Francis that's insane 2 years is way to long but some cities do have strict regulations and the try to make it impossible to build ADU's. Good luck with your project

For a JADU I don't need individual meters. Im going to increase the rent by $100 to cover all the utilities. $2,400 a year in addition fees will be enough to cover the cost.

Much better video than the first video I came across.. First video I saw was 45k for LA ADU where he was calling for how easy it was to do.. I can totally hear it in his voice on this video, that it ain’t as easy anymore.. 😅 Breaking down cost now and everything, good stuff👍

And also I have a bunch of family that does electrical, framing the construction field they’re not contractors but they’re foreman in their companies can I hire them with no problems from the city? Great content although the information is deceiving $200K for an owner builder but for people that will have to hire a contractor will be more and an additonal 10-15% flush coz there is no such thing as perfect planning. There will be changes during the process.
Since youre doing an owner build where you can source things cheaper and source cheaper contractors.....wouldnt you say the cost could be closer to $120k vs $200k?
Jason hello even as an owner builder materials and labor is not cheaper. I spent roughly $86k just on materials and the rest with many sub-contractors. In this market contractors are charging upto $120k for only a 20x20 garage conversion.

We are looking to move back to Socal in a few years around the garden grove area and plan to do an ADU/JADU as well. Would love your consult on the preparation and hopefully enlist your services when we are ready to move.
My in-laws live in garden grove and a lot of there neighbors are building ADUs. I have talked to some of the contractors that build those ADUs in garden grove and they said that Garden Grove is ADU friendly and that it’s easier to deal with the city. The unique thing with some of the houses in Garden Grove is that they have big sized lots where there’s plenty of room in the backyard to add a ADU

How are you splitting utilities for your tenants? Or do you have separate meters? Like a separate water meter? That could be very costly.
