Oh my gosh, my little town of Seymour is #1?? I love living here. I'm 20 mins from Knoxville, Maryville and Sevierville, and the views are gorgeous. I just hope more people decide on the other cities. I want to keep the small town vibe! 😊😊
I agree 100% with your #1 choice. I lived in Seymour and worked in Knoxville a few years ago. It's a great little area and convenient to Knoxville and Sevierville.
looked at all these areas but settled on just outside of Clinton.. Very rural but about 5 minutes to Clinton, 15 to Oak Ridge, and less then 30 to a number of other towns including downtown Knoxville.
i am from Illinois, plan on moving there in near future and definitely by retirement time. i love the Smoky mountains so want a town close to there but also has a small town feel.
J&B in the Hills is a couple that has a YT channel - they're from WVa, but they spend a significant amount of time in East Tennessee in Sevierville, Pigeon Forge, Gatlinburg, etc. They do reviews of some of the fantastic spots in TN. They do go to Knoxville and Memphis on occasion too. They love Dolly (everyone loves Dolly!) and Elvis so they hit some fun spots for food and events and fun!
When driving around all of the Knoxville area, East Knoxville seems to come off as the low income run down areas. With all the realistate growth coming into Tennessee, do you think this is a great option to invest before prices grow out of reach for middle class income? My family and I are moving down in July and renting regardless of the interest rates increasing so that we can just soak in Knoxville and really learn the areas before we buy or build our next home Curious your opinion for a young families security and growth options and potential areas that will driving growth in internet service providers where there might currently be dead zones .
The only issue with _East_ East knox, like Straw Plains/Kodak area, is that while it’s absolutely gorgeous up through there (I lived in straw plains from age 11 to 18) the schools are true garbage. So investing in property is fine if you’re not going to be relying on those dummies to educate your kids. I moved here in 6th grade already knowing Algebra and it broke the middle school I went to. I was in every AP class and I scored in the 99th percentile on all my standardized tests but they would just reward my high scores with giant stacks of work sheets in a daily “packet” printed out by teachers who were also typically evangelical and always inappropriate. Not a single one of those teachers mentioned college once, and I never met my guidance counselor. My “introduction to business and Econ” teacher accidentally shot herself in the stomach once. She also told me I was “going to hell” bc my mom is catholic. No school program is treated as separate to or more important than the many, many rinky dink baptist churches littered throughout. Great place to retire, sure. Bad place to start out. Louden county has a great school district, and it’s beautiful from what I’ve seen. I currently live in Norris, which is an amazing place. There is also a magical little area where Blount county and south Knox county meet, kinda around Alcoa and Friendsville. Beautiful, wide open spaces. Truly anywhere in East Tennessee will be beautiful with plenty of lovely views and nice houses that might be right next door to a burnt out trailer husk- I think where you see the quality of the people in a community, like the vibe of a place- is in how good the school is and how many regular, well funded options kids have for joining in on structured, non-religious group activities with other kids. _that_ or you just go to their Walmart on a Friday at 7 pm.
@Carol Granados....My older brother lives in Madisonville, it's very small so it doesn't have a mall, but has a Walmart and several smaller businesses, as well as some fast food joints, several restaurants, a few banks, and a few gas stations. Madisonville definitely has a small town feel-i'm not gonna be able to say that much longer about Maryville, because it's become too crowded, and quickly-and the land is very pretty going towards the mountains. Tellico area is also very pretty, and there's even less really going on there than there is in Madisonville, and a lot of people who live in Tellico often shop in Madisonville or Maryville or Vonore, because all three are actually fairly close to one another. I live in Maryville, and I drive down to my brothers place in Madisonville at least once a week via HWY 411 South, and I'm the way I usually pass through Vonore, then I passed by where one would turn to go to Tellico, then about 8 mins later, you've arrived in Madisonville. Also a lot of people I believe that live around Tellico might actually go shopping in Lenoir city in Loudoun County too, As it's not far away either. The great thing about any one of these aforementioned towns is that all of them are fairly close together so if you want to get further out away from people, you don't have to really worry about being so far out that it takes you a long time to drive to a store. When I drive from Maryville down to my brother's house, it usually takes me about 25 minutes, one way.

