    As a structural engineer I am impressed by your decision to have your own blocks built on site; the quality looks good from what I see. The only thing I often notice is the poor quality of the mortar joints. I know that the walls are being plastered but I wish they inspect the exterior joints and try for a concave or V joint instead of simply ignoring it. These small details are not only for cosmetic reasons. The rebar work looks really good, the cage is well built with uniform spacing of the bars and ties. Nice work!

      Just wondering your thoughts about blocks vs cement-poured walls? I would think poured walls would cost more just on the amount of concrete used. I would think it would be much stronger and a better safety margin being there are so many typhoons that hit the Philippines.
      BTW another great video! Haha, can see your project manager skills at work in retirement!

      @@omegaman9330 Masonry block construction is much cheaper than reinforced concrete (Concrete is: cement + Sand + aggregate + water). Two options: You can use reinforced masonry to build a typhoon resistant house (but that's a bit complicated b/c you will need special blocks to build out your column and a proper design for the grout mixture, etc.). Or you can build a reinforced concrete frame house with masonry blocks which is quite effective and cost beneficial. This is the method I would recommend b/c it it easier to design and build in the PI. What is important is not only the frame/wall but the roof construction and all the detailing to prevent a failure. Most structural failures are in the connections between elements I.e. roof to frame support or frame to foundation… good luck.

      @@szakhem Thanks for the info. I was watching a video on a typhoon-proof house or as much as one can be. That was being built in Leyte and they used a special mix of concrete poured walls. And to protect the roof it had little to no overhangs so the wind could not get under them. So I was just wondering if that would be a better solution being you are basically self-insured in the Philippines. It's clear what Corey did was a huge improvement over typical construction methods. Again just wondering as I am drafting my future house.

    Amazing. From browsing prices around hardware stores I speculated it’s doable for 2-4M. But very hard to confirm through average Vlogs on UA-cam with prices but you have done a fantastic job and proved it’s doable. And definitely the best detailed and helpful I’ve seen on UA-cam. So thanks so much. A house like that in a subdivision from a developer you’re looking at 12M plus easy on 150m2 lot. Look forward to seeing new videos. It inspires me to make it happen for myself.

      Thank you very much and I tried to be detailed without putting people to sleep. We could have easily built the house much cheaper, however the quality would have been sacrificed. Going with thicker rebar/metal and making a correct/proper cement mix makes a massive difference in the quality and strength of the house.

    I am happy to see young Foreigners confident enough to building his future in the Philippines. We build our home in the Province of Batangas in 2016. We spent about 2 million Pesos. For our log House, fencing, detached car garage and dirty kitchen. We decided for a contract paid half in the beginning. For the contractor to purchase the building materials. We are seniors and we are satisfied and happy with our decision. We are now planning to build a three bedroom guest house in our property of one hecteria mangoe farm in Batangas. Like I said you are a positive image to a foreigners building a good and better life in the Philippines 🇵🇭👌

      My wife and I are in our 40s, we bought a property in Nasugbu Batangas only about 250 sqm in a new developing gated community sub-division. We purchased it about 4 years ago and I am happy we did because the area is growing with more businesses and residential. To me it is a great investment for our future, we plan on retiring in the PH instead of the US because we want a more comfortable retirement.

    We were very fortunate on Bohol to have a crew of 8 who built our house. We started building our house in 2018, so our labor and material costs were considerably lower than yours, as costs have risen since then. We finished the ground floor while we were there, and my wife's parents have been living there since then. Due to COVID, we decided to have the same basic crew finish the second floor, roof, etc. We will be living in that upstairs area for the first time when we go there in May 2023.

      I'm moving to Bohol soon. Property is already set up . Small amount of finishing. The home is blocks but concrete filled top to bottom.8.2 hectares of land. Can't wait to get there. Finishing my divorce and selling property. I'm renting a shipping container to haul sone things in. Truck , motorcycles , a few other things.

    Nice job with your videos, great information, well edited. I like your house! My (filipina) wife and I also split the cost for our property over there. We have about 2800 square, meters on the water, so far have put in an access road, water line and electric but no structures yet. Making your own blocks is a great idea, I'll borrow that, although probably going to pour solid walls facing the water. Hoping to go back soon but it seems like it's going to be awhile before it's easy to get around over there. We always start out in Cebu but need a ferry or roro to get to our destination. When are you guys moving? BTW we about 60 miles west of Chicago.

      @David White that’s a great lot area and it’s on the water. Where in Cebu did you buy that lot ? I’m looking for a place also . I’m planning on spending about 3 months out of the year in the Phil. The water front properties I’ve seen is not on my price range so it might just be water close. Looking at a small house in Panglao close to Alona beach and a small lot, just 815m2.

      I am very happy with the price because I figured it would probably cost me three times the price/240 K to build it here. On top of that I’d be paying crazy taxes on it for the rest of my life LOL

      @@jonaske8049 Did it myself and it really wasn’t that bad. I took my floorplans/drawings to the architect and he made professional blueprints for permitting.

