    Every real estate person will always spread positive rating. That is how they will increase land rates based on mouth publicity. He is talking about soil testing but he hiding about water problem. How will all those floors people will get water resources and where will drainage go in to city. Building more residents in short space is disaster for buyers but good for sellers. Yes, rates will increase due to mouth publicity.

      Bro rates don't increase with mouth publicity they increase due to demand. Because Hyderabad is the center of India many north indian n south indian people are migrating for the sake of job n business opportunities. These people preffer to live in societies not in individual houses. So there is demand for society flats.

      @@samn287 What ever the reason brother, we should remember that if land rates keeps increases, then cost of living also increases for all of us. Similarly inflation also. In short, in the name of development we are increasing our cost of living. Poor and below poverty people cannot survive. Only people like sellers and buyers will be able to live. Due to this high cost of living most of the people in Hyderabad are not even eating enough protein and vitamin foods. Because their whole salaries are going for rent only. It's not a demand, it's a business doing hack. It's a marketing strategy. Please try to think from the other side too.

    ఎక్కడ ఇన్వెస్ట్మెంట్ అనేది youtube లో చూసి పెట్టకూడదు. Knowledge ఒక continues process. నీ దగ్గర డబ్బులు వున్నా ఇన్ఫర్మేషన్ నమ్మేది గా ఉండదు. హైదరాబాద్ లో ప్లాట్ అక్రమణ భయం, అపార్ట్మెంట్ return రాదు, villa కొనలేము.
    చిన్న budget ఐతే ఇన్వెస్ట్మెంట్ చిన్న town కి shift అవ్వడం better అని నా opinion.

    Big noooo. Plots or flats aedi konalanna road meeda okka purugu koodaa thiragani, kirana shop medical shop leni areas lo ekkuva unnai. Konchem developed areas lo rates high, ground water pollution problem. Rera ni ee rojullo namme siruation lo lemu. Oka 3 to 5 yrs aagi 10 floors lo, construction quality, environmental clearence unnavi ,sustainable anukunevi konte better.

    I don’t understand, in Madhapur/Hitech City where tech companies present land rate is 1lakh to 1.5lakh per sqyd and in Tellapur which looks like outskirts there land rate is 1lakh per sqyd, doesn’t this look like over hyped market?

      The difference will be there because Madhapur / Hitech City are areas which have Companies - providing employment. Where as areas like Tellapur are Residential areas, as Infrastructure improves Prices Rise, this is the reason, when you plan to invest, you should invest in a place where there is High Scope for development, which has not yet happened, but, will happen in 4 to 5 years time, this way you will get Property at Low price and Prices will increase as development happen, hope this helps

      @@SrinivasKandi_FP I know that. that is the point I am raising, nothing is there in Tellapur, how come land rate touched 1lakh per sqyd. Where as in Bangalore, comparatively similar areas like Tellapur, rates are around 45k-55k. Prices were not justified in Hyderabad

      Still there are flats between 40-60lakhs near by core hitech City, but irony is people will judge by its appearance. Every one need good gated brand, but in 60lakhs which is impossible. optimize as per budget and go ahead

    plot appreciation takes time ex: 30 plot lo pedute it will take approx min 10 years to see good retursn
    flat appreciation is faster and huge ex: 90L pedute it will take 3 or 4 years to double or more also
    according to that logic which is better
    both the places we need buyers right ?

      Price Appreciation does not have anything to do with a Plot or Flat, it all depends on the Location and Infrastructure Development happening across that location. Flat will have Depreciation Value and Extra Costs involved, where as a Plot has only Appreciation Value and No Extra Costs....and yes, you should always go with a Company that has Reputation, Experience and In a Gated Community

      @@SrinivasKandi_FP yes but there is no plots availability in prime areas .. even if it there that will be in acres normal ppl can't even afford those .. plot in remote places like Yadirgutta or shamshabad or vansithalaputam are more cheaper.. but appreciation takes 10 to 15 years to see a good return.. where as flat in prime area like kokapet or kondapur or narsingi.. invest 1 cr and u will get 1.7 or 1.8 cr in 3 or 4 yrs span .. almost double.. am talking about tier 2 or tier 3.. tier 1 ofcourse investment and returns are huge...

Areas you mentioned were remote and no one wanted to invest in these areas 20 years back, ofcourse development takes time it's natural, but, a person who has a foresight will take the decision. Even when you invest in Stocks, MF or Gold they have their own risks too, but, if you see Real Estate it's the only sector which consistently gives good ROI
