The problem with real estate developers is that they view Nigeria is Monaco with the prices they charge. First start by selling plots in Naira, bring in banks, markets and supermarkets, seaport etc. It's a city ffs not a gated estate. A city isn't exclusive but rather inclusive.

Buying an apartment for $2.5m in Lagos Nigeria is not a good investment especially if you can put that same money in Miami or London where your money is safer and will make better returns. They are building it for people that already have multiple properties and that is not sustainable.

A super rich can own more than 1 properties in a city for different purposes. EAC is a futuristic city and some people think it will be a safer place to earn a big ROI in the future. I could agree with you if you want to compare the ROI in Lagos/Nigeria with bigger cities around the world but some billionaires don’t buy houses for investment purposes but for their relaxation or holiday home. Mind you, those same billionaires have properties around the world too but because they live and work in Nigeria, they might want to stay in the poshest place in the city reserve for the super rich.

The way to talk about this is what percentage of the city has been built on in the 15 years since inception. It looks like less than 1% (literally less than 10 projects). That is a pace of about 30 buildings in 50 years. Even the buildings that have been built appear to be 90% empty. This lady did not articulate an actual plan to accomplish their vision. Also, "green" would mean accomodations for parks, large gardens etc... not plants lining the streets lol. I'd be curious what the financing terms for Chagoury to develop this place was because unless they drastically slash prices, this project may very quickly become tragic.

Asking $15M for a penthouse there is crazy, first of all, there aren't much people who have $15M to spend. Succesful real estate development don't take 20 years for a land mass of this size. It is only sustainable because it's stolen money - or let me be nice; govt money that was used to reclaim the land. Such a project in America would have been declared bankrupt and auctioned off.
You can also get better than that in Lagos. Stop comparing that project to a residential environ, it's a commercial district. How many people own houses in the commercial subchorionic of Dubai? It's hotels and business that can make the money back. Before you claim it's because of Dubai's tourism, try to look outside of Dubai and check it's surrounding environ, that feels like Lagos can still do it with it's massive increase in population and popularity in the world. The question is how do African countries, in this case Nigeria, build organic industries as opposed to being dependent on foreign direct investment. I watched a video a few days ago about how Indonesia banned exports of raw nickel but allows for it to be processed by Indonesian companies and exported as an actual product. Of course Nigeria would need to explore how such export bans would impact its economy, and directly invest in companies that are capable of processing materials into products for export markets. They also need to SERIOUSLY drive out corruption, and perhaps look into creating state owned enterprises.

Reclaiming the land from the ocean was the primary aim. It was a sensible move to then think of building a city on the reclaimed land. I know it must have cost serious money to fill that area but I believe that the investors could have still recouped their investments if they had planned a less pricey city by cutting back on some of the extravagant infrastructure. Much of that land is not being used inspite of the housing crisis in Lagos whilst loan obligations must be met nonetheless. This was a chance to do something that could have benefitted the common Lagosian but that's not really important, is it? BTW, there are several apartments which were built for the 1% of the 1% which are as yet still vacant within the island. Lagos doesn't need more houses for the rich. What it needs is affordable and befitting homes for the working class

The spokesperson was very articulate and grounded in reality when describing what the city has to offer. It's important to listen carefully to get a sense of where the management team's vision truly lies. Initially, I expected them to approach the project with an overly ambitious, 'head in the clouds' mindset. It's reassuring to see that a dose of reality has been factored in. Nonetheless, the bottom line is that this project isn't designed for the average person, and the rest of us will need to hustle even more to afford to live there

The land is so expensive, who is going to build the school? Library? Food shops? Will there be any public parks? Any attractions? With one of the promoters in power, steps will be taken to enhance the viability of the project, and one of such is already being taken: extension of the coastal road to the Eko Atlantic city. This was never in the original plan.
What goes round comes around. Law of nature will always play out. Destroying others to save ones does not end well. We can bring coastal road and hope to replicate all the beaches destroy at Eko Atlantic but the sweet of the ones destroyed will hunt the project for years to come.

