What a huge house and great location. So many negative comments on this place. Just shows they have no imagination. One could buy this house do the repairs and turn it into a BnB. Being that close to the ocean and restaurants and People's Park you would get lots of business. From what I saw it is mostly paint and the roof. If you are handy you could do most of the work yourself. You don't need to be a rocket scientist to paint. The price may be a bit high but where are you going to find another place that close to the ocean with that much property.

How far is the nearest hospital that is not more than an emergency clinic? Probably built by an expat long ago and sold to this guy who is now trying to unload it.
It is an ok house! I just can't bring myself to spend that kind of money on a house in the Philippines. We have several houses and they run us about 1m-3m pesos. One of our houses is larger in size over 900m, comparably located in a beach resort area, and we bought the land and built it for 3m pesos all in. Just because someone is asking 23m for their house and this one they are asking 20m for, doesn't mean they are worth that much. This one needs a lot of work. I don't like all the stairs. Personally, I feel it is highly overpriced. But there is a sucker born every minute, so good luck to them. Even the lady couldn't say the price at first when you asked her, more than once. The guy had to give you a price then she chimed in. Thanks for sharing you did a great job showing the place! It is in really bad shape. The roof is in very bad shape and all patched together and there is structural damage needing repairs then all the interior is a total gut job. I wouldn't give them more than a million or two pesos for it.
That's a large lot for the area and so close to the beach. The house needs updating, mostly painting to unify the house interior and a new roof, but it's very spacious.

i have a house in Philippines and one in Canada maintenance in Canada is extremely minimal...while the newer house in the Philippines is a constant money pit its the sea sun,wind,rain and humidity ..with a house like this u need at least one full time handyman/gardener

Seems that the architect had a day of when they build The Adams Family mansion. It is so wrong: too small bath rooms hidden in corners. Stairways ending in open spaces which turn out to be the master bedrooms? And than the whole dirty side going to the water tower with an extra room ??? Nobody wants to live there. Her nieces come by. Leave everything trashed so the maid must clean it up. Entire top floor was never used in 50 years. I can understand the dream of 50 years ago. Think her late husband was a local police/ general/ politician who liked to be above the commoners .

However as an investment for someone in the States, bringing a Filipino in a 60% whom you can trust is an impossible endeavour. Yes it's way overpriced and airbnbs are an over saturated market. Then if a resort you might need a commercial variance and business license if you can first conceed with how you're going manage title. You're going to marry a Filipina, or annotate a 25 year lease to a Filipino owner with Register of Deeds. Set up a Filipino Corporation or a Partnership whereby you're at 40% interest. It's a total waste. Lets see the certificate of title, memorandum of encumbrances and traceback. Matched up to the original. Still a joke
The average cost per square meter for residential construction in the Philippines in 2024 is estimated to be around Php 11,232.88 or 272 cad i would assume less with the amount of sq footage and depending on fit and finish but at that rate 244000 cdn plus lot values and mature landscape seems cheaper to build in The Philipnes. As for condos they are way more out of wack with build cost

Local (PH national) and foreigner. the jump can be an additional 20% to 250%, depending. and often times they simply wont budge simply b/c they all think all foreigners are millionaires who have boo-koo money to spend.

It is a big house that's for sure but there was little to show as far any interior design. No pool as well. There is just too much work to fix it up inside and outside to bring it up to western standards. I think they will be lucky to sell for it $8M pesos. The colors inside are just horrible and some of the rooms simply too big and difficult to furnish. The lay-out looks terrible inside. You're not sure if that is a living room or some other type of room. It's a bit confusing. And the rooster crowing all day would be a complete turn-off for me. Why would anyone want to build a house that big unless they were planning on having several families live in it? Not for a westerner at all but maybe someone else. Anyways, good luck to them!

Sorry but 20M is just to much for that. Sure its near the beach and its big, but its not highest quality build. You can build this house new for less than 5M make it nice and its 6M-7M. The Lot itself is probably worth more than the house but not 15M or whatever. Also you will pay lots in taxes etc for this house. (if you buy for 20M its easily 2-3M extra costs) If you build yourself you dont have that problem or only for a lot and those you can so much cheaper (but further away of course) To each their own I guess but the better location to me will never be worth to pay 10M extra for the location. And I even doubt its better, I am very afraid of the area for the next generation with rising sea levels so it will probably lose value in the next 50 years.
The construction quality seems to be a bit lower in the Philippines than in the west and maintenance is probably required more often. The houses are cheaper but you do get a less quality house which balances it out a little bit.
Nooooo, thanks. For PhP 25M, I’ll invest in govt and insurance bonds and hedge against inflation. Then I’ll cash out about 80K a month for expenses including rent for a 350 sq m condo. Stress free living. Original P25M+ interest is still intact and grow with inflation.

Just my honest opinion but this house is a wreck. It has been poorly neglected for years...possibly because the sheer size of it would make it quite expensive to repair. The roof is falling apart and I assume there must be water damage on some of the ceilings that would need repair. I think they're going to find a tough time finding any buyer at a price they are willing to agree to. It's an oddly designed house with random rooms everywhere and the worst interior paint colors I've ever seen.
That was the biggest "tell" that roof had at least 4 different shingles in one area ... after the first repair that entire segment (or the entire roof) should have been redone at the same time. They obviously have been "running on empty" money-wise for a LONG time and their escape is to sell this house for too much and buy that one-story new home they're talking about.... when they delete broken AC's instead of replacing in important rooms (the kids room) that has significance.

