    In Pune , local builders like VTP , Kolte Patil etc are not professionals. They do not have proper Project management. They are not having proper monthly milestones, target , achievement against target, no proper Project review process from top management.
    They are interested in launching Big projects and taking bookings, their Sales team is strong but no focus on other activities of the project. They have no focus on existing projects, where all inventory is sold.
    We booked a flat in VTP hilife in September 2020 and still struggling to get possession. If builder is not having any financial and legal issues, then why they are not doing pending work on war footing, it is just lethargy on the part of builder.

      Did VTP crossed RERA possession date? If yes, then you should be eligible compensation for delay . Do inquire about it with VTP.

    VTP Leonara at Mahalunge is not delivering on time. Commitment was June 23 but till date not delivered. Giving reasons that OC is not received. Please guide how to get OC status.

      Oc can be given after possession also this might not be exact reason usually if inventory isn't sold it will be with marketing team unless it is sold check with rera date.

    Most of the VTP projects are delayed but they keep on launching new projects without keeping their promises for the sold inventories.

    VTP Townsquare project has lapsed in 2023. Don't assume only delayed possession is the problem, buy only if you are fine to never get what you paid for.

    VTP Leonara D agreement possession date was 31/12/2022 and yet the builder is not able to provide a transparent answer regarding a date. If you ask CRM about possession they start crying in front of you because they don't have any answer. Very sad😢

    Shapoorji pallonji is good developer, despite of covid they give timely possession for Joyville Hinjewadi i.e. before RERA date.
    another good developer is VJ giving possession 1 year before RERA date.

    VTP is launching very frequently and unable to deliver on time.
    VJ has good reputation in delivering on time.
    Gera is average in timely delivery but sometime observed as delivered with poor quality.

    I would suggest viewer to avoid Goel Ganga Development builder to avoid time and money loss. You can refer Ganga Serio, Ganga Newtown even Ganga Amber which is from sister company. False commitment by sales team and delayed possession are key features of Goel Ganga Group

      This is the safest option in my opinion too. Again based on my experience, problem is all agents do lobby and increase the price drastically for ready possesion flat. RERA should do something about it.

    I booked in wing F(Phase 1) Majestique Marbella,Kharadi in Oct 2020, builder said to deliver by Dec 2023 which is logically sufficient time to complete but situation is that builder have taken 95% of money in June 2023 and still work in progress and June 2024 is tentative time. Highlight points are 1) One year to complete 5% of work and possession? 2) Builder is not giving proper and timely updates. 3) As per Maharera possession date dec 2025 so buyers cannot take any action. 4) As per the current work status June 2024 still tentative because OC required as per the terms and conditions fulfilled which looks far away. 5) At the time of sale builder and salesperson very confidently said to give possession by before Dec 2023 but now only tentative words using for any query. 6) Builder have launched new project Majestque Evolvus but not sure of about the possession date for existing one.

      I too booked in Majestique Marbella. They told me tentative April/May 2024 they will give the possession. As what you rightly mentioned @ashwingupta1241 - I don’t think they will give by May 2024. Majestique Empire has cheated many people like us. I request SaudhaGhar Team to cover on Majestique Marbella Phase I project .. so that buyers will be aware of their false commitment.

      What is the possession date given on your agreement? You'll need to file written demand from builder for compensation if possession is delayed beyond that date and file a written complaint to Maharera as well.

      This is something you should have considered before. Regretting now is of no use after the damage is done.

      In pune generally all builders are not prompt in delivery. I own flat in VTP kharadi and I invested in Mumbai's number 1 builders project too recently as my 2nd investment, who launched in pune Hinjewadi and my experience with both builders are same and its not drastically different. Real estate investmnets are risky, so can not rely blindly on anything, but dont exist at this step, as it would cost you some amount which you already invested.

    I booked a flat in VTP earth 1 in july 2023 at the time of token the promised possession date will be june 2026. Later when I checked on rera their date was oct 2028. After so many to and fro with CRM team after 6 months I had to cancle my token with 1% deduction as they did not do registration in this 6 months.

      Shivani ji, developers mention this to ensure the process of obtaining the Occupation Certificate (OC) from the Corporation is smooth and to avoid any extra under-table costs. It's important to note that concerns usually arise from changes to the sanctioned layout plans, not minor modifications to the elevation's appearance, and adding safety grills often doesn't conflict with fire safety regulations. Their main worry is to maintain the exterior look of the building, as you've pointed out.
      Developers sometimes install only partial grills, leaving it up to the buyers to fully secure their windows at their own expense, for cutting their costs.

