    Great video! I received clear to close over a week ago supposed to close on the 16th now scheduled for the 23rd . Title agency is being difficult! This whole process has been stressful and the closer to the finish line the more stressful things get. This is my first and last house I will never put myself through this again

    Very informative! You might want to tell buyers to read the HOA rules. They can have hidden fees or rules that you need to know. I heard of someone who didn’t do this, and ended up having to paying fees and expenses they knew nothing about! Also , when looking at any property make sure you have a updated copy of the HOA rules. (Home Owners Association)

    This has helped. as a first time buyer I'm not receiving any help to understand the process, and I have a counselor! I haven't been told ANY of this! I've asked family and friends and asked for help. one mentioned the points but no one else bothered to help me understand the paperwork. Two have said, "Good luck with that" or "make sure you know what you're getting into" ok, that's why I'm asming for HELP!!! 🤬 As a mentally disabled person, I need to make sure I'm not getting bamboozled! This has left me strapped, no gas on my car to even get to closing, because I can't spend anything! it's the most stressful thing I've ever done and I'm so close and so scared.

    For example I am buying a house I did everything paperwork finish now isn't house but people living in it who's responsible to tell them to move out the seller or the buyer

    Hi Tiffany Great Video! As a Real Estate Investor who is just starting to wanting to do Wholesale Deals, do I have to Sign all that Paperwork First, before I pass it on to the Buyer, or is it only the Seller or Buyer that has to Sign all of that Paperwork? Please let Me know, or do I need a Real Estate Attorney on Closing Day or will only a Title Company be necessary to be present, along with Me, and the Cash Buyer, I assume?     Any Title companies or Attorneys here that can close on Subject to and lease option investment properties? We provide and place Sublease Tenants in the properties. I have all the Documentation, Properties all in Trust also.

    Now December 2023. As an HOA representative, we have a digital welcome packet that includes a cover letter, architectural policies, and payment policy. We would like this document e-signed by the buyer to acknowledge receiving. How do you see this being included in a closing?

    We sold our home with a close date of May 14th. Then close on my new home on April 23. A little overwhelmed but a " good overwhelmed"

    How about when they add an amendment to the contract (and incorrectly label it 'addendum') which AMENDS the due diligence terms, and sends them to an escrow agent under THEIR terms... Seems shady to me... Should someone retain a real estate attorney BEFORE even signing such an offer to purchase? It seems as if they are attempting to defeat the provisions set forth by the legislature for seller protection with such an attachment to the offer contract. What do you say?

    Is closing a probate court case for transfering their property to own for themselves called closing as well??

      While going through the process of closing a probate court case.. They sent some papers like a quit claim deed, of both the deseased and themselves and thought that the court would finish their case without final fees to conclude the probate court case..
      Oooo and they thought it would be over if a document called Sworn Statement to Close Unsupervised Administration,, would complete the conclusion of their probate case..
      Can you explain to me so I can help them to understand, the difference between a closing of probate court case for ownership and a closing of estate to sell the property..

    As I understand from your video, there is no participation of a State in closing procedure, isn't it? I am from Ukraine, and here we have certification procedure and online State Registers, where we can get the info about owner. Do you have it in USA too? Thanks for video!

      The lender will have verified funds from the beginning of the process...typically with some sort of pre qualification letter ever before you submit an offer to purchase a property.

    In the condo I live on the outside there are recently broken bricks. This problem needs to be fixed. No one is doing anything about it. Not the Association or the Superintendent. Does anyone have any advice for me? I do not want to move at this time. I am one of the owners. The building has more than 100 units.

      You never get the earnest money back if the property is closed. It is applied to the transaction as part of the down payment.

    With a married couple, are both wife and husband names on the title? Can most loans be paid off in advance, for example if the owners suddenly inherit cash?

      Typically a day or two to have exact numbers but it still can change right up to the closing so we always recommend bringing a checkbook just in case.
