It is your responsibility to spend time and money to collect all documents. The problem is most people don’t have time to go collect all the documents. They also think experts will give services at nominal prices. Which is why they fail to do proper verification.
There are also genuine agents who give genuine quality service. The customer has to seek a legal advice before making any payments to differentiate. I think it's high time that government should make it mandatory that agents get a real estate license to operate.
I missed losing lacks by avoiding buying land which has different survey than in position in karkalpahad. After that it was still sold to someone ..I was able to find by checking bhuvan portal location mapping with google map coordinates
Don't understand Telugu but try to get your words with your expressions and English words in middle... Appreciate if you can add subtitles in English to make bigger audience so that many people can learn with your videos

Few days ago we went to their office, they still are saying they will go for LP even after 2 years and register plot in 2025. We even asked them to cancel and return our money but they are saying that they have changed those terms, and we can not cancel after signing MOU and should wait for our plot. ie 36 months + 9 months grace period. We were attracted to this project because of NIMZ and their environment friendly model. Only now after seeing your video, It makes sense that its a scam.
Sir such chances will be there only in case of legal issues, FTL Lands, Buffer zone lands. Except this chances of fraud will be only 5% in case of DTCP, HMDA OR RERA APPROVED LANDS. Just give for a good legal lawyer and know the full legal opinion and proceed further. Happy investing.

There are no Land Use Zones in DTCP limits like HMDA.
