  • This is a full walkthrough of our 525SF detached accessory dwelling unit (AKA oversized tiny home) in Easthampton, Ma. We discuss design considerations and how the new home is being used. This will help you design and plan your backyard tiny home or ADU.

    Very well designed! The only thing that could possibly make it even more perfect? A small front porch. Perfect for enjoying on balmy summer evenings and in the winter, a place to shake off rain or snow before stepping into the home.

      I'm looking at ADU's to build on my property for my mom to move to. I just renovated my house and added a large front porch. If I had something like this built for my mom, I'd do it in the same colors as my house with dark bronze windows too. My very first thought was exactly what you said, that it needs a front porch!! Not a huge one, but it needs one for sure!

    Looks lovely and I really like the placement of the stacked washer and dryer. However, I would like to see the kitchen reconfigured so there is a window above the kitchen sink. I dislike facing a blank wall when handwashing the non-stick pots and pans and I'm sure lots of other people would dislike this too.

      I watch my iPad anyway. Don’t even use the window. I think it’s a waste of a window.

    Nice little home, but ...
    - The price point is ridiculous! The people who who most want and need to buy it can't afford such a high price.
    - For an ADU home, it's missing some necessary features.
    + Open space under sinks so people using wheelchairs or rolling walkers can pull up to the sinks.
    + A large level entry shower for easy access for the disabled.
    + Front loading, side-by-side washer/dryer, in the kitchen area, so the disabled can access both machines.
    + Put a utility closet in the living room, in the far corner, and against the back wall to house the washer and dryer. Put a couple shelves over them, and put a folding door in front of it.
    + A counter-height microwave oven for easy access, and it should also be taller to handle large serving bowls and large casserole dishes.
    + The coat closet should open away from the front door, so it doesn't block the area.
    + For safety's sake, there should be a back door. It can replace one or two of the back kitchen windows.
    + The a/c shouldn't vent right over the bed. It's bad for joints and muscles.
    Regarding room arrangements:
    - If you make the oven 3/4 size, with 2 or 3 burners, and move the sink into the corner angle next to the oven, there will be room on the sink's other side for a 3/4 sized dishwasher.
    - Put cupboards over the toilet.
    - Rotate the kitchen island 90 degrees, or put it on wheels.
    Personal configurations I'd do:
    - Put my bench chest against the back wall of the living room, and next to the utility closet.
    Put my kitchen table on casters, and up against the back wall of the living room, over the bench chest. If more seating is needed, the table can be slid away from the bench chest. This location has room for the kitchen table, and places it in the kitchen area.
    - Put a tall chrome shelf unit against the outside back of the coat closet, for additional storage, if there is room for it there.
    The rest is just how I'd want my living room and bedroom furniture arranged, but from what I've seen here, I could get this place to work for me, except for the astronomical price. Does this price include the land? For what you are charging, it ought to. I don't need to buy the land, tho, as ,U have relatives with a beat-up cabin that needs replacing. It already has electric, water, and I think it also has a septic system. They live in the main house, and are kicking around the idea of replacing the old cabin with a shed home for me, but none of us can afford the outrageous prices of you ADU homes.
    Well, they are both handy, so if they do get a shed home for me, it will probably be a shell, and they will build the inside of the house. That might make the shed home affordable. I hope so

    Beautiful! I love the washer/dryer in the closet. I am preparing to retire and wanting to down-size but am concerned that a tiny home may be too small. Something like this would be perfect. I need this in Alabama too!

    The only thing I would change about this house is the washer and dryer location. Instead of the coat closet next to the kitchen, the washer and dryer should be inside there instead of the bedroom. I would not want to open my closet and have a washer and dryer in there. Lol....ijs

    Really weird for the W/D to be in the bedroom closet. It should be near the kitchen. Other than that, cute for 1 person.

      I don’t know about you, but I disrobe in the bedroom, not the kitchen so this seems like a brilliant design feature to me.

    Love everything about this house except the washer dryer in the closet. I'll be concerned with moisture coming from the heat from the dryer. I'd rather have it located near the kitchen area.

      The dryer is vented directly outside so all moisture is expelled outside. But it could still go in the kitchen. There are really neat all-in-one machines that fit under a kitchen counter like a dishwasher.

      @@chrislee611 Oh, no I don't want the W/D sound in my living space as I do now in my mobile home. Sometimes I can barely hear music, or conversation. So I'd vote for W/D in either the bedroom OR bathroom. Beautiful, simple and spacious design.

    I wish they'd showed wall opposing the side where he said a couch could go. That wall would likely be where my TV is. But it looks like there's a big window there. I'd be more concerned about people seeing my TV through the window then my couch.

    Love this space, however; can the front closet door be left opening instead of right? If you're coming inside you have to walk around the open door!

      I thought that was odd too, and if you watch the video again....when he shows the closet with the front door open, and when he opens the closet door, he almost steps outside. That kind of made me wonder what kind of space there is to open the door. Your suggestion makes more sense. A coat closet is a must have, in my opinion. I have viewed so many of these small houses, as I am going to be building one for my mom and many of them look great but have no closets! I also noticed that it looks like they put it on a full foundation, but I couldn't figure out how you'd access it. He never addressed where the hot water heater would be either.

      You are not the only one to say this! We had the coat closet open this way to force people into space outside of the bedroom and bathroom when they are transitioning from inside to outside. We wanted to reinforce the purpose of the hallway space outside of the bathroom and bedroom.
      But- we totally agree that there is value in having it open the other way. Especially if you store cleaning supplies in the closet and when you come back from the grocery store.

    I'd actually prefer slimmer/NYC-apartment-style kitchen appliances to make the kitchen smaller, so that a dining table can be added. On another note, one of those big windows in the living room would have to go, to make room for a big screen tv. Other than that, this AUD is perfect.

    You live in it! It's like living in a pigeon coop. How can you people say this is beautiful. You didn't see the house with furniture in it, did you? Because you wouldn't be able to walk around comfortably. He had to open the front door to open the closet in the hallway. You can keep it. You will own nothing,” as these structures will be built upon government and/or privately owned land for the people to rent. They will be in 15-minute cities. The 15-minute city is marketed as a futuristic town where everyone will live within 15 minutes of essential services. Some may say that large cities already meet this criterion, but the difference is that people currently have the ability to own their properties. Excess will not be possible in ADUs due to size. The World Economic Forum is also proposing more “micro-housing units” or “plug-in houses” that will be no larger than 500 sq ft. Cars will be unnecessary in these sustainable cities, as reducing fossil fuels and sustainability is the top priority. They want to enslave us. Do not accept this as a solution to housing.
    WAKE THE HELL UP!

    This would be a dream for me. I'm on SSI, and looking for a place. I'm a stage 4 larynx cancer survivor, and dont want to live totally alone,and this would be perfect. The last 5 years I've gone back and forth between Georgia and Virginia, to basically stay a few months with 2 of my grown sons, but its been difficult. My son in Virginia is active duty navy, so it's not always easy for my daughter in law for me to be there. Georgia is home,and right now I'm staying with my youngest son and his wife. I'm just basically staying in a small bedroom, but appreciate they let me stay here. But this little house may be perfect to put In their back yard. My issue is money. Living on 700 a month is really difficult as you can imagine . I don't know if you may have a payment plan or something like that. If someone could let me know I'd appreciate it . Thank you

      Because you can always add a less permanent option like blinds or stick on rice paper. And, if the window has a private view, some people like looking out of it while doing their business :).

      In New England we are doing this for 135k, ready to move in. I'm not sure what the cost are in Vegas, but I know I CA its closer to 200k.