The new build community called Creekbridge had caught our eye. What are Your thoughts on the impact of that industry in relation to the Creekbridge area? I'm from Maryville (West Maryville, and I literally live within the city limits) and I'll tell you that, in my personal opinion, traffic has become terrible. The Amazon facility you were speaking of is only about 15-20 minutes away from my home, and yes there's gonna be lots of traffic; fortunately it's right next to Alcoa highway so that might help a little bit-which they've also had to widen the part of the highway next to where the facility is- Smith and Wesson is around the Middle Settlement and Louisville area, and that's more in the county, but the side roads around that area will be congested as well, especially since they're already congested due to people going to and from work at a manufacturing plant down the road by the name of Denso. People have been moving to Maryville pretty steadily since the early 2000s, but since the pandemic began people have been flooding Maryville, and we've actually had to widen and repair a lot of the roads, and several of our secondary roads are still under construction to try to keep up with the higher traffic, and way too many of us in this town can't drive well; sometimes that includes me too. 🤦🏻♀️😂 Also, housing prices and cost of living are going up, because because of the demand of new people; lots of land and homes are being sold without people even seeing them first. If I were you I would look up the stats for Maryville Tennessee before you actually commit to moving to the city, because it might be that it's growing too much for you, and you're looking for something smaller, or you could be from a really large city and the size of Maryville would be fine for you and yours. I can tell you that the people are generally fairly nice, and everything is pretty conveniently located, there's lots of shops and food places, and of course, there's lots of outdoor activities, and the land is very beautiful, particularly The Smoky Mountain National Park. 💜

Hi! Sorry for delay - great question. Tellico Village is a community that offers several golf courses. TN National is really nice as well. Wind River sits opposite the lake from Tellico Village and has some nice golfing options as well. These are the big golf communities, but there are of course one-off golf course scattered through the East TN and Knoxville area.

I can completely understand why, I wouldn’t want anyone moving there either. I want to move to TN so badly, but want the TN of 20+ years ago. I’m a Christian conservative, and want to go there for those reasons, to be a part of what you have- not to change it. And now it seems it’s all liberals moving there. I’m in Michigan and cannot handle how blue this state has gotten, plus I seriously can’t handle this weather anymore. Winter depression for 6 mths a year 😭 Won’t be able to move anywhere for a couple more years, by that time TN just won’t be the same anymore I’m afraid, not sure anywhere will be. Liberals are jumping from state to state destroying every single one they go to, spreading worse than Covid. 😒

As a Tennesseean that has a family that has been here since the 1820s, I'd have to agree. If you think East Tennessee is bad, you should see middle Tennessee right now. No one can afford to live here. More importantly, it is absolutely killing the state. The people that I knew as a kid were so much nicer. Now you have traffic everywhere and where you used to see people being willing to take your time and hold up traffic to take a left turn, now you have people honking at you if you aren't darting through cars risking your life. People used to be so much nicer. I do often wonder where I should go to escape the cities these days. Love East Tennessee. It's the only part of Tennessee that I consider to really seem to have Tennesseans anymore. Everywhere else has basically become a combination of California and Michigan. Just trying to figure out where I could rekindle more of that small town vibe where everybody knows everybody and there's more of a sense of community. Plus, I love Weigels and Ingles; man, I wish we had them out here. I just kind of miss those Southern vibes, but everything over here got bulldozed and is brand new. I mean, I don't want to complain too much. I did go to a fantastic high school, but it's just not the same. I felt like Tennessee used to have a lot of soul and at least for middle Tennessee, all you see are square new buildings everywhere and every diner/local store has been shut down for "high-end" chains that feel cheaper than what they replaced. From what I've seen, there's less of that in east Tennessee, but I am sure that it's definitely creeping in to a severe degree. I'd just love to see the Smokies again. It really is the heart of Tennessee.
