    We are five years into a seven year effort of transforming 20 acres of "Piney Grove" in Northwest Florida into our dream homestead/mini farm to be filled with animals and joy. We plan to have a variety of miniature critters on our pastures, raise free-range chickens, grow fish in our pond, garden organically, plant fruit and nut trees, and harvest wild game.     Very exciting! - - - - Breeze direction could be something to think about.... great for days you want to open windows (if you do that down there) - - - - - I put built in USB charging plugs in every outlet. we never search for wall warts now to charge devices - - - - a safe a space for a rifle vault, if that's your kind of thing - - - - - - I put in a 6 ft tub for my wife..... that thing is priceless to be able to stretch out and soak after a long day working. - - - - - have fun with it! And most of all, ignore these ideas, and everyone elses!!! Do it your way! It's your place!!

    it's a great house plan. The only thing i would say is i would prefer having the laundry facility near the master bedroom for more convenience.

    Deb and Brad it looks like a wonderful design. Wishing you well on your big project. I'm looking forward to following along your journey too.
    The only thing I would add that you may already have in your design is make All the interior doors 36 inches wide. It really makes a difference as you get older in a forever home. Dan 😊

    Hi Guys,
    I do like your house plan and features. Well thought out. The only two suggestions I would offer are:
    1. Orienting the house long sides to the North/South; ends to the East/West. Looks like you already have. However, try to avoid the hot afternoon sun hitting a long side of the house. Additionally, open the windows and enjoy northern breezes in the spring and fall.
    2. The detached garage is a fine idea. However, it rains often in Florida. Walking in heavy rain to the vehicle or returning with groceries is not fun. I would suggest a concrete walkway with a 10' overhead cover to minimize getting wet.
    A final thought: Brad mentioned 9' ceilings at one point. The house would stay cooler in summer. Expensive, but five or ten years from now you will be glad you did it.

      Didn't hear you mention the outside wall thickness, but maybe consider at least 2x6 outside walls rather than the standard 2x4. This will give you a little more room for insulation, which can cut down on the energy costs. Not sure if 2x8s is an option, but a little extra cost up front can save money with cooling and heating.

      We are likely spray foaming the rafters and walls. In Florida you have to get an energy permit or something where they look at your windows and insulation and make sure you plan to insulate well. And there is a mandatory blower test.

    If you can afford to put on Solar Panels for power, definitely do it, the larger the better so you do t have to rely on the power company..it was the best thing we did on our house..

      In Florida we get lots of sun for solar, but it's so expensive when compared to on-grid power. We will learn more about it as we want to incorporate it into some aspects of our farm.

    Beautiful plans. The road behind your property , being as you live in Florida, may become a major highway. Trust me, I know. My husband and I built a home in Port St. Lucie, Fl in 1992. Back miles before I-95 was there., only the turnpike. Port St Lucie Blvd. was 2 lane. No neighbors, nice quiet area. After being there 7 years, the Boulevard was 6 lanes, neighbors everywhere., and traffic was bad. With the master bedroom nearer to the highway, get some extra sound dampening insulation/drywall to yesterday room.love the house plans.i am a 4th generation Floridian, moved to Michigan in 1999. Make sure you have some elevation so your house is higher than the road, hurricanes cause flooding. Love the view from the front porch!

    Your home is going to be beautiful ❤️. The porch is a must have in a home, whenever you can afford to have one, you both will enjoy it.

    Congrats on being in the planning stage. We’ll be in the same place come January.
    Having built a very similar plan in Wakulla, I have some things you’ll want to consider.
    Sun and breeze. How will the sun impact the front porch and breakfast area during time being used? We had an 4’ arch opening between kitchen and great room that felt open but you didn’t feel like you were in the kitchen.
    Kitchen work triangle is very poor. Frig and stove are far apart. Also having frig to the right of stove generally works better. Our house above and our current house, sink/DW are on island. Great work triangle. Old house had frig where you have stove. Our stove was where you have sink. If you cook a lot you’ll want decent room on either side of stove.
    Your mud room, pantry, bathroom, laundry is awesome and great spot for coming in from chores or groceries.

    Our porch is in an alcove and there is no view from it...hate it... hot no breeze. hot to grill on it, the smoke from grill has no "outlet" Go with wood, vinyl floors or tile, no carpet on a farm just area rugs. make sure window is low enough to see outside when you sit in tub, most fall short in that category and you can see out the window. So excited to follow along with the build😃

    Think about the future - one story - extra wide doorways - at least on shower with no sill. Think about getting around in a walker or wheel chair. How is the shoulder?

    Why do people build homes with spare bedrooms that they rarely use?
    Is there a way you could enjoy the space of those two bedrooms and reconfigure when someone comes to stay?
    My wife and I built our own ranch house from scratch.
    It has a mountain view so we did windows across the back and front.
    Transom windows everywhere.
    We rarely need a light during the day.
    We made our bedroom a safe room with fireproof metal door.

    As we have found, think twenty years ahead. AT your late seventies cleaning is not near as fun as mowing etc. . Plan to be able to close off rooms so you don't need to cool them. For us our Solar Electricity is a wonderful thing. I made a model at first. A great help. A door near the Master Bedroom is a must for us as I have many more replacement joints then either of you do now.

    Couple of suggestions from our experience of rebuilding our (built in 1945) house.
    1. As we are both chefs, we made sure our kitchen maintained the cooking triangle. That means the Refrigerator, the Stove and the Sink are three points of a somewhat equilateral triangle and walking when cooking is minimized. You may find as your Fridge is at one end and the stove is at the other end, it may be a lot of walking while cooking. The current design is okay for those that do not 'cook', and use the microwave more than the stove, which is fine for a LOT of people.
    2. In your mud room, the porch door opens right (from the porch perspective) into the shoe bench. If someone is already sitting there it could be a problem. Also when coming in, you'd have to close the door to get to the bench. I would think opening the door to the left wall would be safer and more efficient.
    Other than that, looks good!!

    Just don't forget to do your termite pre treat/termite prevention plan. Have a hired general building inspector go through every process. Home builders in Florida get away with the most insane shit.

      That's not only part of the inspection before pouring concrete, it's part of the CO process. If there is no proof of treatment, the county won't issue a CO.

    Don`t build it with the patio in the evening sun if you can. Ours patio faces the S/E, and it is always in the shade in the afternoon. Build the patio as big as you can afford also. You`ll spend more time out there than you think. The best time for all the flat work like sidewalks is when you build and before the lawn is put in. We built in 2017 when I was 59 and no problems other than the stress with the builder. Best of luck.
