    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

      I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

      @@temmyolarewaju9371 The crazy part is that those advisors are probably outperforming the market and raising good returns but some are charging fees over fees that drain your portfolio. Is this the case with yours too?

      I've lived in Greeneville. Lots of the young belowing to get out. 3rd highest wheel tax, increasing land taxes (and if you live in the city, expect to pay county land tax as well), and not a whole lot to do. The "shopping" would be exciting if you had money after paying for basics to shop much. And if you're not outdoorsy, expect to be bored, and poor.

      How welcoming. Sorry buddy tough luck it’s happening. You have to understand what is happening to you already happened to the people like myself who relocated from NY you also have to understand that most of NY is conservative except for the city fools. 90% of the people moving are escaping libtard policy’s and have a deep hatred for what they are fleeing
      Also it won’t hurt you guys to get a little culture your food is terrible outside of pals and some bbq places
      If you can’t afford the new reality maybe you have to move to Kentucky

    NE Tennessee: awful hospitals run by Ballad, mostly minimum wage jobs, rich people moving in from the west coast and paying outrageous prices for homes, making real estate not affordable for locals.

    My wife and I are planning on retiring in Tennessee. The tri cities are wonderful. People in Tennessee are really nice compared to Florida. We have been going on vacation there since 2015.

    Im unfortunately in Ca and am looking to retire in 1 1/2 years to the tri cities area, my son went to King University and became an RN in Johnson City. I love it there and cant wait!!!!

    Glad I found your video. My husband and I are looking to move at the central NY area. I am in love with Lynchburg, VA. My husband wants North East TN. TN will not tax my retirement, VA will. Your video has opened my mind to this area. We will be coming to visit Dec 2024.

    I couldn't believe Greeneville population is 16,000. I had to look it up and ur right. I lived there and thought it was at least double that with all the stores they have there.

    Since a lot of people are working remotely, it would help to know what kind if internet service and health care is offered in these small towns. Thanks for the info you have provided.

      We have very good hospitals in Greeneville and Johnson City. Good trout fishing and turkey hunting all throughout east Tennessee.

      @@freddudley6173 is that why it takes six to nine months to even see a primary care doctor? Bonus, because they stay backed out on procedures in the hospitals here, my child has permanent hearing damage due to the hospital staying overwhelmed!

    I lived in Greeneville and now its not cheap, very short on rental places, and expensive. All these small towns housing has gone up 300 percent. Honestly I'm retired can't find a rental I can afford.
    800 a month apt your income has to be 3200 a month.
    Outsiders have come in and bought up everything, now original residents can't afford to live here. There are lots of homeless here. To rent a home 3 br nice, 4200 a month

      Most homes have doubled in value over the past five years. Home prices have gone up significantly across the country. There is a shortage of homes in the US.

      @@yi4733 The average rental is not 4200 per month. I’m not sure where you are getting your stats. Most home prices across the country have double over the past 5 years. Our area is not alone.

    Nice, I'm fixing to start the All Go retirement phase, but am already looking at the Johnson City one hour bubble for the Slow Got to No Go retirement phases, maximizing the VA home loan for 5+ acres, small house, small town, and no close neighbors.

      No income tax, but 9.75% sales tax on everything, including services and even food at grocery stores! Believe me, it is significant.

      @@truderenken3248 At least with sales tax you have a little control on what you buy and thus how much tax is paid. Income tax is less forgiving. And if you're lucky enough to live close enough to a border state with lower sales tax you can do at least some of your shopping there.
      Sales tax is also deductible on federal tax if you itemize.
      It isn't all bad.

    Elizabethton is full. Most of east TN. is pretty much full. Please try some place else if you are planing to move from some liberal hell hole. I hear Alabama is nice. Also been told Kentucky has some wonderful places. Hey, perhaps give MD a try, Bet you'll like it there.

    Maybe revise your graphics when you put up the population figures. At least double them since there has been a major influx of people in this area. And don’t forget to let your potential buyers know that since “Mayberry” has turned into a thriving metropolis they’ll need to be prepared for an overload of people dealing with an infrastructure that was intended for 1/4 of what it is now. Good luck hope you make millions in the real estate biz!

    Please for the love of my home and my families home place.. STOP MOVING HERE. I don’t mean to be rude but everyone moving here is changing/ruining what makes the TN Valley appealing. I’m glad everyone sees the beauty of east TN but I can’t afford a house where I was raised because I can’t compete with Californian money. Why don’t y’all retire in the state you live in instead of using my home as a retirement paradise.

    Sooo... please don't come here. It's not that we don't like people but the sudden population surge has already made it over crowded. People here are low income and there isnt a lot of money for infrastructure. It is already sucking. Just visit. Visit all you want. The development is killing what you people claim you want. Your developers clear cut forests to build overpriced houses. Piney flats is already developed to the point that it has lost its farm land charm.

    Thank you for the info. In your opinion what would be the best small town in TN to homestead. Home with some acres and not too much snow. Some good soil and okay to have animals. But not to far from doctors, stores, etc

      It is difficult to pinpoint just one. There are so many small towns in Tennessee that are close to hospitals, etc. We mention 7 of them in “7 Small Towns in Northeast Tennessee”.

      None. We do get some snow & our soil isn’t the best. Plus it’s very rocky.

      @@lorenamorfin5946 I've had my PCP for 14 years now it's 5 months to get an appt. 6 to 8 months to get a dental appointment if you have an emergency doesn't matter. Health care offices are only open 4 days a week or less they have so many patients they don't have to worry. Dentists have stopped taking insurance, cash or credit card with an extra 2.3 %. Homesteading Is a joke. Real Estate investors from California buying up all the property.
      Now I'm looking to move out of the Tri-Cities don't know how far away I'll have to go.

    You couldn’t pay me to live in or anywhere near Johnson City ! Lived there for 3yrs , let’s just say it left a bad taste in my mouth ! And the VA hospital there was horrible , back when we lived there it ( VA ) had a bad reputation !

    When we retire in NE TN (not sure when), I really want a basement and well water. With all the limestone, this may be difficult to find. Can water softeners work on chlorine in the water? It’s like showering in a pool. What have you seen? Thanks!

      Hey! I have lived in Greeneville for the past 10 years. I have not had any issues with crime firsthand, and it’s a nice community. There are of course some occasional rough looking folks you may cross paths with, but honestly that’s anywhere in a small rural town in the south east. Like I said, I haven’t had any issues with crime firsthand. The schools are decent and it’s truly a beautiful place. If you want to be closer to a bigger city though, I would consider looking closer to Johnson city like Jonesborough or Elizabethton.

      Jonesborough is a beautiful rural town. It is the oldest town in Tennessee with a very pretty historical downtown area.

      There is a highly rated VA hospital in Johnson City. James H Quillen Medical Center. All 7 towns in this video are 30 miles or less to Johnson City.

      BrightRidge reported that the largest age group moving to Johnson City was between 20 to 29. Most people moving to our area is under 50.

    Make sure you also understand that the towns they mention are not the least bit progressive. Not even a little. You have nooooo idea just how much so. Please just visit. You guys are turning these "quaint country towns" into the places you left.

      I used to live on the NC border and hated going through Erwin. Then someone told me it is really racist. If you aren't white working class don't even walk downtown.
