My rational brain says everything is probably going to be fine, but my anxiety brain is terrified of what happens if the inspection reveals something (or multiple somethings) horrible.

During covid the experience was a little different. 2 Days ago we got a notary sent to our home who took our signatures and then we received sellers signed documents uploaded to us online. On the closing day we are just expecting a call that we can get our keys 🔑 once the records are updated at the county office! Never met anyone but our agent during the whole home buying process.

My husband & I have been fortunate enough to have inherited our great-granddaughter at birth . Her mother, our granddaughter was soon to be struck on a drug benge. so it was not too long she disappeared so then we went to court and took guardianship. We love her as our own & will take care of her forever. We are both retired and living on limitted funds but will always take care of her & her needs. She is now 5 & 1/2 . She will start kindergarten August 19th.

The lender and a realtor I am currently going through are telling me that I can do this all remotely. I am currently buying a home in Arizona and I live in california. They said that they can have a person come over to my current address and notarize everything for me then he goes back with the documents. Have you ever heard of such thing happen? Just seems odd how they allow people to buy homes from out of state like this
Close on mine today. It’s a rare situation. Negotiated the sellers to bring it from 200k to 175k. Appraised for 181. First time home buyer grant paying closing costs. USDA guaranteed loan so no down payment. Insurance is 50 a month even though roof is 25 years old. The only thing I had to pay was for a 3rd party inspection which was my choice to get one, and smoke alarms and carbon monoxide alarms because the appraiser said we needed them. I’m actually getting a 900 dollar check back at closing which was for my EMD anyways
Congratulations on closing on your new home! It sounds like you got a great deal negotiating the price down and receiving a first time home buyer grant to cover closing costs. It's also great to hear that you were able to secure a USDA guaranteed loan and don't have to worry about a down payment. I'm glad the insurance is reasonably priced despite the older roof, and it's always a good idea to get a 3rd party inspection for peace of mind. Enjoy your new home!

I've been working toward closing on my home in Washington state, and closing on my new home in Montana. My loan for my new house is already in underwriting, and I'm set to sign my closing documents with a mobile notary on the 30th of this month (September - it's September 22nd today). And my buyer says he wants to close on the 1st of October. And he's saying that he wants us out by 9pm on that night. But that will leave us about 36 hours with no place to go. We wanted to physically leave Washington early in the morning on Saturday the 3rd. I know technically the new owner can legally tell us to be gone by 9pm on the first, but is there not a way to negotiate those 36 hours? Can we not pay him rent or something for that time? My agent says that he doesn't sound very receptive to the idea. So what are we supposed to do for those 36 hours? It's me, my wife, 3 dogs and my buddy who's driving over to Montana to help us. It's only 36 hours. It just seems kinda dumb that my buyer can't make an exception, or let us pay him rent or something. Is this a common issue you see?
You can certainly negotiate occupancy. Normally, this is done at the very beginning so both parties can agree upfront. It's pretty common do pay rent prorated for a few days if the buyer is being a stickler about occupancy. Or throwing in an extra $500 - $1,000 credit to sway them for the extra time.
I really need your help! I closed on my house on October 26th and at closing my husband and I noticed that the $10k we put down for earnest money wasn’t on the page where they showed the deductions such as my down payment. My husband asked the lady at closing about the $10k earnest money deposit but her answer was so technical we still didn’t understand it. I also have gotten sooooooo many closing disclosures that I’ve had to sign and even this week way after closing I got another closing document to sign (revised) I was shocked because I thought we were done!!!! . Your kidding 😭 I specifically told my agent I have no money for closing and that I need that worked into the loan some how. I also already gave escrow the deposit of $3k I’m so lost. This our first time buying a home and it seems so scary I just wanna quite. In every step y’all say “don’t stress” it’s the most annoying thing y’all can say when we have a bunch of other things going on. so question: The buyer pays closing costs? The seller pays closing costs? Both pay different closing costs? The usual "realtor commission" is paid by seller I hear? Is this commission split between listing agent and buying agent? So seller pays the entire amount of commission of 6%?
We were supposed to close on monday the 3 but now they told us they will be extending it one more week. Its really stressing me out our lease ends this month and don't want to give another payment which will be a waste of money for only 10 days.
We signed these documents and gave our cash to close at the title company on 04/04/2022 but we don’t get our keys until 04/13/2022 for a new build. Is this normal waiting period?

I disagree with the sellers having a couple days to move to move out after closing.. when you do your final walk through on closing day they best be moved out, if they are not don't close. If you came to an agreement about them staying for a week or so then that is fine, but just be aware once you own it if they won't leave you would be responsible for paying for any eviction process if they refuse to leave!
Thanks for providing the details. It helps. A question: is it normal for Seller to stay in the property when putting it for Sale? e.g. when we visit the property, the Seller's things are still there (as they are staying).

What happens if the underwriter does deny the loan do we get our $3k back or are we just shit out of luck 😢

so question: The buyer pays closing costs? The seller pays closing costs? Both pay different closing costs? The usual "realtor commission" is paid by seller I hear? Is this commission split between listing agent and buying agent? So seller pays the entire amount of commission of 6%?
Yep, there are buyer and seller closing costs that are different.
Realtor commission is usually paid by the seller and split by both agents.

We were supposed to close on monday the 3 but now they told us they will be extending it one more week. Its really stressing me out our lease ends this month and don't want to give another payment which will be a waste of money for only 10 days.

We signed these documents and gave our cash to close at the title company on 04/04/2022 but we don’t get our keys until 04/13/2022 for a new build. Is this normal waiting period?

Hi Kyle! What if youre paying cash and no loan/mortgage? During closing can you just wire transfer all the money thats owed for the house?
I disagree with the sellers having a couple days to move to move out after closing.. when you do your final walk through on closing day they best be moved out, if they are not don't close. If you came to an agreement about them staying for a week or so then that is fine, but just be aware once you own it if they won't leave you would be responsible for paying for any eviction process if they refuse to leave!
