I was supposed to close today as a buyer. But the seller had issues with HUD, so my closing got pushed back. There has been a serious lack of information from the seller and I am wondering when i need to get a lawyer.
My daughter bought a condo in Guelph, Ontario, Canada and occupied it after a few delays. Her monthly occupancy fee is around $3600 a month, more than she brings home, causing financial and mental stress. The closing date is nowhere soon, told it will close some time next year and that all 3 bldgs are looped together. The parking lot is not even built and they are being to told to park at the grocery store parking lot nearby. Those that park close to the building, even temporarily, are getting parking tickets. What can we do?
What happens if the buyer wires the funds the day before of closing and the seller doesn’t go through with the sale for some reason? How quickly does the buyer receive their funds back? (This is assuming a cash sale.)
This happened to me. Literally 2 weeks ago. I had a loan, appraisal, and inspection contingency. I waived all it was all good, and The day of closing they backed out. My earnest money was refunded and I’m seeking more funds for wasting my damn time. We are in California and have hired a lawyer to get more money because in that time we could’ve offered and bought another house. And they violated the contract. tldr yes the earnest money was returned instantly (26,700)
Remember people your promissory note will pay for the home so don’t forget to sign your signature under a special endorsement. Ask the Attorney for a receipt for all of your documents. When you get you deed of trust accept it as Grantee Absolute. Read, read, read what you’re getting into. The wording is tricky and will bind you into a contract that will not benefit you. Peace!
As I understand the video, you can't get the keys till after the deed is recorded. Since that in itself takes between 14 - 40 days, then no, you won't get the keys on closing day.
I got my keys on closing day (a few weeks ago). I'm not sure if everyone does. I got the notice in the mail a week later that the deed recorded the next day.
