I appreciate this video, i am awaiting closing day, I'm so nervous that something is gonna happen, I'm a 1st time homeowner, and have been very very careful in managing my finances during this process, i swear I've been afraid to buy groceries 😫, because I've heard of ppl loans falling through right before closing
You got this, just don’t make any huge purchases like buy a car. You should be able to buy groceries. If you’re concerned about it, just ask your lender what your debt to income is and cash to close and if they have any concerns.

My closing day was very interesting. Seller was so late because she waited til the last minute to get everything out of my house, had plenty of time to pay wire everything an even read a few documents, an recall all the credits (money) she promised for the repairs needed. There is an advantage to dealing with unorganized people.

Buying a home and it ridiculous I can’t get the final number sooner then a couple days before
I agree that is a ridiculous part of the mortgage. No one has figured out how to solve it. In some states, we can send the docs early and the escrow officer will work on it early, but it’s really rare.

This is a timely video. We are closing (selling) our house in Florida tomorrow morning. We live in Georgia. Came in for the closing. I hope it is anti climatic. It’s been a pretty smooth process. Just a long process. And will be glad when it is finally over.
I have been looking forward for this house and having fun during the process. At closing I felt cheated I was expecting champagne showers 😂

I'm glad it is anti-climatic!! My closing is in a couple weeks and I'm just glad it's almost over, lol! I'm moving from California to Georgia, first time home buyer, all by myself and it's been crazy. My finances are all great but so much paperwork, good grief!!! And I haven't even closed yet! I was only expecting a bunch of paperwork at the closing but I've already read and signed a whole heap of stuff. I'm sick to death of it, lol!! I'm flying down to sign in person too and a week before, flying down for the walk through so lots of air miles to be used later. I was actually looking online to see if I could find the closing documents ahead of time to read because I want to read everything. Hoping there was like a general pile of documents that all buyers have to sign with verbiage every pack has so I could read it ahead of time and then just sign when I get there, They should have that, lol! Oh well, I'll just take extra b-vitamins or something for that day,

I am so glad they helped. Rhode Island and Utah. Rhode Island is a very expensive license every year for the size of the state and Utah requires a ridiculous amount of redundant education so I’m on strike.

My lender messed up 2 times. behind the scenes. She didn't know what she is doing.Caused my 20 days process to 45 days almost. Actually she was taking my case so easy that it was not a priority.
So I was told to wire 24 hours before
The call i got was 1 hour after my bank closes for wires that i needed wire 10k LESS than what i wired over

Yeah this part of the transaction is never clean. It’s the one part I can’t figure out how to iron out across the country. It is on my vision board.

My closing day was bittersweet because my lender told me just 72 hours beforehand that I would have to maintain my $80k income in order to be given a conditional approval, because I didn't know where I would be working once I moved in. So I kept my income for the next year to pay off the house and then moved in. Then I found you while searching for the reason why they didn't tell me that 3 months earlier when I applied.

Closed 8 months ago ,the entire closing consisted of me meeting my lawyer for first time in his office,,I signed/initialed a ton of documents and hand over a check for 33,000 that was it. Took an hour, broker left keys for me in mailbox of my new home, no big deal

As a seller, if a bank wire transfer is initiated on a Friday - when would the funds show up in my account?
Generally Friday, Monday at the latest.

Generally, Monday or friday.

Because for a Monday closing everything has to be out Friday which is a busy day as there are so many closings on Friday. Friday I don't love because if anything goes wrong you are pushed till Monday instead of the next day

Hi Jen. How are first time homebuyers affording homes right now ? My husband and I live in a medium-low cost of living part of the country and everything feels so out of reach. The median household income in our area is below ours and we still can’t seem to do it.

I close in a couple of days, and not sure if i have all the cash needed to close. If i am short cash can i pay some of the fees with a credit. If not, what can be paid with credit card and what can not?? Help !!
Generally, you could pay for like the appraisal or any inspections with a credit card. I would chat with your loan officer generally, if you’re gonna be short cash to close, they will be pretty aware by now.
