I dont think there jealous, just that they have seen this story play out too many times. The guy builds a house, the woman decides she and her family would live better there without him and she tells the guy see ya. She OWNS THE HOUSE, not him. He keeps saying we, but its actually hers. Im glad he only spent about 30,000 us on this house, so its not like he will lose a fortune if it comes to that. Hopefully, they live happily ever after.

Nicely done. I built a small house (27sqm) with family, local labor, run by an experienced Mason as an experiment to see how well they would do. It blew my mind. The only complications we had was needing to fire the assistant Mason. 3 months to build. 9,000 pesos psm, but no expensive finishes; only painting and linoleum floor. Pipe from cr to septic. But it's a little gem.
finally a video which provides an accurate cost of building here. Of course it varies by region.....cost of bringing in materials and labor rates. Note that going with a 2 story house is not really any less per sqm as here everything is concrete which means pilings to support added weight plus concrete posts and beams and 2nd floor slab which can be more than savings on roofing area.

While i am not in a position to comment on this subject, let alone not having a complete narrative on the building process of hour house, honestly your cost is above present applicable rates prevailing.As a retired contractor in the Philippines, looking at the category with respect to the finishes applied in the structure, your average cost could not go beyond P18,000 / sqr meter at present rate. Perhaps there were several revisions taken that entails add on cost, but then anyway at least for now it is done and what is important is you and family is happily contented with the endeavor of hour making. Enjoy my friend and maybe just do more due diligence and seek more opinions the next time around.

If someone wants to buy this house in this location, I would say 4 - 5 Million PHP. That's including the land. We looked at another house before we started building in the next village, which was 1.8 Million but smaller and Filipino style bathroom and on a smaller piece of land.

I was helping a friend in the Philippines who had damage to his Roof.. it was only a 6 ft section. .. maybe a 6 hour job at the most. It cost $1200 and it took 3 weeks to finish. I have seen a guy build a house which was supposed to be $119,000 and the final cost was $189,000 for a 1600 sq ft house...

It’s a lot safer for the Client or Future Homeowner to have this type of Contract As a Builder, We highly suggest this type of Contract, because you have full Control of the Materials that will be used in your project. You want the most expensive roofing for example, sure you can, you want the most durable wall system, you want the the cheapest Floor Tiles, yes you can. You have full control of your spending on Materials from Structural to Architectural

@billkeller3083 Minimum Wages varies depending on which province or Region you are building your house. NCR being the costliest. As a Builder/Project Manager, when we have a project outside of NCR we bring only a few Skilled Worker from NCR and then hire a non skilled local laborers from the area. It’s a win win for the client and local community.

I built 120 sqm house for just under 900k fully finished and the local workers are the same as ya pay double for through contractor and inflated rates for supply's wow I feel blessed we didn't use contractor but I did have work inspection done after house completed and passed every inspection so use local when possible people

If I could choose where to stay in Bohol, I would choose Panglao or anywhere else in the Philippines near a tourist place. But unfortunately, sometimes you have no choice... In Bohol, a lot of foreigners also stay in (on) Sandingan.
Hi, the land near the beach is generally expensive, I live on the island of Guimaras, near the city of Iloilo, I'm quoting materials to self-build but towards the center, I don't like it close to the water, and the video of the German man made me it has been very helpful in guiding me with the costs, but I go to build lighter, concrete and steel for the structure, c-purlins panels for the partitions and aluminum and glass for door-windows. There are many beautiful places here in the PH, gopefully you can find one a good price. Greetings!

I do not know of any Caucasian buying land although several friends are in a position to do so.

I worked as a masonary laborer for my uncle's masonry business for 10yrs.. so with those two experiences I can speak on it. What's most expensive here, like he said, is electrical, plumbing, and appliances/furniture.

Not true anymore, he certainly can lay claim to the house if he wanted and that would need to be split in a sale she couldn't just take it. The land could also be contested if they are married and some money also there. Also if he becomes a citizen should he choose then he's fine

We didn't pay directly to the workers. We paid a fixed price to the engineer/architect.

With that cost and result, 2 mil here in Baguio is just a rough finish so I think that's a way better deal in Bohol.

@@T.M.107information about land ownership is rather vague and you cannot believe all your told even by govt departments. some other Asian nationalities appear to have bought land but it could be misinformation. I do not know of any Caucasian buying land although several friends are in a position to do so.
Good for you, but you paid way too much.. sorry to say.. if you don't have construction experience and knowledge of what things cost in the Philippines then you're definitely gonna get screwed over. House looks nice though and hopefully they built it properly. Cheers!
Not really ,fir the level of finish ,and all concrete house with a nice interior... what he paid was a very good price . I have been a carpenter / construction worker many years ,so I feel his building Cost was extremely fair!
@@billkeller3083 Yes, true it's relatively inexpensive for a westerner, but for here it's way to expensive.. I'm here in the Philippines building a house now. I worked as a masonary laborer for my uncle's masonry business for 10yrs.. so with those two experiences I can speak on it. What's most expensive here, like he said, is electrical, plumbing, and appliances/furniture.

I disagree. This is an average price for the level of finish. The next level would of been 28-30k and elegant finish is 35-40k per Sq meter.
@@WAAA51 I completely disagree.. I live in the province mountains and have to pay delivery fees.. my house is comparable and the structure only cost maybe 350k php.. you people are either getting screwed over or spending way more than you think it costs.. to each is own.
It's not your house as you don't own the land, you can be kicked out of it anytime! 😂
And as I said it many times: It's my wife's house, it's her land and SHE built it with her own money. So it's definitely not MY house. They may kick me out any time they want.

as a resident you can own a house. land is a 60 / 40 split with your wife.
Not true anymore, he certainly can lay claim to the house if he wanted and that would need to be split in a sale she couldn't just take it. The land could also be contested if they are married and some money also there. Also if he becomes a citizen should he choose then he's fine
