He has a large empty front space that he can do something with between the kitchen & office space … the house very clean & minimalize furnishing, unless he still be filling more furnishing as they go. No pool included, pretty big lot, house always looks fresh & clean newly built & low maintence on property …

As far as the rest of the property, I don't think there is any immediate plans to add more building structures but rather to keep it open for trees and landscaping.

Homeowner's insurance is available but very few avail of this coverage. Mostly because houses are made of concrete and steel rather than how we build in N. America mostly of wood and flammable materials. I'm not aware of any of the houses I've covered in the New Home Build Series where the homeowner has purchased homeowner's insurance.

Foreigners need to understand that they cannot own land in the Philippines. What part of that is so difficult to accept?? Your name as a foreigner on the house means nothing. Plus, these are foreigner prices. My point is that if you are dumb enough to fork out money to purchase land in someone else's name...do it, just don't come online crying like a little schoolgirl about how you got taken for a ride as if someone put a gun to your head. No! Take your "L"s and move on.
Actually foreigners can own land here but under very specific circumstances. This accounts for probably a fraction of a fraction of land ownership here. As for what foreigners pay for builds here, my experience in 7 years is the pricing is the same for a foreigner or a local if the foreigner is smart enough to do their homework. I explain a lot of that in the Villa Feliz build series. Point is life is short and you can't take anything with you when you're gone so why not enjoy paradise while you can. Everyone has a chance to live in their "Happy Place" but you need to always look at your glass half full...😊

I also agree with you that foreigners can in fact own land there under very specific circumstances. For example, a foreign can create a corporation comprising of at least 5 members, of which 60% of those 5 members must be Filipino citizens…or 3 of the 5 members. The workaround is that the foreigner who is entitled to 40% will basically lifetime buyout 1 of the additional 4 members 15% vote, thus giving the foreigner a 55% majority vote on all issues concerning the property. However, because of this loophole the Philippines government passed the anti-dummy law which imposes both criminal and civil penalties on individuals found in violation of foreign equity limitations laws which may also result in the forfeiture of property and assets in breach of said law. Foreigners can also legally own land if he or she is married to a Filipino citizen at the time of the Filipino citizen spouse’s death. However, said foreigner has a limited time to sell the property or lose established rights of the property to a surviving son, daughter, mother, or father of the deceased Filipino citizen spouse. Yes, a foreigner can lease land for up to 50 years with a possible additional 25-year extension…we all know that. And yes, a foreigner can own a Condo so long as the overall Condo structure, whether by unit or square footage is not already more than 40% foreign owned. Foreigners can build and outright own a physical house on a piece of land that is in his or her Filipino citizen’s name. He or she as a foreigner can also lease said land that he or she builds a physical house from his or her spouse, girlfriend or otherwise. To wit I would say, if things go south, I seriously doubt any foreigner could endure the spouse’s brothers, nephews and uncles’ constant harassment, to include possible death threats, as well as physical altercations to get him to depart the property all together. And dare I say that the Barangay Captain is going to be of little to no help assistance as it is simply not the Filipino way to go against another Filipino particularly if there is a perceived rich foreigner involved. Just food for thought. Not attempting to discourage foreigners from doing as they wish regarding how they live their lives in the Philippines with whatever risks they decide to take in footing the bill for land and building a house. But noting that they should consider what rights a foreigner actually has in reality "if" they are not in the type of relationship that has weathered multiple storms, trials, tribulations and still remain the best of friends in laugher, comfort and confidence with their partner as I have and possibly you as well as some others have.

The first house is on a lot that is 1107 sqm. The second on a 750 sqm lot.
