So, I'm in the process of getting my license, but I've been in sales for 20 years and want to offer you a couple of "constructive criticism" points. Nothing I say is meant to be disrespectful in any way, so I hope you can just open up to an outside perspective. 1- You don't "sound" like you have much confidence, particularly on the phone. I'm not sure how true this is for you in terms of actual confidence, but there are things you can do to improve that. If you don't watch Tom Ferry's videos, I suggest you do, starting with this one - ua-cam.com/video/N-UU2qEE-Ek/v-deo.html - it can really help! 2. Unless you happen to get that one buyer who HAS to buy a house sight unseen, it is rare that you will sell a house on the phone or take a listing on the phone. Your entire reason for calling people is what? TO GET THE APPOINTMENT, right? With that in mind, forget what any experienced realtor says about pre-qualifying your listers over the phone. They have experience, they have clients, they can afford to do that...it sounds like maybe you can't, right? Just go to the appointment, show them the comps, explain all the reasons why he should be priced closer to 160k (if you did the comps right) and let him SEE IT ON PAPER. In addition to selling the presentation, you are selling yourself as well, and a pre-qual on the phone gives you zero opportunity to do that. Keep up the hard work, you're gonna do great, just gotta study sales techniques and ALWAYS ASK FOR THE BUSINESS AT THE END OF THE APPOINTMENT 😃 "Mr. Seller, based on everything I just showed you and explained, do you think I'm the right person to list your home? (If not, what is THE ONE THING keeping you from saying yes?)" Get it girl!
"Actually, I sent you a few comparable homes nearby over and they're lucky to sell at 160k. That's after a bidding war. Starting so high leaves no room for competition where the big numbers start showing up. If you're open to an aggressive and competitive strategy I'm hoping to shorten the selling a bit to increase bids. I like that your showing what it’s really like to be a realtor and the struggles, your doing a great job always stay positive all of this is part of the learning experience give it a year and you will be a freaking pro! A lot of people are saying she needs to be more confident. She has it! Confidence comes through growth, time, and experience. She’s still young and learning. I am sure if you give her a few years she will be on top of her game

I'm a Realtor. Don't get discouraged by rude sellers. Some of these comments are great but in my experience if someone thinks they know more than you do, showing comps to them won't change that. Sometimes working with those types of sellers requires educating beyond comps or choosing not to work with that person. You got this!! Real estate is a numbers game when it comes to cold calls

I only studied a lot when i went for the first time last year but the second time was so easy, all thanks to my aunt who introduced me to Mrs Brenda am really grateful.

You're doing great. Sometime simplify things for the potential clients. Instead of saying Comps...say based on the value of the homes sold with similarities in your area.

OUCH... That one guy was such an asshole about the price even though he clearly was delusional about how much his property was worth. If he couldn't explain why he was choosing that number, and his reaction was "I dont think you know the area!" when you explained that the comps, then I'm pretty sure he was just being an emotional and unrealistic seller who picked a random number that he wanted to see instead of what someone would actually pay!
