What if the bank people participate in the auction and bid for higher amount and increase the value. We will not know who is who. This is very common in any auction by making their own people to participate and increase the value. I have seen this in a fish market auction selling fish for high price by having their guys to bid for high amount to increase the price and sell. Hope it makes sense.

Usually the money owed would be much lower than the property value. So there is usually no intent from them to inflate the prices.
Should speak about legal problems after purchase
1. Tell which bank is giving 30 to 40% discount..even bank wants to increase the buying price of that USED PROPERTY (th' auction ) & sell it for a maximum profit.
2. Generally, no body likes to buy a flat/house/property which has been used by other persons.
3. After selling, banks will wash their hands & move. After consequences, (for eg. drainage problem, -ve vibrations in the house, legal heir issues, construction defects, etc.) only that buyers has to face.
So, my advise is DON'T BUY AUCTION PROPERTIES..👎

Buyers won’t know if there is any dues by property owners to other government departments such as central excise, ESI/PF, Income tax, GST, etc apart from bank dues, there may also be some court attachment for the dues. Hence the dues if any has to be cleared by the buyers even after paying the reserve price fixed by banks. So risky

there is correction. emd is 10% then if you win bid you have to pay 15% on spot. they will give 15days time for remaining 75% amount. they will release sale certificate after that. it very risky to buy auction property. think before you invest.

@@gopikrishnan61 He says that when the person's bid is accepted 25% cost has to be paid. Balance 75% cost to pay within 15 days. If not the EMD 10% will be retained by the auctioneer. Ex.... If the property is 70 lakhs and if the deal is not finished within 15 days, individual will lose 7 lakhs(10% EMD). He FEELS it is risky.
this is risky. we may see the auction property in these sites. But what happens is sometimes the owner of the property would not have left the property but bank sells it. The buyer will struggle a lot to throw that old owner out. Please research a lot before buying such property

Don't recommend bank auction sales. I have personally been affected very much. I have purchased a house 14 years ago from a very big and reputed bank but the original documents are yet to be handed over and even I couldn't sell the prop for the same reason. If the buyer who proposed to purchase who seeks for the bank loan, the bankers asking for original documents even the same banker themself demand the same. And also I heard that the defaulter sewed the bank that's why the original documents are not available with the banker. It is my personal request for the buyers to verify with the bankers whether the original documents are available with them. Whether you have any explanation towards the same madam?

Nuisance. Inflated loan. Bank managers have granted loan to achieve target. Loan amount is more than property value. 90% building value, 75% land value, Now they give for market rate that is 10times more than guidance value. ROI is 12% floating rate. Loan tenor 20-30 years. Nearly 90% of EMI goes to interest component not the principal amount is always considered due to bank. After paying 5years of regular EMI, just 5-10% principal amount is repaid. Court considers everything. A substantial amount to be settled to the owner (borrower), that will be either included in the expected auction value or floor price. Even in many cases the bank managers ask the buyer to pay some 15-20% amount to the borrower. Mostly the houses on action are self occupied property and tge owner doesn't have any other shelter and the children studying in nearby schools. So the buyer cannot in practice enjoy the property.
For 1 crore house loan (principal), the interest is also around 1 crore (depending on loan term years this may be vary). For the bank the money almost doubles, but if foreclosed then bank has to spend money for auction process (which will be recovered from borrower). Only relatives will lend money without collateral
