My rational brain says everything is probably going to be fine, but my anxiety brain is terrified of what happens if the inspection reveals something (or multiple somethings) horrible.

During covid the experience was a little different. 2 Days ago we got a notary sent to our home who took our signatures and then we received sellers signed documents uploaded to us online. On the closing day we are just expecting a call that we can get our keys 🔑 once the records are updated at the county office! Never met anyone but our agent during the whole home buying process.

I really need your help! I closed on my house on October 26th and at closing my husband and I noticed that the $10k we put down for earnest money wasn’t on the page where they showed the deductions such as my down payment. My husband asked the lady at closing about the $10k earnest money deposit but her answer was so technical we still didn’t understand it. I have the papers here and it keeps bothering us because we just don’t understand why the earnest money wouldn’t be on the page where they show my down payment etc.. Also I thought I bought the house for $400k but at closing the cost was $416k. When we asked her about this she said something about all of the fees and after adding those it adds up to $416k. We just need someone to look over the paper and help us understand if we were scammed on our earnest money as well as total cost of home. I also have gotten sooooooo many closing disclosures that I’ve had to sign and even this week way after closing I got another closing document to sign (revised) I was shocked because I thought we were done!!!! . If you could please please help I’d be happy to send you some money via zelle or however you prefer but we need help!

Close on mine today. It’s a rare situation. Negotiated the sellers to bring it from 200k to 175k. Appraised for 181. First time home buyer grant paying closing costs. USDA guaranteed loan so no down payment. Insurance is 50 a month even though roof is 25 years old. The only thing I had to pay was for a 3rd party inspection which was my choice to get one, and smoke alarms and carbon monoxide alarms because the appraiser said we needed them. I’m actually getting a 900 dollar check back at closing which was for my EMD anyways

It's also great to hear that you were able to secure a USDA guaranteed loan and don't have to worry about a down payment. The lender and a realtor I am currently going through are telling me that I can do this all remotely. I am currently buying a home in Arizona and I live in california. They said that they can have a person come over to my current address and notarize everything for me then he goes back with the documents. Have you ever heard of such thing happen? Just seems odd how they allow people to buy homes from out of state like this
so question: The buyer pays closing costs? The seller pays closing costs? Both pay different closing costs? The usual "realtor commission" is paid by seller I hear? Is this commission split between listing agent and buying agent? So seller pays the entire amount of commission of 6%?
I've been working toward closing on my home in Washington state, and closing on my new home in Montana. My loan for my new house is already in underwriting, and I'm set to sign my closing documents with a mobile notary on the 30th of this month (September - it's September 22nd today). And my buyer says he wants to close on the 1st of October. And he's saying that he wants us out by 9pm on that night. But that will leave us about 36 hours with no place to go. We wanted to physically leave Washington early in the morning on Saturday the 3rd. I know technically the new owner can legally tell us to be gone by 9pm on the first, but is there not a way to negotiate those 36 hours? Can we not pay him rent or something for that time? My agent says that he doesn't sound very receptive to the idea. So what are we supposed to do for those 36 hours? It's me, my wife, 3 dogs and my buddy who's driving over to Montana to help us. It's only 36 hours. It just seems kinda dumb that my buyer can't make an exception, or let us pay him rent or something. Is this a common issue you see?
You can certainly negotiate occupancy. Normally, this is done at the very beginning so both parties can agree upfront. It's pretty common do pay rent prorated for a few days if the buyer is being a stickler about occupancy. Or throwing in an extra $500 - $1,000 credit to sway them for the extra time.

Her mother, our granddaughter was soon to be struck on a drug benge. so it was not too long she disappeared so then we went to court and took guardianship. We love her as our own & will take care of her forever. We are both retired and living on limitted funds but will always take care of her & her needs. She is now 5 & 1/2 . She will start kindergarten August 19th.
Ah... it's very refreshing to see that, despite all our differences, we are all incredibly similar in most ways. We all want to put a rood over our heads, fear being stuck in an unhealthy long term commitment, and per the closing of a house, my biggest fear would be getting gassy or something at the table. That would be just my luck.

I am trying to wire the funds to the escrow. I got the bank details on the email. Since email frauds are on rise, what precautions should I take? Should I wire a little amount first and confirm from the closing attorney if they received it and then wire the bigger amount later?
I wouldn't send multiple amounts, it can get difficult to explain to underwriting if they have to look at it. Verify the wire instructions over the phone with your loan officer (at a previously verified number) and then verify over phone with the title company (look up their phone number online). If you verify those two ways you'll be fine. If wire instructions ever change, re-verify with both over the phone again.

I disagree with the sellers having a couple days to move to move out after closing.. when you do your final walk through on closing day they best be moved out, if they are not don't close. If you came to an agreement about them staying for a week or so then that is fine, but just be aware once you own it if they won't leave you would be responsible for paying for any eviction process if they refuse to leave!

