We started the process months ago and felt really defeated then my husband went and saw a house while I was at work and I said put an offer in 10k above asking we did and they accepted! Now we close in a few days we're so nervous and excited

Great information presented and I really enjoy your real estate buying process videos. I’ve got a question for you, but first here is the back story: My wife and I are in the escrow phase now and have a closing date set for Oct 5. We’ve already had the inspection and appraisal completed, both with favorable results. The downpayment and closing cost funds are liquid and available, and have been sourced and verified by the lender.
1) Is it common for title companies and lenders to move the closing date up by maybe as much as 2 weeks?
2) Right now we have a 1st mortgage payment date set for Dec 1, 2020. If our closing date does occur before the end of Sept, will our Mortgage payment date still be set for Dec 1st? Or does it get moved forward to Nov 1st?
What's going on in the LV market and what's your forecast for the next 18mo? Thanks Andrew you rock.
Definitely signing in person. I ALWAYS prefer to deal in person. Insurance, lenders, signing, etc.

@@SerafinN26 most places seem to be going to DocuSign so I’d say yes. I signed a lot of papers during my closing electronically due to Covid.

Is it a good idea to buy yourself? Me and my husband are planning to buy soon, both have great credit score above 760, no debt, but he is the only one working self employed in his own company... I’m with Keller Williams real estate & due to COVID-19 we’re not allowed to close inside the home, they told us to pull up to the office parking lot & wait in our cars for the paper work

Those seem so silly; they are just printed on paper. Use my ID it’s less easily forged.

Yes Ma'am, Las Vegas has property taxes. The Clark County tax rate is .91% on average. The only variation I know about is new home construction, which is generally 1%.

Watching this i'm getting nervous. We selling our house (fully paid off) and buying another house putting 30% down from proceeds - closing within days of each other. Without thinking about it we upgraded our small timeshare which cost $40K financed over 10 years. We were only thinking of not making car purchase, but we just didn't connect the dots because it was an upgrade (but technically, the timeshare upgrade it is a purchase). So stupid. We really don't have debt anymore, just credit cards. Is this gonna hurt us? :(

We were ready for the final walk thru today, but.... instead we got a call that our loan was being denied. We have 3 jobs ,excellent credit, and closing and downpayment... Now Homeless !!! and out $10 K....
That is scary! I thought when they denied your loan you get your Earnest money back. I guess I’m assuming it’s the bank or Escrow that won’t return your funds.

@@jhgandy2653 they pulled it on the 9th, and I closed on the 15th. I signed a credit inquiry form.
What factors can delays your closing on house?
I don't get it why realtor think they have to "perform." It's annoying and looks unprofessional. Aside from that, this was an informative video. Thanks.
