    My wife is from Leyte, Leyte. We are planing on moving there in September. We have a house in Ormoc City and a farm in Leyte, Leyte. We currently reside in Kent WA. I work in downtown Seattle. I think that makes us double neighbors, let's have coffee some place some time.

    Get rid of that BLACK roof . I used BOYSEN B8500 Reflecting White Cool Shades from Shopee on my galvanized already painted white roof and it made a world of difference keeping our house cooler. The inside of my house is almost 3 degrees cooler then before it was painted and I have no insulation in my attic . My house roof already had 2 coats of ordinary roof paint. Don't let anyone tell you to use a dark color on your roof or outside house walls. My house in the Philippines is known as the white house on the hill. Only thing left to paint white is the chocolate brown colored window frames . If you want to know more about keeping your house cool let me know.

      Or he should leave it as it is and cover it fully with solar panels. Build a little extra rooms for big enough (car/truck) batteries to store all the access electricity that's generated. The solar panels will then also be an extra layer to block direct sunlight contact with the roof and you can have your AC blasting on longer than usual.

      Good idea, I've been trying to convince my girlfriend to paint our house including the roof with white reflective paint. She didn't believe it would make a difference until I painted part of the kitchen roof with white paint. I took an infrared thermometer and measured the roof temperature on the painted part and then on the bare cement. Quite a bit of temperature difference. I lived in Spain for a number of years and there a quite a few towns where every house is painted white to keep the houses cool.

    We did a similar fence… I was shocked how quickly the bamboo rotted at the grass. We left it all in place but then bought 3” orange pipe and filled them with concrete and a wee footing. Now it’s been in place for 2years

    I love your house. You were wise to have a wide overhang. Not only does it protect the siding, but it shades the house a bit. Excellent job, and worth every penny. And Brandon, you lucky guy!       @@brandonandarlene yessir! we plan on retiring to Ormoc City in 8 years. get her visa application in asap, the process is long and frustrating 😡 … my fiancée’s visa is being delayed … she was supposed to be here in February, now we just don’t know 😔

      @@brandonandarlene ours took 12 months, we are fully approved, “case ready” status, but they cancelled our interview pending results of unnecessary medical tests. pray your fiancée does not get singled out additional tests as it will delay the visa for many months. it’s a scam! very unfair! millions of illegals have come into our country with no tests or vaccines etc 😡😡😡

    We migrated in Canada year 2014 but my husband and I wants to retire in the Philippines. It is always my dream to have a big lot and small house because I want to plant vegetable. We don’t want to live in the city anymore.

      Your tiny house is great BUT you should have a large (raised) roof off of one side of it with outside kitchen, seating areas, Hammock, tool shed, etc. for working in things, lounging, cooking, etc. etc. cuz in the tropics you do lots of things outside instead of inside because it gets too hot inside and cooling a large area is expensive! Outside you have good ventilation and fans!@@brandonandarlene

    What was the cost of land and house (separately)? We bought a 1000 sqm lot in Camotes for P2M. 150 meters from the paved highway, 2 lane unpaved road to the lot, 75 m from the ocean. We plan this year to build similar: small building for vacation living off to the side., CHB enclosure. If/when we sell in the future, the new owner can live in the smaller house til a main house is built. Then care taker/ gardener can reside in the smaller. Includes 50-60 banana trees.

      Hey Brandon and Arlene, thanks for the video. i am considering doing a small home like this, maybe a little larger, extra room and kitchen with a verandas on one side but smaller block as a permanent home with my Filipina girlfriend in either Zambales or Batangas. hoping we will find a similar block about 400m2 total and building cost comparable. would you be able to share any details on building construction, processes involved with building approval etc? I’m an Aussie with tight budget but seeing this makes it look achievable. how did you find the land? FB Marketplace? titled or tax permit? costs to obtain land and building approvals? do you have a water supply for water tank? What sort of money would 2m concrete fence cost? would it be prefab slabs? so much to learn and visiting Philippines next month to scope out possibilities. You guys both look so happy and good for each other, congrats on your achievements! Al

We are in Culasian Leyte and have 1200 square meters with our house that we escape to when we get tired of the big city. The bungalow turned out really nice and our best wishes for your journey together.

    I live in the USA but have had extensive, 26 years of dealings w the Philippines including 2 wives, one ex, one current coming up on 16 years. My American daughter is of course half pinay. I did business there in the phils for a decade. I stopped counting the time i was in the phils at 26 months. I know so many people who have gone there to retire or do business and they just dont get it......its my opinion that you're doing this right. Buy the land, build the little house, and plan to slowly get all the projects done. Are you planning to live in the USA full time w this set up for retirement or is it half year in each place?

