  • Building a nice house in the Philippines involves a lot of work but maintaining the house is also labor intensive. My wife Jovy works very hard keeping our property in pristine condition. This video has a month by month slide show of the construction of the house then Jovy shows off her plants and landscaping.

      We paid around P800 but that was a few years ago. I'm sure it has gone up. Property on Biliran Island seems to be expensive. Thanks

      That is Carabao grass. We dug a lot of it from the cow field behind the property. We had to raise the grade of the property about 1.2 meters using fill dirt since the property was once a rice field. It required more than 100 dump trucks of fill dirt. All the fill dirt was dumped by the road and carried in cement sacks and buckets. A lot of the grass was already growing wild on the property so as we were backfilling we saved the best looking grass and put it back on top of the fill. We did it checkerboard style as you can see in the slides and blank spaces filled in a short time. The only problem is the plant that closes when you touch it. That one will choke out the grass so we had to pull up all of those plants but you have to wear gloves because of the sharp thorns on those plants. Thanks

      The lot is 1,700 - 1,800 sq. meters and the house is about 200 sq. meters. Thanks

    Following with great interest. What was price per meter for land? Square footage of main house and cost per square meter ultimately?

      We bought 2 lots, each lot is 850 square meters. The first lot was purchased in 2009 for around P600K and the 2nd lot in 2013 for P950K. Land is very expensive on Biliran Island. That is a total of 1,700 m2 or .42 acres which is a large building lot in the Philippines. Take into account that the owners of the property were relatives of my father in law and knew an American was providing the funds. We contracted to have the house built for P5.5 million. It has 3 bedrooms, 2 1/2 baths and a maids quarters which we converted to the laundry room. The house originally had a tiled patio on each side, one off the dining room on the left and one off the kitchen on the right as you face the house. We had those enclosed and the one off the kitchen was supposed to be the outdoor dirty kitchen but it is now an indoor second kitchen and the dirty kitchen is in the back behind the pool. I probably have over P10 million in the entire project. Thanks for watching.

      Wonderful job. Beautiful home. Does it make a big difference cost wise whether you build two stories or the same sq. meterage on one story? I built a small home in Mindanao to decent (local) standards at 10,000 psm... but am currently closing on 2.6 hectares and would like to build something very special like this.

      I believe it makes a difference. We had an amazing foreman named Lido on the big house and it was designed by architects and engineers. If you notice the 75 m2 bungalow in the back, my wife and I drew up the plans for that one from a photo we found on the internet. When the big house was finished we talked Lido into staying on and building the bungalow. He looked at the the sketches I drew and said it was no problem since it was a single story house and it turned out amazing. The issue with a two story house is having the beams and columns correct to support a 10 centimeter thick suspended slab which is the upper floor. It also has to cure for a minimum of 28 days before removing the supports or props to avoid cracking. The big house and the bungalow both have 12 columns but the columns are much bigger in the big house to support the second floor. The columns only support the roof in the bungalow. Thanks

      I'm deep province but the property I'm buying is bisected with a barangay road with electrical (no water service yet) and since we maintained absolute lockdown on secrecy, ended up agreeing to 50 pesos psm. Everything looks clean except that 13 heirs just showed up, each needed to sign off on the "extrajudicial" distribution among the heirs (3 of whom live in other countries), and each and each a possible roadblock -- but we'll let the seller grease those wheels) @@kikobaliko19

      It says 1,700 sqm on the title. This was a rice field so it required over 100 dump truck loads of fill dirt to raise the grade 1.2 meters. Thanks

    Hello. New viewer here. My wife and I have some property on Biliran Island near Caibiran and also in San Francisco Quezon. I will be moving over there with my wife and two children within the next year and I've been looking for someone in the area to ask some questions. Can you tell me a little bit about the weather and temperature in Biliran? I thought it looked really warm there most of the year. We would be in the province. Thank you.

      We are located in the next municipality south of Caibiran which is Cabucgayan, not very far from Caibiran. The weather is hot year round. After all, it is the Philippines. It is a little cooler during the rainy seasons but March begins the hot weather again. You have some nice places to cool off near by like Tomalistis Falls. I also like the small Paradise Beach in Culaba. Mornings and evenings are not too bad. If you like to swim in really cold water visit Kasabangan Falls in Balaquid. That is my favorite, but you have to do a little rock climbing because a rock slide took out a portion of the suspended walk way. Yes, you will be in the province all right, the whole island is province living. You will have pretty good access to Naval shopping via the Naval Caibiran Rd. Good luck.

      @@johnb5478 The builder was A-build Construction out of Cebu. The engineer was originally from our barangay and he went to school with my wife's sister.

      This area is the eastern Visayas. Our house in on Biliran Island, the capitol is Naval but we are in the Cabucgayan area. The island is known for breath taking waterfalls. Tomalistis Falls has the world's sweetest water according to the Guinness Book. Not many Americans living in my area and that is what I like about it. I prefer the province life over city life. I would never live in Manila or Cebu. If you are single and a veteran you can get a SRRV retirement visa and live here permanently. If you are married to a native born Filipina you would be eligible for a 13A visa.

      @@johnmurray7557 If you want the "SRRV Expanded Courtesy" visa that is special for veterans it is a good idea to have a copy of your DD214 apostilled. You would also need you proof of income (pension and/or social security totaling $1,000 per month) and police clearance apostilled. You can do those things in country, like I did, at the US Embassy. I was exempt from the police clearance because I was 70 years old when applying and I had been in country longer than 6 months. The visa costs $1,400 for application and you have to deposit $1,500 in a special PRA (Philippine Retirement Authority) bank account. After all that it will only cost $10 a year for the ID card, and you can do 2 years at a time. It also exempts you from all the exit clearance hassle when leaving after a 6 month stay. The SRRV is for life, just the ID card needs updating. You can have an agent do all the paper work for you at no extra charge.

      The contractor got the permit for us on the 2 story house. We tried to build the the single story bungalow without a permit but we got busted and had to pay around $500 for the permit and for a municipality engineer to draw up blue prints.