If the goal is long term. A nice dense mixed use area for middle class Nigerians with some affordable and really nice expensive places mixed in seems like the perfect solution. She’s right about the 1% of the 1%. But here is where she’s wrong. Those people already have 3-5 properties, now they are looking for good investment. Buying an apartment for $2.5m in Lagos Nigeria is not a good investment especially if you can put that same money in Miami or London where your money is safer and will make better returns. They are building it for people that already have multiple properties and that is not sustainable.
she is actually wrong about it, there isn't that many millionaires in the area - but you are correct that the price doesn't make any sense even for the rich people in the area, it's just that there's a lot less of those than she tries to say there are.
like look I see a lot of thai developments prices and ads for them, the prices the woman was saying out were absurd - it's a 3rd world country, you should be able to buy an entire small block of 20 apartments for 2.5 million usd, something is very wrong if they perceive the value of that entire building at something like 100 million+ usd if we presume 100 apartments in it at average cost of 1 mil, which is probably downplaying what she is asking for.
A super rich can own more than 1 properties in a city for different purposes. EAC is a futuristic city and some people think it will be a safer place to earn a big ROI in the future. I could agree with you if you want to compare the ROI in Lagos/Nigeria with bigger cities around the world but some billionaires don’t buy houses for investment purposes but for their relaxation or holiday home. Mind you, those same billionaires have properties around the world too but because they live and work in Nigeria, they might want to stay in the poshest place in the city reserve for the super rich.
With the rise of tribalism it will also have effect on sales as regards to getting the 1% . People really do not know the effects of tribalism amongst Nigeria .

The way to talk about this is what percentage of the city has been built on in the 15 years since inception. It looks like less than 1% (literally less than 10 projects). That is a pace of about 30 buildings in 50 years. Even the buildings that have been built appear to be 90% empty. This lady did not articulate an actual plan to accomplish their vision. Also, "green" would mean accomodations for parks, large gardens etc... not plants lining the streets lol. I'd be curious what the financing terms for Chagoury to develop this place was because unless they drastically slash prices, this project may very quickly become tragic.

Asking $15M for a penthouse there is crazy, first of all, there aren't much people who have $15M to spend. Furthermore, of those select few why invest in Lagos over places like Miami, Dubai, or the Maldives? I think even asking $1M would be difficult as you still need outside money, the demand for this project is simply to low in my opinion.

You can also get better than that in Lagos. Stop comparing that project to a residential environ, it's a commercial district. How many people own houses in the commercial subchorionic of Dubai? It's hotels and business that can make the money back. Before you claim it's because of Dubai's tourism, try to look outside of Dubai and check it's surrounding environ, that feels like Lagos can still do it with it's massive increase in population and popularity in the world.

The question is how do African countries, in this case Nigeria, build organic industries as opposed to being dependent on foreign direct investment. I watched a video a few days ago about how Indonesia banned exports of raw nickel but allows for it to be processed by Indonesian companies and exported as an actual product.
Of course Nigeria would need to explore how such export bans would impact its economy, and directly invest in companies that are capable of processing materials into products for export markets. They also need to SERIOUSLY drive out corruption, and perhaps look into creating state owned enterprises.

Interesting video. One correction, the U.S. Embassy is in Abuja, the facility being built is the U.S. Consulate General. Embassies are only in the capital of the country.
Reclaiming the land from the ocean was the primary aim. It was a sensible move to then think of building a city on the reclaimed land. I know it must have cost serious money to fill that area but I believe that the investors could have still recouped their investments if they had planned a less pricey city by cutting back on some of the extravagant infrastructure. Much of that land is not being used inspite of the housing crisis in Lagos whilst loan obligations must be met nonetheless. This was a chance to do something that could have benefitted the common Lagosian but that's not really important, is it? BTW, there are several apartments which were built for the 1% of the 1% which are as yet still vacant within the island. Lagos doesn't need more houses for the rich. What it needs is affordable and befitting homes for the working class

It's important to listen carefully to get a sense of where the management team's vision truly lies. Initially, I expected them to approach the project with an overly ambitious, 'head in the clouds' mindset. It's reassuring to see that a dose of reality has been factored in. Nonetheless, the bottom line is that this project isn't designed for the average person, and the rest of us will need to hustle even more to afford to live there

It’s reserve for the 1% of the 1% so it may seem unrealistically expensive to some but some billionaires residing in Nigeria can afford it without stress.
