Thanks for this video. We are considering subdividing our house to create an attached ADU aka in law suite. With our kids grown, we no longer need all the space, and we can eventually offset our own living expenses while providing more affordable housing in our area.

Dude, you are amazing for giving out the plans and detailed instructions and TEACHING us the ways! I greatly appreciate it. As a social media content creator who took someone from 4k followers to 250k+ in one year, I think you could increase your reach by expanding beyond ADU's, which is a super small niche. You don't have to change anything other than reframing the wording so that it feels geared toward everyone and not just someone looking to specifically build an ADU.

Great build, the only thing that I would change is to reverse the kitchen counter arrangement. I would move the fridge and stove to the front of the house and then move the dishwasher and sink to the opposite side over by the bathroom. Why? Because I wouldn’t want the food from the fridge or stove next to the bathroom for obvious reasons.
I think they did it for plumbing reasons.
All his water hookups are in the same spot.

Current in the process of a building an adu 749 sq for 150k here in California, which includes all the regular stuff solar etc. we are really excited to get started! It was a great price with a local contractor.

That is a tough one, no. I would draw up basic plans and submit to city with a request forn a special inspection.

I am currently in the process of trying to get my Unpermitted Jadu to permitted status .
In my case it’s a living room and adjoining bedroom that were converted into a unit .
In the old living room a few walls were framed to form a bathroom .
From my research it seems every city , county is different as to the process .
As the laws seem to be constantly changing .

Glad to hear this, i agree. It is hard to fund an ADU, Im not saying it's easy but there is more risk in doing nothing.
Do you think using 300k in equity to build ADU ( the cost for 500 sq ft in Bay Area California) at 58 yo as investment? People have said it’s too late in life to occur that amount of debt… I want to use income to supplement retirement… we talked before and respect your knowledge and experience!
Hard to say not knowing your goals... but if you built it, moved into it and rented the main house for 25% or more over all combined debt payments, it could be a great option!

If the ADU is built smaller, wont it also rent for less?
In most cases no. A 500 sf 1/1 will rent for roughly the same as a 750 sf 1/1.
