So instead of paying every month interest and principle amt of approx 60,000 you are only paying 10,000.which is saving each month is 50,000 or 6 lakhs in a year or 30 lakhs in 5 years. And if u want to be even more enterprising, invest the 50,000 on a plot where u can pay for it in monthly instalments. Sell this plot in 5 years and You will easily get double the value. With this money, buy the apartment right royally as the new apartment will not increase very high in 5 years time.

In bank web site go to your loan account ,and choose the option of flexible payment. For ICICI bank. You have to pay min 1 Mont or 6 months amount .
