It would be interesting to know the composition of the stuff. My first guess would be it's an acrylic wash, which isn't bad. Acrylic is UV stable and would act as an adhesive to secure granules in-place. The wash might also slow degradation of the remaining shingle asphalt base. The low viscosity of the wash would struggle to bridge gaps, holes, or penetrations that might be causing an active roof leak...BTW I found the material data sheet and it is an acrylic/water blend at 10%-30% acrylic concentration (precise concentration is a trade secret:).
Home depot shows this item at $35 for .9 gallons. If actual coverage is 100sq ft/gallon, that comes to +- .35 per sq ft., plus tools and time.

This 20 yr old roof does not have any leaks, but over the last few storms I noticed a lot of the granules coming off the south side of the roof where the sun is on the roof all day. I'm about 1/2 way done with the south side, but we had a storm last week, so I stopped a few days before the storm. I was up there today and it seems that the granules are holding much better on the treated area of the roof. Although the can says 200 sq ft coverage, I'm only getting 100 sq feet rolling it. Perhaps if it's sprayed it will go further but I tried a bug sprayer and it kept getting clogged and I didn't want to gum up my airless paint sprayer. Thanks for the info. I'm wondering if I could mix up my own?

@@fixanythingdiy Interesting..Acrylic in this instance is behaving as binder or glue. As an acrylic emulsion (water based carrier), the packaged coating can likely be 'thinned' or cut with water. I would try this with a +-cup of coating and add/mix in water. Add water to the sample a little at a time and mix with a stir stick; it might not take much water to drastically improve flowability. When you're happy with the thinner viscosity in the sample cup, brush the sample out on a shingle and let it dry. Fun stuff:)
PS..It's possible that the product from the can will not accept water as a thinner, although I doubt it. As an emulsion the Acrylic is more or less forced to mix with water, probably not something it 'wants' to do naturally. Water is simply the carrier for the acrylic, the water evaporates and orphans the polymer on shingle surface.

Did it work, was there already leaks prior to application?

I had no leaks prior to application. However, the shingles were losing a lot of the granules. It does seem to have stabilized the granule loss.

Are you happy with the results?!??

It did discolor the roof, so I won't be doing it on the other side of the house where the shingles are in good condition, but it does seem to be holding the granules. At the end of the day, this is a stop gap measure to get a bit more life out of the deteriorated shingles.

I hope it doesn't make the roof tricky to walk on.

As soon as this next storm is over, I'll get on the roof to make a new video showing the treated area vs the untreated area. I will say right now that it did discolor the shingles and it does look unsightly, but the granules seem to be holding better. stay tuned.

I used a sprayer for thick deck sealer and i got every bit of 200sq ft per pail. Using a roller uses a LOT more of the product than is necessary....thats why your coverage was so bad.

I think you're supposed to apply it on a new roof to extend its lifespan of 5 years

No you can apply this stuff on old shingles. You are correct. This is the same thing you can do with flat commercial roofing also. We called it silver coating. Big question is. Did it help?? Was interesting to see what happened.

We have another big rainstorm coming in this week, so I'll make an update video. I've done half the south side of the roof done so far so It will be interesting to see how the treated section compares to the untreated section. @@rufiorufioo

Sounds like 100 square feet per can

Yes, I did the math and that's about what one can gets. I've done half the south side of the roof so and that's what I'm getting. I did try spraying a can with a bug sprayer but the nozzle kept getting clogged so I went back to the roller
