Yes to that judge. I was in court and my attorney was experienced. Before our case was heard there was an inexperienced attorney trying to litigate a case. The judge also told her there was a better way and asked if an attorney in the room would be able to talk her through the process and then she could come back. My attorney who was amazing volunteered to help her.
Closing costs is such a scam. I buy something, I hand the seller money, end of transaction. They’ve arbitrarily added in all these middle men over the years and now you have to sell your soul to the devil just to own a house
Recently, my partner was in a situation where a few days before closing, the buyer and him found out there’s a cloud on the title because the current sellers + previous sellers didn’t use an agent or an attorney, therefore, there was no title search. The closing is now 4-6 months out because of this. Using professionals is important.
Arguably, an agent wasn’t necessarily needed to have a title search… but if they hired an agent, there would’ve been no freaking option to avoid using an attorney.
In southern NY, legal fee for closing is around $2000. Plus there's bank closing costs and title insurance closing costs.
My closing cost on over a half million dollar house was $26 dollars.

Sellers never pay the buyer's agent's commission DIRECTLY because they pay the commission directly to the seller's agent brokerage and then, the seller's brokerage pays the commission to the buyer's brokerage, simple like that here in Florida.

Even if the judge’s decree removes responsibility, you still have that mortgage negatively affecting your available credit. It is better to liquidate the asset and split the equity, or require the home to be refinanced and equity split. The kids can live in an apartment just as well.
A happily married professional friend called me stating her husband is sadly terminally ill with an end coming soon.