For anyone watching this during "the age of Covid", I JUST closed today (Wednesday) on my new home. And here's what happened. 1. Monday I got a file from the title company with the final papers I'd be signing. I didn't have to sign anything then, or even print them out. But it showed me all of the papers I had to sign, including THE FINAL NUMBERS for the mortgage, including rate, what I needed to put down, etc. 2. Part of this was also the amount of money I needed to wire to their bank. Because of Covid, I was NOT able to handle this via a cashier's check; I had to wire the money. The title company gave me the amount (to the penny) as well as the instructions on how to do so. This amount should match the amount in the papers they just sent you. 3. I read over all the documents they emailed me. There are a LOT of them. 4. When I was satisfied, I wired them the money. 5. Later that day, they called me to set up a time to meet the notary to sign the papers. Normally, this would be done at the title office, but because of Covid this may have to be done at your home, or in a parking lot or even a Covid-safe coffee house. My appointment was set for Wednesday 9 am. 6. Wednesday, around 8:45 the notary called me to confirm the appointment. 7. I met him at a local Starbucks and we started signing papers. If you need to have him/her go over all of them with you, be prepared to do so for at least an hour. I already went over them all so signing was quicker. He also gave me a hard copy of the papers for me to take home (there were around 100 pages total). 8. Be sure to bring your Driver license; he/she will take a photo for identification purposes.

Yep, there are buyer and seller closing costs that are different.
Realtor commission is usually paid by the seller and split by both agents.

If a bank wire transfer is initiated on a Friday, when would the funds appear in my account?

My husband & I have been fortunate enough to have inherited our great-granddaughter at birth . Her mother, our granddaughter was soon to be struck on a drug benge. so it was not too long she disappeared so then we went to court and took guardianship. We love her as our own & will take care of her forever. We are both retired and living on limitted funds but will always take care of her & her needs. She is now 5 & 1/2 . She will start kindergarten August 19th.

Ah... it's very refreshing to see that, despite all our differences, we are all incredibly similar in most ways. We all want to put a rood over our heads, fear being stuck in an unhealthy long term commitment, and per the closing of a house, my biggest fear would be getting gassy or something at the table. That would be just my luck.

We were supposed to close on monday the 3 but now they told us they will be extending it one more week. Its really stressing me out our lease ends this month and don't want to give another payment which will be a waste of money for only 10 days.

The lender will provide the loan closing documentation, but it is up to the buyer/seller to secure and maintain a sales contract

I am trying to wire the funds to the escrow. I got the bank details on the email. Since email frauds are on rise, what precautions should I take? Should I wire a little amount first and confirm from the closing attorney if they received it and then wire the bigger amount later?
I wouldn't send multiple amounts, it can get difficult to explain to underwriting if they have to look at it.
Verify the wire instructions over the phone with your loan officer (at a previously verified number) and then verify over phone with the title company (look up their phone number online). If you verify those two ways you'll be fine.
If wire instructions ever change, re-verify with both over the phone again.

I disagree with the sellers having a couple days to move to move out after closing.. when you do your final walk through on closing day they best be moved out, if they are not don't close. If you came to an agreement about them staying for a week or so then that is fine, but just be aware once you own it if they won't leave you would be responsible for paying for any eviction process if they refuse to leave!

I was a seller, the house was selling for divorce. Nobody called me for closing day, I never got the closing cost even though my name was on the mortgage. Who do you think it’s responsible? I quit claim the property but I don’t know who signed in my name? Why the bank never called me? Or the title company? Do you think it was a crime?
If you were quit claim off the property and someone signed in your name you'll need to speak with a real estate attorney to explore potential fraud.

You need a cashiers check. Most banks can print a cashiers check for you. I would double check with your agent to ensure it’s all correct
Usually the title company will want a cashier's check since it's already funds withdrawn from your account.
A wire works too.

The Closing Disclosure itemizes fees. The loan commitment shows your approval status with the lender.
For anyone watching this during "the age of Covid", I JUST closed today (Wednesday) on my new home. And here's what happened.
1. Monday I got a file from the title company with the final papers I'd be signing. I didn't have to sign anything then, or even print them out. But it showed me all of the papers I had to sign, including THE FINAL NUMBERS for the mortgage, including rate, what I needed to put down, etc.
2. Part of this was also the amount of money I needed to wire to their bank. Because of Covid, I was NOT able to handle this via a cashier's check; I had to wire the money. The title company gave me the amount (to the penny) as well as the instructions on how to do so. This amount should match the amount in the papers they just sent you.
3. I read over all the documents they emailed me. There are a LOT of them.
4. When I was satisfied, I wired them the money.
5. Later that day, they called me to set up a time to meet the notary to sign the papers. Normally, this would be done at the title office, but because of Covid this may have to be done at your home, or in a parking lot or even a Covid-safe coffee house. My appointment was set for Wednesday 9 am.
6. Wednesday, around 8:45 the notary called me to confirm the appointment.
7. I met him at a local Starbucks and we started signing papers. If you need to have him/her go over all of them with you, be prepared to do so for at least an hour. I already went over them all so signing was quicker. He also gave me a hard copy of the papers for me to take home (there were around 100 pages total).
8. Be sure to bring your Driver license; he/she will take a photo for identification purposes.

What happens if you close and then find damage from seller moving out? Any way to resolve costs from seller after closing?
That would mainly be in your contract on how it's handled. Talk you your agent about that, it may require an attorney