Needs some repairs. Roofing job first. It’s overpriced. I’d get that table and chairs out of the kitchen. I’d cut down trees to allow views of the Ocean from the 2nd floor balcony. A older person would need a elevator or stair lift. Maybe a portable scissor lift next to the balcony.
Dude that wood damage is not easy to fix. It's coming from leaky roof. The whole roof is a gonner. Loose your roof, the house soon fails. The rooms are horriblly shaped. Colors horrible . Only closet is nice. Obviously, the owners have moved on. Someone shot their wad on that house. The garden is lovely but LOTS of work for 2 gardeners. Recessed lights and ceiling very nice bug and dust catchers. Looks like someone renting out the rooms. Old man looks like hes gotva stick up. The layout of the house was poorly designed and it has no flow whatsoever, the color scheme is horrendous, bright blues, greens and yellows all thrown together screems at you. The choice of tile and the tile layout would have to be replaced. It is not very well maintained and situated down a dirt road (rainy season) and roosters. 250,000p to fix it up 🤣🤣🤣 If a Filipino purchases it 250,000p might work. For an expat it would be a total renovation and 250,000 would be a downpayment.
So much wasted space, poor design, poor room flow, roof is horrible… an absolute maintenance nightmare. Man, you could have saved the comment on the roof😂 - stating that you don’t see any problems, it looks like it was recently re-sealed🤣… how about - it has been patched repeatedly because no one can (or will) afford to replace it which is clearly what is needed. This is a huge example of what I have recognized as a pattern in the Philippines; people come in, build for ‘show’ and then completely fail to keep up with maintenance. This property would have been much nicer if built at no more than 2 stories, half the size, with possibly nothing more than a 3rd floor patio/observation deck with a sun relief cabana.

It is a big house that's for sure but there was little to show as far any interior design. No pool as well. There is just too much work to fix it up inside and outside to bring it up to western standards. I think they will be lucky to sell for it $8M pesos. The colors inside are just horrible and some of the rooms simply too big and difficult to furnish. The lay-out looks terrible inside. You're not sure if that is a living room or some other type of room. It's a bit confusing.
And the rooster crowing all day would be a complete turn-off for me. Why would anyone want to build a house that big unless they were planning on having several families live in it? Not for a westerner at all but maybe someone else. Anyways, good luck to them!

And yes the roof might not look perfect but you can see where they repaired the shingles where they needed to be replaced that’s why it looks different in spots. You can build this house new for less than 5M make it nice and its 6M-7M.
The Lot itself is probably worth more than the house but not 15M or whatever.
Also you will pay lots in taxes etc for this house. (if you buy for 20M its easily 2-3M extra costs)
If you build yourself you dont have that problem or only for a lot and those you can so much cheaper (but further away of course)
To each their own I guess but the better location to me will never be worth to pay 10M extra for the location. And I even doubt its better, I am very afraid of the area for the next generation with rising sea levels so it will probably lose value in the next 50 years.
The construction quality seems to be a bit lower in the Philippines than in the west and maintenance is probably required more often. The houses are cheaper but you do get a less quality house which balances it out a little bit.

Just my honest opinion but this house is a wreck. It has been poorly neglected for years...possibly because the sheer size of it would make it quite expensive to repair. The roof is falling apart and I assume there must be water damage on some of the ceilings that would need repair. I think they're going to find a tough time finding any buyer at a price they are willing to agree to. It's an oddly designed house with random rooms everywhere and the worst interior paint colors I've ever seen.
That was the biggest "tell" that roof had at least 4 different shingles in one area ... after the first repair that entire segment (or the entire roof) should have been redone at the same time. They obviously have been "running on empty" money-wise for a LONG time and their escape is to sell this house for too much and buy that one-story new home they're talking about.... when they delete broken AC's instead of replacing in important rooms (the kids room) that has significance.

Needs some repairs. Roofing job first. It’s overpriced. I’d get that table and chairs out of the kitchen. I’d cut down trees to allow views of the Ocean from the 2nd floor balcony. A older person would need a elevator or stair lift. Maybe a portable scissor lift next to the balcony.

The rooms are horriblly shaped. Colors horrible . Only closet is nice.
Obviously, the owners have moved on. Someone shot their wad on that house. The garden is lovely but LOTS of work for 2 gardeners. Recessed lights and ceiling very nice bug and dust catchers.

The layout of the house was poorly designed and it has no flow whatsoever, the color scheme is horrendous, bright blues, greens and yellows all thrown together screems at you. The choice of tile and the tile layout would have to be replaced. It is not very well maintained and situated down a dirt road (rainy season) and roosters. 250,000p to fix it up 🤣🤣🤣 If a Filipino purchases it 250,000p might work. For an expat it would be a total renovation and 250,000 would be a downpayment.
So much wasted space, poor design, poor room flow, roof is horrible… an absolute maintenance nightmare. Man, you could have saved the comment on the roof😂 - stating that you don’t see any problems, it looks like it was recently re-sealed🤣… how about - it has been patched repeatedly because no one can (or will) afford to replace it which is clearly what is needed.
This is a huge example of what I have recognized as a pattern in the Philippines; people come in, build for ‘show’ and then completely fail to keep up with maintenance. This property would have been much nicer if built at no more than 2 stories, half the size, with possibly nothing more than a 3rd floor patio/observation deck with a sun relief cabana.
