Lagos-Calabar Coastal Road (The Good, The Bad and Landmark Beach)

- This videos gives unique insight on the Lagos-Calabar coastal road.
This coastal highway will run from Ahmadu Bello way in Victoria Island Lagos all the way to Calabar in cross-rivers state. The 700km coastal road will connect 8 different states of the country which include Lagos, Ogun, Ondo, Delta, Bayelsa, Rivers, Akwa-Ibom and Cross rivers.
The project will be constructed in 4 phases. Phase 1 which has commenced will run from Ahmadu Bello way in Victoria Island to the Lekki Deep Sea port in ibeju-lekki, with a total length of 47.47km.
There have been series of controversies on the project most especially the demolition of Landmark beach which falls on the Right of Way of the road.

You are spot on but lemme add this. If you look closely, you will see a sea wall being built by Eko Atlantic from the back of Eko Atlantic City and reclamation is presently ongoing. They are trying to extend Eko Atlantic City to the end of the sea wall. All the beaches along that corridor will be reclaimed. So whether Landmark gives the right of way or not? The beach view will disappear soonest. The reclamation is already close to Landmark Beach. In fact, I think Eko Atlantic motivated the president to start the road project because they have a project along that corridor. Plus Lagos state government is interested too because of the green rail line they are planning. The rail tracks will be used for the green line.
This Comment is very insightful. Although, are you sure they intend on sand-filling that area as well? To me, It seems like a massive wave breaker to prevent further ocean encroachment around the Oniru axis, And behind Eko Atlantic.
@@josh_tolu Yeah it looks more like a tide breaker than a reclamation wall. Well, we'll only have to wait and see since work is still in progress.
The sand filling goes on there every single day. If you look at the Eko Atlantic plan from day one it includes all that area. Oniru knows, Landmark knows, Good beach are also aware the beachfront will be gone eventually. It was approved by Obasanjo administration of federal govt maybe they landmark was hoping Eko Atlantic would become an abandoned project. It's a gamble that didn't work out as hoped. He has squeezed as much as he can from the gamble but I guess this is where it could stretch to. He's only losing the beachfront afterall

Tribalism does not dictate this project, it spans across many states.
The GOVERNMENT across the world should make decisions that least affect the PEOPLE, businesses come second. As in this case too.
The government on behalf of the people own "setbacks", and cannot be sued for what belongs to them. On this occasion... It is the beach.
The best possible way to resolve any issue such as this, has always been to minimise the impact on ordinary people and the public purse.
This project was agree as an international West African obligation by a different government (PDP) long ago, but has not been implemented as other countries have.
The project will be connected to Badagry Expressway leading to Republic of Benin... And the rest of West Africa.
The project has powerful economic incentive for Nigeria as a whole.
One Company cannot be entirely preserved at the expense of so many residential and commercial buildings.
Landmark main buildings will not be affected... Using your analysis, they will still have their hotels. All the planning permissions are for buildings...Not for the permanent use of the beach.
After the coastal road is done, some proper pristine ocean beach should be demanded by the people... Ones where ordinary people can visit with their families, free of charge with only charges for the car parks, to be maintained by Lagos State. Other countries have free-beaches.
EKO ATLANTIC PHASE 2, planned over a decade ago, will be engulfing "landmark beach" in any case with tall buildings, and their particular "sand-filling" can be clearly seen far across the water.
And finally, Nigerians should stop thinking that every problem is Tribe or Party related.

Is he supposed to ignore the invites to those interviews? His investors are concerned and he is doing the right thing without antagonizing the Govt. The other properties impacted do not have the same level of societal impact that Landmark has.
Landmark touches 16k lives directly and indirectly. 16k families will be impacted. Don’t you agree that that should be considered over a building impacting only a few families?

However unless you have been living under a rock you will know that certain groups of people have been spreading the triblalism card on this project. 1. The beachfront wasn't allocated to anyone and WILL always Belong to FG.
2. The old plan was a 2 lane road. While this new one is a 10 lane superhighway and needs more space than water corporation drive can accommodate.
3. They are including a railline and trains don't do well on sharp bends as will be the case if they follow landmarks suggestions.
4. Its a tolled road and WC drive is already serving as alternative no tolled route

Although this might be speculative, the other angle you never explore is the vested interests of the Eko Atlantic owners that owns the construction company undertaking the Lagos end of the coastal road. Also, the Chagoris owns the two Kuramo Water Towers that is not affected by the coastal road. All these vested interests are linked.

