Also when you buy a land/house there is registration fee and when you sell capital gains for the house sold needs to be paid. I agree that there is a high risk in share market but risk is everywhere. If you want to buy a flat to stay do it but it cannot be treated as a best investment especially when you are buying it in loan IMHO
