    One Land, One MahaRERA Registration🔥
    MahaRERA has issued new directives to streamline the process of real estate project registration. Under Section 25 of the Act, the authority emphasizes its supervisory role and, as per Section 4(2)(m), reinforces the requirement for promoters to submit comprehensive information and documents during the registration process. This move comes in light of recurrent issues where promoters have been found applying for project registrations on lands with existing applications or projects, a practice contravening the Act's objectives. Promoters are now directed to provide a detailed Declaration-cum-Undertaking to prevent such overlaps, particularly for standalone buildings and layout developments.
    Additionally, we report on a series of unfortunate forest fires in Anand Van. In a distressing incident, Anand Van 1 was engulfed in flames due to an electrical short circuit, while separate fires in Anand Van 2 and 4 were attributed to careless cigarette disposal and illegal encroachment, respectively. These incidents highlight the ongoing challenges in environmental conservation and the dire consequences of negligence and unlawful activities on protected lands.

    Is there any gov land in kharadi where tree plantation can be done, there are more buildings but less tree in the Kharadi region due to which temperature here is slightly higher as comparrs to other region.
    Could you please initiate plantation activities in kharadi region with public help it would be good for eco system and people around.

    Majestique Towers Kharadi promised 14 floors. When the location came into PMC PMRD the remaining building was 22 floors. So more flats more people. But area is same ammonites is same. It's almost cheating with customers.

    What will be the scenario in case of existing projects for One Project One Maharera rule? Pending land parcel on existing projects will be having single RERA in place of individual building RERA?

    What about the projects who have taken token right now and their RERA is in process and yet to be received? Do they have to combine their phase wise RERA applications and only then take bookings?

    Can builder hold possesion of specific after getting the OC OR CC if he/she files a rera compalint for delay in possesion and giving possesion to other buyers who didnt files complaint. Kindly reply

    Any comment on Lodha Kharadi Project where builder is encroaching Parking space and amenities for new buildings?

      Sonam ji, developers cannot change anything in the sanctioned layout without the consent of 2/3rds of the existing allottees (buyers).
      If any builder does so, it is a complete violation of MahaRERA rules, and buyers can approach MahaRERA in case of such violations.

      Indramani Ji, From now on, developers won't be able to do this. They will have to provide a declaration. And if they default, they will have to pay a penalty amounting to 10% of the total cost of the project.

I recently purchased a flat in an under-construction project with 20 floors, 2 parking floors, and a landscape podium. The builder claims that installing safety grills externally to windows could violate fire safety norms, impacting the OC approval from PCMC. Internally installing the grills is suggested. Could you provide detailed insights on this matter in your Q&A video? I’m curious if this is a genuine safety concern or potentially a tactic to maintain the project’s exterior aesthetics.

      Shivani ji, developers mention this to ensure the process of obtaining the Occupation Certificate (OC) from the Corporation is smooth and to avoid any extra under-table costs. It's important to note that concerns usually arise from changes to the sanctioned layout plans, not minor modifications to the elevation's appearance, and adding safety grills often doesn't conflict with fire safety regulations. Their main worry is to maintain the exterior look of the building, as you've pointed out.
      Developers sometimes install only partial grills, leaving it up to the buyers to fully secure their windows at their own expense, for cutting their costs.

    Project should register on single number not divided part wise whole project complete on one time. Local small developer should end their business they use RERA rules . As possible as RERA SHOULD strict ont time planning one permission no revision no part wise rera

    builders don't update maha rera site time to time , Annual Audit Report of Statutory is not updated by builder , Disclosure of sold/ booked inventory are also not updated time to time ... etc.... much more

    What happens if builder has already got multiple RERA approvals for said land? Will he not be able to get any more RERA approvals?

      Developers will have to declare that any remaining undeveloped land will be approved all at once, not in parts with separate RERA registrations.

    Agar MahaRera par project ko litigation Yes hai aur agar developer bol raha hai ki litigation apke building ke liye ya jagah ke liye nahi hai, what should we do?

      Developer zhoot bol raha hein... lawyer laga ke enquiry karo. Final approval ya fir Final OC (occupancy certificate) nahi milega jab tak litigation solve nahi hota. Avoid such projects. If you want to go ahead then Lawyer is must. Developers and their agents will lie on your face. Better if go for no litigation project and stay worry free.
      I was also about to get trapped in one of such projects and developer side people told us that litigation is not for this building. But it was for same building. The building was built on a land which supposed to be given to government and instead they built new building on that land. Price was attractive. But once we researched and found the partial OC certificate of other completed buildings, there in section B it has given details about litigation and we came to know that litigation was on same land where the new building was built. And so we cancelled our booking. Developer even tried to persuade us by showing us OC of other finished buildings, but there also he never showed us Section B of that OC as it would reveal everything. He was streight forward lying that we got OC for other buildings that means this new building is also legal. But its not. He was selling us flat in a Illegal building. So either have a lawyer for litigation projects or just avoid litigation projects. prefer non litigation project and stay worry free.

    Builders will start saying RERA date to be 10 years if they has 4 phases. People will still buy it. People who buy the flats in phase 1, will have no legal option if the promised date is 4 years for phase 1.

      Ganesh ji, we didn't quite understand your point.
      As per the new MahaRERA order, builders cannot launch projects in phases anymore, as explained in the video.
      Regarding the possession date, the date shown on the RERA page is not of primary importance. The final possession date mentioned in your agreement to sale is what matters. Based on that, you can claim compensation in case of a delay in the possession date.

      I thought RERA date is the final date. Because some big project's have RERA that is around 8-9 years down the line.
      But if we can claim the compensation based upon agreement date that should be good.

    If someone has ton of money and can build a 14 storey 75 thousand sq feet mixed usage building on their own.
    Is it necessary to have Rera registration to sell the flat after completion?
    They have all necessary government construction approvals.
    That party don't even need one rs of customer to complete the project.
