Hi Ramprasad garu, A key note is, You're comparing open plot which is 60kms away from city VS flat in city, which is WRONG comparison.
You should compare Flat with Independent house or Open plot with in the city and provide the analysis.
18lacs flat in 2011 has became 36lacs in 2022, where as 8000 per square yard in 2011 has became 75000 in 2022 .
This is live example of KPHB, MIYAPUR areas.
So, Please compare 2 proper things and provide analysis.

Exactly at retirement stage, if your flat is old as fuck. What will do with the amount? Buy new flat? Seriously people think they can buy flat at that age without bank loan. Also for building new building will take money too, which will be way less then building small house

Real estate builders always support flats because they earn crores of rupees with poor quality construction. These are all wrong calculations. A plot worth 2800 rupoes per sqare yard is now 12,000/-. In penuguduru in east godavari district. This is the universal truth .

Present day u have to invest 1cr on Apartment which is (30 times higher than 2001-02 prices) which will never yield appreciation.. once apartment gets older, u will find very difficult to find buyer at purchase price.
On buying an apartment u will enjoy rental yield of 3-4% which is lower than FD.
My advise is never ever invest in flats.. Commenting based on my personal experience (learnt a life lesson never to invest in flat)

Be practical in ur calculation (if a 1cr flat to become 5cr) in 10 years it should appreciate every year by 18% which is a hardly impossible.
Are u expecting apartments to give 18% annualised return when banks are offering FD’s at 6-7%, avg annual return on gold is 4%, stock market indices (nifty n sensex) at 10%.

I think we need to consider other factors when we buy PLOT.
We can buy plot in 5lakh but not flat.
We can buy 5-10 lakh plots in 10 places so it can grow or less but overall we get good amount.
We can sell one or two when we required money where as flat we can't sell like this.
Plots has less maintenance compare to flats(as flats has repairs, maintenances, other charges).
There are others too.
I'm not sure if some experts can answers my above questions which will help me to plan my future investments better.
