Maganda ang property may bahay na at hindi mahal ang price per sqm. Pero since flat land sya kailangan kung magpagawa ng house is two story para kung may flooding man na dumating na hindi inaasahan may matakbuhan at mailigtas ang buhay at ibang mga gamit.

Just a thought, I think it would be good for you also to start looking into cars/vehicles. Although you are living in an apartment, it is a decent one and you can prepare and save up for your dream house. With the house, i think it will be beneficial for you and for your jobs/business/ and your daytrips with your friends and families! I would love to see you flexing!! I really adore your videos
Hi Donna. As what others said, I hope you're careful in researching the property. You can go to the Registry of Deeds and ask for a certified true copy of the title. (Bring photocopy of the title plus your ID). The certified copy will also show if the land is mortgaged (nakasangla).
I liked the 2nd property. I see the house as an advantage. As you've said, you or your workers can stay there and you'll have a place to store the materials for construction. It also has mature trees. You can build your house farther back. In the future, you can convert that house to apartments or transient rooms for rent.
The 3rd property is also good, if your budget is lower. 300 or 400 sqm is good enough size for a small house. You can make a small 2 storey house & still have space for apartments or rooms for rent. Good luck on your future endeavours!
Suggestion: The floorline of your house must be higher than the road.

That 2nd property with 2700 SQM, wow, what a dream. I would knock that house down in a heartbeat and then flatten out the land then build a dream home there.
Pwde din maging guest receiving area later on after u build a house at the back .
Pwede mo gawing stock room at rest area ng mga trabahante sa pag gawa ng bahay mo sa likod. Or later on you can make it for bussiness whatever you want to
You can still build yout dreamhouse at the back as you planned and the existing house can be rented out or quarters of your helper/care taker

Did you do your research 1st? If that land has never been flooded?
Thats the first thing i ask 😊 it has to be no history of flooding
Talk to neighbors too to make sure na hindi binabaha. If you're building a new house or add a house, build a 2 story house in case of flood. Iyong dating hindi binabaha noon, binabaha na ngayon.

Order a certified true copy of title from the land registry office on line delivered to you. it will list any encumbrances on the title. Ask the seller for title number or photocopy.

So I am surprised you are buying land and building a house, I thought that would be years down the line after a career etc?
I also didn't know that your housing company ended up going bankrupt, that was the first time I had heard of that? So you and Richard both didn't get any money, none of the construction equipment and tools, land bought and paid for, nothing whatsoever???

Thanks for letting us tag along on your property search. The first property is a little too small for my taste. The 2nd had a nice big lot, but trying to rehab that house could cost you a lot of money? But I did like those big trees in the back.
The 3rd lot seems very nice, plus you can build exactly how you like, and not have to make someone else’s property/house fit what you like. I am a little confused about the lot size of the 3rd property? At first the graphic said 2000 square meters, then later it said 300 and 400 square meters? It looks like 2000 square meters, yes?

The first property you viewed is hugis gunting....it must a NO NO to all hugis gunting...(2 roads thing).
The property were ELLA gave you grass and were there's goat 🐐 is "80% GOOD" but no existing house and no concrete fence only😊 for future construction materials and construction workers to have a decent roof for resting and lunch.

Buying a land and building a house on it is a colossal responsibility with just you and your daughter overseeing the construction. Oh my. Well, its your money. Just be careful with the people your dealing with.

Yes it happens so everyone just need to be careful. You always have to ask for a copy of the title and who are the owners. You can actually confirm it from the Registry of Deeds I guess.
Yes. Ask for a photocopy of the title and request for a certified true copy from the Registry of Deeds, before giving payment. You can also see from the certified copy if the land was mortgaged (naka sangla sa bank or other institution). Dapat clean title, at hindi Tax Declaration lang.
if you know her from her previous UA-cam channel, you know what they used to do. Buy properties and build houses. She's not a newbie when it comes to buying properties.
