In Our Case, the porch is included but it's only 25K/m². That's the price for a House not for other structures like a carport, which will be way cheaper.
Some of the options that you did not include is making the plans (with building permits) and having your own persons building to print. If you watch and know what is going on, you can guarantee that it is built well. If you are not savvy with construction, good luck. If someone else builds it, their goal is to build as quick as possible because they no longer have to pay workers. Higher profits. If they are buying the materials they may buy inferior materials and you may not know this until 6 months down the line. If you buy the materials, you may not get the discount but you buy according to your reliability requirements. Example: You buy a $75 shower head. The paciyou (contractor) buys one for $25. The labor to install is the same. But the contractor earns about 20% of the material costs. He makes more money buying quality materials but you are lining his pockets. if he needs to work within a budget, he will scrimp in places you will not see until it's too late. My 22 year old house has electrical wiring all black, all white, all red and all green what ever was available. It's hard for me to troubleshoot. Also the corroded wires In the outside walls cannot be replaced without tearing out part of the walls.
