so many restrictions, most of amenities which we pay, we don't even use it. Dominated by some people and too much politics. While this scenario comes to gated villas as well.
    My opinion is buying a land and constructing 2 portions. One for yourself (rent) and other as rental (emi benefit). This case you can grow.

    For living, If you have school going children and can affort a villa in a society then that is well and fine if not then go for a flat in the society. So that your children will grow with all the amenities and with good exposure with all kinds of people. If you have grown up children opt for a independent house out of the society. For investment purposes opt for plots.

    Independent house faar better than apartments, being an apartment owner, it's very vaste of money.... Monthly maintainance committee fights , alll repairs.... After 10 years no banks will give u loan on that 2nd hand flats👹👹👹

    Buy 1.2 crore flat and pay 2.6 crore EMIs in 20 years. If interest percentages increases then you will end up paying 3 crores to bank. After 20 years you will get the apartment but it’s worth won’t be greater than 1 crore (Depreciating asset). Better to stay in rent, you will be more profitable😂. Upcoming years apartments market will drop significantly.
