As per IS 3861 it clearly says that Plinth area is calculated only for ground floor. In KMBR also there is only one point where plinth area is mentioned
“plinth area’ means area of the building at the plinth level, and shall not include the area of open porch (not enclosed by wall), uncovered staircase;
It also clearly says area of the building at plinth level. Then how does plinth area includes the area of floors above ?
Total floor area includes all floors.

My house is of 293.00 SQM BUILT IN 2009 . TILL 2009 - 2014 have been paying Rs2000 has luxury tax, From 2014 -2019 it has been increased to Rs4000. Now from Village office they are saying I have to pay Rs 11000 that is arrears Rs 1000 of 2019 and 2020/21 R s5000 , 2021/22 R s5000.

If the house is built on pillars and ground floor is just open(as done when the plot is much below the road level), will that area in ground floor be considered for tax. Can you please clear the doubt.

The built-up area, car porch area extended slab is calculated but in your Luxury Tax video it's confirmed that car porch area is not accounted.

I have 2 story building with 2 flats with a total 3500 sq.ft (800 sq.ft pet flat)
All the flats are owned by one person. Flats are leased for residential purposes. All flats have separate building numbers and electricity connection. This building comes under Panchayat.
Should I pay Luxury Tax or Normal Tax for each flats

If the total area of the building is around 460 square metres and it contains commercial space as well as individual dwelling units all of these are below 3000 square feet individually. In this case how is the luxury tax calculated??

Everything ok , except he told double height is counted in square feet , which is not correct … I checked with one of the senior overseer and he told it’s not counted …
I am also discussed with officials regarding the same during the video prepration.
There is no provision to discount double height from building tax.
So they will count it since there is no exclusion
