Hi there! I am Joseph.
I have been an immigrant / expat living in central Portugal along with my beautiful girlfriend Mariana for eight years now.
Together Mariana, my father Clinton and myself, would like to show you a bit of the daily goings on around our Portuguese farm / homestead / smallholding and all of the work we are doing whilst renovating, starting building projects, working with our livestock, DIY and trying to grow our little families own food!

Awesome farm and ruins, with all that water! Spectacular spot and shot @ 21:35, what a great place for a pond and gazebo with a small deck to fish off of and a hammock or two, of course you would stock the pond... it's a dreamy property for sure for sale here, and a great bargain, imo! ❤

Another gem Joseph. Million Euro views. Rural tourism comes to mind. I would use the bigger building as a small boutique hotel and live in one of the smaller buildings. It sucks having a lot of imagination and little $$$$ ☺

Hi, really beautiful and Fundão it's a really nice place. Unfortunately, we've been (my husband and i ) in Fundão and Covilhã last week and saw a lot of planes spreading chemitrails. " The clouds we see in the video are caused by the chemitrails". And so we decided not to buy anywhere, where's chemitrails. What a shame, because we really loved Fundão. But thank you for sharing all these precious informations about the farms. 🙂

Such a nice property but plenty to spend to make it livable I think what make this property so attractive is the location , water rich and beautiful views. with about 50000 Euro later this place can be a stunning farm
Do you really think this property could be rejuvenated with 50,000 euros? I really don’t know. I would think it would need far, far more money than that to do a proper job.
Well I guess you can do some really nice things with 50000€ on this piece of land, but no way you could fully renovated that big old building for only 50k in my opinion
Just lovely Jospeh. How is the summer going on your farm? How are Marianna and your little one?. Excited to arrive and find my own small farm. This one is about 5 xs the size of what I am looking for but what an amazing location. I am counting down 4 1/2 months to go before I arrive into Lisbon. Making connections and looking forward to connecting with you about a month before I leave. Id love a hectare with water similar to this. Not interested in restoring a ruin, I do historic home renovation for a living so I can. Would be nice if there was a building on the property but wanting to build a newer very small home out of local materials that flows with the land be partially off grid but have access to utilities close to property. Would love views, fruit trees, water and for it to be close enough to walk or bike into a village with Fundao as my larger city. Thanx again Joseph. Gina in Upstate NY USA heading to Portugal. Love the privacy you have there, ideal for someone with some building skills. Wonder about the ruling on the climate change rules (forgot the offical name).. guess you have to also put isolation or something similar in the house in the future.

I must say it does make my imagination soar! To bad I’m to old and physically challenged to really consider taking on a project of this size. Out of curiosity I wonder how much it would cost to get this get this place put back in a condition that reflects its past glory if you hired local labor and contractors to restore the buildings. That would be the larger cost I think. Does anyone care to make a educated guesstimate.
Good question. Pragmatic, out of the typical nonsense boundary and excitement of waouuuu. Cost after you pay for the property at this stage. Here is my thought (I did this for myself and since nobody is willing to share this maybe will start some people talking about it and bring corrections).
A. You need to spend some money with a structural engineer + architect to let you know you can take it from here and build on the existing structures and also to show you what you can do with it. Don't know the cost of that so I will set aside 10 K.
B. Paperwork, taxes estimate = 10 K
C. Let's assume you don't touch the other 3 ruins, for now.
D. If feasible rebuild only the footprint of what's better from the main ruin, you can measure it on Google earth it's aprox 150 sqm. Over the 2 floors you get 300 sqm to rebuild. Rebuild cost, I've seen on the web www.portugalissimo.eu 200-400/sqm and that was something like 2016. Maybe is a good estimate maybe not, I will go with 700/sqm. Cost of rebuild = 210 K
E. Assuming the rest of the footprint of the main ruin aprox 50 sqm can be transform into a carport, outside barbeque area, etc. Assume 350/sqm. Cost = 17.5 K
F. Outside work to make this property functional, water, sewer, road, electricity. Estimated = 50 K
G. Cost to look over your investment while it gets its transformation = 10 K
H. Total for rebuilt = 307.5 K
So, if paying the asking price for the property 120 K then the grand total = 427.5 K.
That will be a nice but unfinished property for that kind of money.
You'll have to somehow take care of the other 3 ruins and some other parts of the land in the years to come.

I heard you can not apply for a Portugal golden visa with the investment in property market from first of August 2023. So property prices will go down drastically. Any opinion about this news?
I think in twelve years, twelve thousand people applied for it, so out of the hundreds of thousands of people moving to Portugal I don’t really think the golden visa will affect much. The golden visa was really designed for people wanting a property here but not with the idea to live here, I personally think portugal made the right decision getting rid of it 😊

Electricity is close. So it can be connected by the electricity company. Probably cost a few hundred, to connect.
Building a new house is always more of a hassle than restoring the original buildings. You definitively need a permission to build a new house. Restoring an existing legal building is (normally) always allowed.

I guess 150.000 euro (or dollars) minimal. It's a big house. Depending on what you want, how much luxury, you can put more money into it.
Of course you could also start to live (cheaper) in one of the smaller houses.
Can we see, like it's common practice btw in the real estate business, the lot plan-orientation-dimensions of the house and land-situtated-floorplans-pictures-connections etc??????

Process of buying maybe 5000 euro. Something like that. You need a lawyer and other offices and tax.

So check the website, it has current availability, i mention that every video... I am not prepared to slaughter a video i made and stop it gaining views. i will not do as others do as I do not think it is the best way... This can be reflected in the subscribers, view counts etc... Which is what puts nappies on my daughter and food in her belly... So I need to do that in the best way I can, which I am doing. Check the website which takes perhaps 2 minutes, there are numerous properties advertised there, but of course if your time need not be wasted doing this, then don't. Sorry but that is the way it is.
