My condo complex has multiple individual buildings. My particular building consists of 11 units that each have enclosed first and second floor living spaces, and stair cases. The back wall of each condo does have a sliding glass door and a large window. There is no cantilevering happening. The entire building is wood frame construction and wood siding.
However another building in my complex does have the open garages over second floor condos. That's actually where I park.
I was sent a 'soft-story retrofit unit order to comply'. Is it possible the city is just referencing those condos with the open garages, or is it possible my building too will have to be retrofitted? I haven't seen any examples online of a building like mine being retrofitted; just the open garage type buildings.

Hi Andrew - sorry for not responding to your comment earlier. Seismic retrofits for condos are also mandated under the retrofit ordinances of LA, Santa Monica, and West Hollywood, however, the way you described your building does not sound like the typical "soft story". Does your condo building have enclosed garage areas (e.g. having garage doors) on the ground floor?
The ordinance specifically says "The ground floor portion of the structure contains parking or other similar open floor space that causes soft, weak or open-front wall lines, and there exists one or more stories above." I'd love to help you and your neighbors get a definitive answer on this asap - if you'd like you can head on to www.softstoryretrofitpros.com/contact-us and submit your info so we can assess your condo