    ANP memento, Wakad is showing good progress, scheme is of 4 building each of 28 floor. A and B's 28 floor done; brick work and finishing work is ongoing. C and D 's 19 floor done, remaining work ongoing. Amenities work not yet started. On agreement June 25 is delivery date, looks achievable at the moment.

    I've purchased a flat in Planet of Joy in Ubale nagar, Wagholi. I want to know the development of the road from Panchsheel Tower till Nagar Road.
    As per Development plan of Wagholi UGC Sheet No 11, POJ is under Gat No. 1286. We can see 24Mtr wide road is already proposed under the given plan.
    Please tell us when and how the development of the road has planned and the future of the said road.

    developer given orally commitment Dec 2023 and Rera mention dec 2024. Now current work status might be developer will give possession on Jun 2024. As customer should we take any legal option or challenge for compensation.

    Sir Recently I booked a Property at Siddhivinayak Landmarks "Magnus Parkways". After Seeing your one of the video I understood some specific clauses to be taken care of in Builder in Agreement. The above Builder mentioned some points regarding delays if required construction not completed as per the time specified in the agreement that includes act of God, non availability of Steel, water, labour and so many things. May I trust this builder. Please help.I also shared my agreement draft to you personally, kindly review and advise.

    VTP is on a project launching spree. False promises are made to buyers and not able to deliver projects on time. No wonder why so many people have commented about VTP delayed delivery.

    Vtp Beumonde not delivering on time, aggrement give the possession date of june 2023 but still waiting for possession and no compensation as well

      Same here, we took in Beaumonde and agreement date is Dec23 ,still not sure when we will get it.

    Normally you do great analysis sir. Let me tell you, delivered inventory figure might go down further next year as well. You missed one critical point, fresh launches were minimal in 2020 and 2021 during covid time and 3 to 4 years is average time required for construction. Result in the end, prices will further go up in near future.

    Hi, We have one plot in Undri, but presently we live in our Sinhgad Road in a 2 BHK flat that we own. We are debating if we should build a house on this plot or sell the plot. We are happy where we live and the distance between Undri to Sinhgad Road is long. Should we sell the plot and invest the money in the retirement? We are middle class family.

      Yes before someone illegal encroachment on your plot. Or do fraud with bogus documents. Sell the plot immediately since you are far away and not in possession to do construction there.

    Kolte patil failed to deliver, and they are confident that they will not able to deliver post lunching so in agreement itself they have kept close that based upon situation possession date may change and updated on Rera website, they know them selves 😂 1 year delay in R7 i tower

    What does launches have to do with delivery? Projects take 3-5 years to deliver after launch ...please share number of launches back in 2019-2021 so it gives accurate assessment of delivery ratio compared to ratio. And the higher number of launches is because the demand has shot up in last 2 years, it has nothing to do with delivery. Didnt expect such novice level misinformation from this channel.

      We’ve already covered the year-on-year trend of launches from 2019 to the present in our Data Analysis videos. It’s interesting to note that the delivery timeline for any launched project is typically 3-4 years. And you’ll be surprised to know that in 2019, over 1.1 lakh inventories were launched. Then, the decrease in the number of units delivered by 2023 indicates there has been an overcommitment from the developers, and major developers have failed to deliver on time.

      Then I don't think RERA is providing any improvement. All the projects get a 5 year timeline for completion, which is not reasonable. Considering the latest construction techniques, this timeline of 5 years is too long. And after this timeline any project fails to deliver, I don't know what a buyer should do.

    Based on my personal experience, VTP surely take extra time to deliver but having said that the quality of material used, fixtures and fitting in flats are definitely better than competition in my opinion which is more important for me. Also, so far VTP CRM team was quite transparrent about delivery dates and VTP is showing willingness to pay compensation for any possession delay as per agreement which is good.
    My overall experience with VTP is very good so far and if you are not looking for flat for immediate personal use and can wait for longer duration for delivery, would recommend VTP projects

      It seems like you're acting like a broker or maybe you're pro-VTP, because the quality of a project, especially fittings and fixtures, is known only at the time of delivery, not before that.
