    Hi there! I am Joseph.
    I have been an immigrant / expat living in central Portugal along with my beautiful girlfriend Mariana for eight years now.

    Hi there, thanks for the video. Would you be able to explain the difference between habitable land and rustic? also it would be useful to have this kind of info on the description so that people know what they're looking for. From what I have seen there seems to be a lot of confusion on these, some people say it depends on the area, others say it depends on the local council itself. I have also seen comments/conversations where people talk about building habitable square meter where they're not allowed to. Anyway I think this kind of information would really benefit people looking at these videos. thanks

      Habitable, you can live on it, rustic, is for farming, can't live in it. There are some minor exemptions for older buildings, you can't live in them as an agricultural support building, but you can stay in them for up to 9 months, but if you go to put a kitchen or a bathroom than it is no longer a an agricultural support building and you will have to tear it down and you lose thatolder building exemption. The older building exemption is more for farmers to stay with livestoock or during harvest for a few days if there is something that requires attention.       Hi@@deanomac99999 thanks for the insights. In the case of the property above 'granite for sale' what does that actually means? is it habitable or rustic? Also I have seen here on youtube europeans moving to areas around fundao (giving the cheaper price of land) and setting up yurts. Can you have a rustic land (assuming these are cheaper) and live in a yurt? or a campervan?

      @@piloadami_ Just scanned through, he said it was registered, but not specifically if it is registered as zoned as habitable. If it is zoned as habitable there may still be restrictions on the size. They don't really show the house so I doubt it has a kitchen or bathroom so I am doubting a little bit about if it is zoned as habitable. If you can't live in it, you can't live on it, that would include vans, yurts, etc. This was the video that goes a bit more in depth about the rules around it. ua-cam.com/video/EKKfG0B7h7Q/v-deo.html Now with that said, you could do it illegally, not sure how long you can get away with it, some areas are not habitable because they are in severe fire zones, so something else to watch out for, or have to learn about. Given the price, I doubt it is habitable, but could possibly be zoned that way.

      This property can be lived in and built upon/extended. It has a pre 1951 certificate also :)

    Love the views on this farm. Not sure how you found each other but you two make a great team. Andre's knowledge and your enthusiasm and ideas on what could be done with the property. Definitely need you two in my corner when it's time to buy.

    This is a lovely little property. I enjoyed the mushroom & foraging lore (Andre's a treasure!), but I was disappointed to get a clear view of only 2 of the 4 sides of the ruin. I checked to see if there were any photos of the rest of the ruin on the "Farmer For Fun" website; but didn't see this property there at all.

    Map @ 2:35 Nice property. The mimosa's are invasive, so you'd be doing the environment a big favour removing and using for firewood. Another plot added to the wish list...

    Thanks for all the information, a question, you make énfasis in the ruins, I know that you can't turning down, but can you ignore it leave it alone and construct a house in other place of the property?

      Hi there!
      great question, you can completely tear them down if you want to… I wouldn’t recommend doing that as you’ll lose the ability to reconstruct them without an architects planning. You can build a new house, but depends on the farm, some you can and some you cannot, to find out whether you can and by what size you can, costs around €150 😊

    Is there a license for living on the land this ruin looks like for storage only or for couple of months per year for harvesting?

      Hi there, it is probably a couple of km from the nearest sizeable road, maybe 600m from a small country road, certainly no road noise from this area, a bit of wind noise in the audio on this day though as it was breezy! :)

    Will the land be cleared by the seller before sale?

      Not by the old lady who is the owner, most likely. 😀 But i understand the question. You can always ask if they (maybe family) want to do it.
      But my guess is that it's for the new owner to do it.

      They are in the process of changing the PDM as we speak so you would need to speak with a local architect or the town hall urbanisation department to know exactly what could or could not be done

      The dog is probably not used to seeing people there at all. He will get used to it if someone is there every day. Well, normally speaking, with an average dog.

      @@Farmerforfun yes, i did...which it means that when someone approach the area the dog will bark to heart content.

      You would have to jump the fence first for that to happen, as he is on the neighbours land, I went to talk with the neighbour and let him know what we were doing on the land whilst also making a fuss of the dog, then when we left the dog barked for maybe ten mins because we were no longer making a fuss of him :)

      @@Farmerforfun It is probably better for everyone around that property if someone doesn't buy that doesn't want to hear a dog bark. No one wants to listen to someone complain either. I have a friend who raises animals for meat, and she said some people moved close to be out in the country, then started complaining because they didn't like the way the farms smell.... hahahahaha.... just saying.       I can tell you about the mushrooms I eat in the USA, and the edible ones are safe raw, the poisonous ones are not safe no matter what you do with them. Some people might not feel safe eating them raw, depending on where you find them. It is kind of like some people feel ok eating fruit off the tree, some do not unless it is washed, and even cooked. I am sure you could find someone that would tell you not to do it, so, like usual, I always tell people to do your own research, and always go by what you think, what I mean by that, is if you read it is ok, but you don't feel comfortable doing it, then don't, trust your instincts too!