      Arlene will be coming to the US in December for a few years. We have this setup for our visits. Once we are ready, we will move to the Philippines full time and live in this studio until the bungalow is completed. I agree with you, its been over 3 years now before we did any type of purchases and I believe the best route is slow! If we don't like full time in philly we can always go back to the US. We will take one step at a time and see how things go. Thanks for watching

    This is a great idea. I’ve been in touch with a company in Baguio that’s building and planning tony house retirement communities. I like the idea of having a private small home but have shared recreation areas and things to do 👍🏻

    You should buy a microphone so the other person can clip on her clothes and talk too. For the next house, you should choose a white roof. I live in Florida and nobody would go for a dark roof because it makes the house very HOT, the light roof reflects the sun so it keeps the house cool.

    Nice man, I've been buying up agriculture land in Leytesince i was 18, i am 40.
    Happy for you bro. As you know it rains frequently in Leyte, should invest in a rain water tank complete with ROI and a pump, that will fix so many issues for you in the long term.

    Another suggestion on the roof color: cover it with solar panels. Right now, prices are at an all-time low. You have enough area up there to more than support the tiny home and probably, when the time comes, a sizable amount of the bungalows needs. Leyte is right in the typhoon belt and backup power is something that comes in handy with brownouts as well.

    Happy to drop by your site. Yes, that's one way to do it. Start small and work your way with the larger construction with great detail and planning. Have 3 lots in Angeles City near Clark Airport. Holding off a 3 acre lot i bought in California so I can easily fund construction in Philippines. Just the way you're doing it. Nice decent home office. Very healthy atmosphere you got in there. I hope you consider fresh air entering your lot when you build 2 meter wall. All the best. Garry from California.

    You could buy a wall bed kit so your bed could convert into a desk when not using the bed. Then it could be your office and guest house without cluttering the small space there.

    You can drink coconut water everyday with all those coconut trees in your yard. Is .Arlene still,working in the U.S., that’s good she can save some money for your house. It must be cooler there than in Manila. It’s nice to live in rural areas surrounded by nature. You can also raise chicken and have free eggs for breakfast.

      yes brother specially in province the land and house was cheap compare to manila. however make sure you have to adapt chicken noise during 6am but for us it was free alarm clock..

    Congratulations on your property. My feeling on concrete walls though, from my experience, is that they while they make you feel protected, it like being 'protected' inside a prison. The beautiful views are also reduced. Maybe a steel fence or a high chain link fence will offer pretty well the same security while not closing you in as much.

      I had similar ideas but local architectural engineers point out what the local weather and insects do to USA standard construction. High winds destroy anything not made of concrete too. Arguably a concrete dome would be best suited to survive the Philippines.

    when i look for a place i always go right to the bathroom and see what it looks like and i have to say i love how you did yours. The other thing is 3 prong plug outlets and didnt really see any in your place. Think about getting solar power on the roof because as you know there is always brown outs from time to time and those solar would help.

    I wouldn't buy a property in the Philippines especially in a remote area. You never know who's planning to rob you or end up in a very bad situation. Poverty provokes crime. Just saying ! Minsan walang kamag anak pag dating sa pera..

    You bought her a house and lot. I’m sure that you know the laws in the Philippines. Take her to the USA and you may never see that place again. You’re still young so you’ll have time to recover financially from it. Not trying to crap on your video but this is from personal experience and observations of other expats that have gone down this path. Wishing you good luck 👍🏻

      One option some expats do is sign a long term lease 50+years on the land to last their lifetime...the actual house itself expats can own...just not the land so this solution circumvents that issue

    Your new house is very beautiful and excellent bro. I have not seen a new model house like this until 2024. A lot of money seems to have been spent. 6×9 size with bamboo bongs is very nice for lunch and dinner. I am very happy. In my life too, I should build it in the model of your house.     great purchase! now you can produce your own food like, vegetables, chicken eggs etc..after 1-2 year you should replace those bamboos with GI Pipes and cyclone wire I also live in Leyte.

    My Filipina Wife and I bought a 300 SQM. CORNER LOT in CEBU to build on. We've talked about building 3 to 4, 2bdrm. Small house's on it and just CLOSE IT OFF INTO A FAMILY COMPOUND.

    Brandon and Arlene, I think you can make a huge house and make a second floor to third floor house that will make you more comfortable. Also, you can plant more banana trees, 10 jackfruit trees, 50 coconut trees, 3 Sampaloc tree, kaimito trees, mango trees, cocoa o cacao trees and so on. That is a big business for your Barangay that you can help also some farmers to plant and sell fruits and vegetables