    Beautiful home, I've been here 6 years now and with my wife 4 years. I understand how some things go here and what I want. I am thinking about an angled flat roof just because of the costs and maintenance. A expat friend here just built a beautiful home that I watched. He is 50 years old and has serious back problems so he did something that I think was great planning. He made every main ground door 3 foot wide because he knew he would eventually be in a wheelchair. If you have time and are interested I'd like to chat with you

      I am building a home about a kilometer down the hill from this build all on a single story floor, 36” wide doors and power outlets about 8” higher than normal so you don’t have to bend over too far for access. Im a big guy and wide doors look better and allow for possible wheelchair use. All homes should be built this way

    Love these videos! Very informative! What material did you use on the roof? Did you do anything about noise reduction on the roof, walls, windows or does the block and double pane windows provide enough? Also same question about insulation for keeping house cool?

      Onduline and insulation up top. Walls are much thicker than average and double pane glass as well. Noise is lower than I expected and very happy with it!

    Lovely house, similar concept to what I've had in US b4. My wife is hopefully arriving from Iloilo in 3 months & we been together 7 years, 2 years married.
    Specifically, I very much appreciate the thoughtful house design and quality you put into building your home. I'm hoping you can provide a direct method to contact you, I have many questions. After my wife gets US citizenship in about 4 years, we are moving to the Philippines and building somewhere, Dumaguete area is high on our list. You've given me a new plan possibility of funding a lot and build the house slowly as you did still being in the US. Anyway, hope you get back to me with a way to discuss this in more detail.

    Great project. I knew from all of your cost breakdowns along the way that you had to be involved in budgets and costing projects. Are similar homes available for a similar cost? If it were me, even though I've been a builder for years, it would make sense to start with an existing structure, and add the things I want and need as I go.

      Yes, I actually looked at a smaller house on the beach last week that was relatively cheap. I’m still considering it buying it because it could be fixed up and will worth keeping or renting.

    I finished my house build in December 2019.
    250 sq meter lot , house 175 sq meter 2 story.
    3 split air conditioners, dirty kitchen, concrete driveway. 3m total in Pampanga

    Your videos on building a house in the Philippines is the best. The detail and information is so helpful. I live in Southern California and my wife express her desire to retire in Cebu. I purchased a property in a high end gated subdivision in Cebu for 280,000 pesos in 1997, today it’s 2.5 million to buy in the subdivision. There are few neighbors with 10 million peso houses. Building next year got me all anxious , but your videos gave me a lot of knowledge which is useful in dealing with the contractors and subcontractors. We are keeping our house here in SoCal, but I am only planning to spend 4 million pesos for a house similar to your house. Lot is 150 sq. Meters and the 2 floor house would be about 100 sq. Meters.       You can also have your block special order. ( extra cement ) . Last thing you wanna do is take their business

    Her parents just moved in today. Took about 3 months to build.

      @@ItsMe_Philippines Absolutely beautiful. Laoag City is a short drive from the ocean. Dasar is about a 40 minute drive from there. Used to be 2 hours before they paved the road and built a bridge. The village is the last on the road, so it's way up in the mountains. You are surrounded by mountains, but one side opens up to rice fields.
      People are amazing. Even in Laoag. It's a fairly clean place too. Low crime and low (by their standards) poverty. Too bad you can't send pics on YT.

    Did you get your house wired to american standard? As an electrician in the local IBEW i wired my house in the Philippines the way i wired a commercial bldg. in the US. Ask the Utility Company to provide you with Single Phase three wire system that way you have 120vac on each phases and 240vac on both phases.

    $80k for the entire build is an incredible price. I cannot believe what you have achieved, it's a great effort!
    I hope this isn't too silly of a question but did you include the lot value of $14k in the total or was that on top of the $80k?

      All included my friend and thank you for the compliment. That also includes my pool, gym, garage, and two large fish ponds. I will be doing plenty more videos on the house!
      Where we live in Chicago is just about empty at this point. On our way next month to the Philippines!

      @@der888 Thank you and thanks for watching. Its the smart thing to do when your younger/below 60 in my opinion. If I was 60+ I would just rent. However, since I will be in this home for many years I want it built to our needs.
      Condos are also a great investment over there. Gives you the option to move if you do not like it and just rent it out.

    The Philippines is a safe place, but you have so much security built into your house. Do you feel it’s warranted? Is it because expat homes are targeted for theft being so much more advanced than Filipino-style homes?

      @@maze9323 when we buy our land. we got 2 hectors for 550. thousand pesos. our house cost about the same to build. now land around us has went up a lot. up to from 300 to 1000 per squar meter. ..there's still some good deals out there, but be patent. seems like as soon as one foregoer moves in the price goes up.

    Wow, pretty cheap actually for a custom home. I can't believe you got 9 custom solid wood doors for $900. You pay that for one entry door in the US and it's vinyl with pressboard core. I just love all the local materials, the wood is so beautiful.

    I have been in the Dumaguete area for a few months now. Building here seems like a lot of work after seeing what friends go though. Lol
    I finished a house in the US before coming to the Philippines, and I know I went way over budget. It is amazing how many things I upgraded. I would think, that's only a thousand. Lol but after doing that over, and over it gets to be massive. I was over $100k over budget.

    Great breakdown! I am building a beach resort in Cagayan De Oro City with my Filipina wife. I have been to the Philippines 19 times, and we live in Seattle USA and we will move to CDO next year to open our 5 Storey beach hotel. We built our house there as well. Keep living it up!
