So, on lot one, can you build right next to the river, can you have a dock, can you use motor boats on that river? What is the local cost for building a new, smaller, home ?

A dock is not allowed but there are docks in the area. Boats and water sports are allowed. Building cost can range depending on region, type of house, finishes etc. but an average cost is €500psm.
Very interesting locations on this channel - one criticism, why do you never even peek inside these ruins - if anyone was interested in a purchase they would want to gauge the extent of works needed by reviewing existing conditions inside.. Its strange that you dont even bother getting closer to the structures!

Clean them trees and plant corn, maybe barley, invent a special harvester and make a fortune.