This is a sensitive issue that can affect foreign investors coming to the real estate market soon. Good presentation as always but your opinion about foreign investors might not want to do business because of Landmark or our stupid ethnic sentiment that we found ourselves is not good enough. I agree that the government should dialogue with Landmark and consider his suggestion of moving the construction towards the water but this will cost more money than to have it on dry land and I think if it doable the government will reason with him.
There are 3 options.
1. Take it back to the original position on water cooperation drive
2. Start from somewhere else so they have enough time to move
3. Move the road to the right

Everyone suggesting why not keep to the original Water Cooperation Road. From my layman's point of view, a coastal road on that WC road is no longer a coastal road as buildings and tall structures in the direction of the ocean and along its shoreline have completely blocked any view of the ocean's coast or the ocean itself, hence the need to move it nearer to the coast.
Landmark's business, no matter how unaffected its main structures were with the demolition, depends solely on the waterfront, ocean view, coastline, or beach (all have the same meaning, pick one already 😅).
FG needs the beach but Landmark is using the beach. But when the law says FG owns the beach, it moved in and took over! Next pls.
Please ask LANDMARK if he had ever paid a dime for the shoreline or ocean view, what he paid for is where he had structures and it's unaffected. He rented out the shoreline to promote his business. Please if you personally owned the shoreline and you intend to develop it, am sure you would not have allowed him to stay and you will demand for rentals from him

What a super informative video
I really love your analysis but I want to say that the designer of the road is guided by some rules for geometric design of the road in as much as avoiding the destruction is important.
I am saying this because I am a civil engineering graduate who have done few designs of road. The shift we're talking about from buildings some can not be avoided because they're minimum amd maximum requirements for the straight sections, curves and transition points of the roads.
Those who do not know about this will just fault them for taking some certain route and not bending the road to avoid the destruction. They're a lot of stuff put into consideration.
Most road project have several variants which at the end a multiple cateria analysis is done to decide the most important factor for choosing the best variant such as cost, number of building to destroy.

I really don't see why the road should not adhere with the original alignment BEHIND Landmark. From my observation, in that area where it was 'pinched', there appear to be only 2 main structures.
While admittedly the main BUILDINGS at Landmark are untouched, the 'essence' of that project is the beach so constraining or eliminating them does grave harm to the business. It is entirely avoidable.
My brother, your analysis states it clearly. Landmark should continue speaking their truth bcs it is obvious. The lagos state can decide to do the right thing or go south. But we are watching, and learning.
Which truth has Landmark said, there's no iota of truth in what he said. He should be bold enough to tell Nigerians that the beach does not belong to him and he does not have title over it, Imagine renting and collecting money on land facing the beach for which he has title, whipping up sentiments. Let him go to court , am sure with facts and evidences he will not do that.
Only detailed video about the coastal road, thanks for the video, but the government should have considered people business, houses and livelihood by moving the road further into the water, we know its not easy, but this is a long term project and should have the interest of the citizen in mind, this is not about landmark but about all other businesses and houses that are affected.
This will affect foreigner coming in to invest in the country.

Why? it is not the only business along that corridor, also what was taken away from him is the beach shoreline for which he has no title documents but has been collecting rent from third parties and pocketing it. , none of his main buildings was affected

I have to knock Lagos State government
Lack of long term development plan created this palavar but the besch shore can still be restored it now be after the coastal road which will be in the water body the artificial beach would now be done
So from landmark Beach resort building a bridge of pedestrian is constructed over the width of the road say 60 to 70metres so that from landmark beach resort building they can access the artificial beach

I also think that international businesses should be ready to obey Nigerian laws and put Nigerians first. From my perspective the blue path makes more sense which is the original plan. It looks like Landmark has altered the plan. The old theres my land and theres your road trick however things dont really work the way they imagined it. Yes it is sad. There is the option to diversify and do other things, besides swimming pools and other technology can simulate the beach. I think he should build a new entrance facing the highway and get ready to funnel in customers from lagos - calabar.
Pushing the coastal road further by land reclamation still takes away the beach view which is part of the attraction. I believe its best if the road stays behind landmark beach on its previously marked route. Its also good that it starts from lagos especially from that ahmadu bello rd; as people affected know on time because thats a commercial hub.

Please Landmark has no single valid documents of ownership or access to the use of the shoreline. He knew from the onset when he bought the land that the shoreline is not what he paid for . None of what he validly owned was demolished
