    Start with land development with registered JV with land owners .
    1) They ask for an advance on plot size ( it should not be more than 2 cr) .
    2) Get the approval for land development from the authority ( Takes 6 months to 12 months ) where fee is around 4 lakh per acre but bribe is 16 lakhs
    3) Then start the basic land development ( Soil filing, levelling, marking , making drains , parks , CA. Etc). Around 3 cr will go
    4) Start marketing the property before the final release also
    If you complete it in 18 months to 24 months your margin atleast worst will 30%

      You think any CREDAI builder is going to mention the number of bribes they need to pay just to get approvals? A good % of the final price of an apartment is corruption!

      the questions asked were so generic, real estate is vast and for a sensible guy its almost impossible to answer this question. only a salesman can answer that question clearly as he will have an agenda there.

    Dhanda smjhane ke lie why they have to make explanation so complicated

    if you want to start small in Bangalore, you should start by building and selling independent houses on plots of 1200 to 1500 sqft and not start with an apartment project. Once you have experience for 3-4 years, then you can get into JV and apartment development.

    So odd that these kind of discussions are supposed to be helpful to everyday middle or even upper.middle class people .... mainly because this is such a nuanced topic and hence can't be answered effectively from the question asked , first at least frame the question properly. Of course I'm biased in that I've suffered at the hands of Zerodha , like so many others , thankfully out and never again in this lifetime .... maybe this Mr. Kamath should pay attention there , of course money already made for him so zero bother now , amazing that he's now regarded as some kind of useful information platform

    Due to concealed land values (Market vs Govt difference), black money, People had always advantage. Harsh reality is black money , but people expect white money from finished product is the mantra. check the backgrounds of any politicians, govt officers , these people only holding lands in urban markets. So its big gambling market, stay out of it if you are sincere tax paying citizen. Ask governments to build homes for LIG MIG HIG as it is failed private model. FOMO is being created nothing great for Middle class. Governments should start building homes ( atleast land values are transparent ) .
