Internal roads surrounding Hadapsar, Manjari, Handewadi, and Shewalwadi are narrow and surfacing poor. Municipal water supply is terrible. Electricity supply suffers from frequent cuts. Metro rail proposal is talked about till Loni Khalbor, but that looks to be operational not before 2035. Pune East is a neglected area but municipality earns big fat revenue from here and classically have shown lethargy in proper and planned development of Keshav Nagar and adjoining areas around Manjari, Shewalwadi, Phursungi, and Handewadi. The corporators and civic administration should be more diligent to build proper infrastructure here keeping in pace with the requirements.

There are thousands of office spaces coming up including from renowned developers like Panchsheel so unless builders are planning retail participation this is not going to work

If you think the valuation will be as good as a new one in the same area, you are mistaken. 12-15% enhancement per year can be expected for 7-8 years for first occupiers. Rental income is around 4% which is a good ROI.
Those were bought quite before when property rate was low as this is a cyclical and post covid luckily good development must have happened around this. Now price has exorbitantly sky rocket and i m sure you won't be getting even more than 5-7%. Now coming to rent 2.5-3.5 max is the average rental yield. 4% are exceptional that is also in very posh area. You can't get 4% rental yield along with other expenses like maintenance, property tax n then renovation after every 4-5 years. I have seen many owners(my friend) who sold their property merely a 5% of return after holding the property for 6 years..

There is a road from inside magarpatta to backside of Laxmi lawns. It's all magarpattas land parcel, you can get inside from any of the gates of magarpatta and reach this new IT park
