I recognize that build design, I work for a few of these Valley builders and watch all the pricing. $330k as a starting point for new homes is the new $250k. At 330 w/10% down, it's still you putting $30k down and a $1700/month mortgage. Somebody has got to figure out how to build new homes for around $200k that can be easily expanded/upgraded with ADU/prefabs in a few years.

I was telling my husband that Maricopa seems like a nice place to live. We live in the Norterra area and it’s getting so built up. The housing prices in Maricopa are lower than most of the valley. That’s a great house for a couple or retired people as long as you didn’t have to work in Phoenix. Thanks for the tour!

I am under contract currently for a similar new build in maricopa with what im guessing is the same loan product ( I used be a loan officer and have done tons of mortgages)... yes the loan Is "traditional" in the sense of 30 year fixed rate but its probably fha so there will be mortgage insurance and up front mortgage insurance rolled into the loan... with that said I took it because its a great deal for the times we are in but wanted to just clarify

Get a manufactured home on property. We bought a triple wide 25 years ago. It’s paid off now. Low property taxes no HOA and we still will make money on it if we decided to sell. Our payments were 667 a month. It will be more now but it will be much less than a new home
Is this HOA? Most new construction communities are and that will raise the monthly mortgage payment. I give up on owning. Renting with roommate’s, saving money and not stressing about being broke because I am house poor.
Who is the builder? Does Maricopa have a hospital now since its so far away from everything? Have roads been expanded or is it still just 2 lanes coming in from the 10?

I just can’t stand how many neighborhoods in this valley are under HOAs it ridiculous and is pushing me not to want to buy in Arizona. I travel for work and typically live somewhere from one year to the next I’m looking for that place to settle down and Arizona is so lovely but everything is more expensive here than other places and nearly every freaking neighborhood is under an HOA it’s completely unacceptable for my standards and not a dig at you and your sales! I will likely not be buying in Arizona until I see something fair and not under an HOA. This price seems fair but I would not be surprised if it’s under that hoa bs. I’m not spending 2K a month for a group of people that I don’t know to tell me how to take care of my house and what color I’m “allowed” To paint it.

No one will build a home for 200k in Arizona ever again. Labor and material costs are not going back down to what it cost 10 years ago.
