I just worked with a realtor and her husband/team member who were more than happy to show me some condos before I was preapproved, and a lender who was more than happy to work with me and answer all of my questions no matter what. They all have been incredibly supportive and motivated and after hearing this, I feel so lucky that I found them. As opposed to those who would dismiss me, treat me like I was being rude and tell me “BYE!” like the attitude you are describing in this video.
Thank you for taking the time to make this video. There was a lot of information that goes on in the background that I never realized that occur. A lot of factors can easily delay the process of closing escrow and I'm glad we have folks like you who are willing to deal with some of the nonsense at your job. When my family and I purchased our home back in July 2018, I cooperate and kept in close contact with everyone and signed and submitted everything in a timely manner. I kept an eye at my email like a hawk in order to complete the process, receive the key to the house, then celebrated while inside it. Keep up the great work. I love your enthusiasm in your explanation.

This is a great guide. Been looking for a second place but it's been a hot minute. Also feel like sometimes the first realtor isn't the right fit, from a buyer perspective, it's easier with resources to check for BS now than it used to be.

Good video! I would say that it's okay for the prospective buyer is okay to contact us ( a Realtor ) with the thought in mind that we should , as you said, not show homes without a pre-approval. (I don't!) Speaking for myself, I will sit down with a new client and cover preliminary information including various types of financing that might be a good fit but I always use the caveat that the lender is a professional in the mortgage field and that I am not. I do use this time to provide a few lenders that I have had good feedback about from other clients. It gives me some input to help them avoid the places that may be a bad idea (such as the 800 lenders you talked about in another video! ) In another video, you mentioned what some other lenders may do that is against the grain of your personal value system within your group. I loved that! I operate the exact same way on the Realtor side!!!

Such TRUTH about the 7pm on a Saturday. If a consumer finds a lender to do a pre-approval on a Saturday night chances are that lender isn’t that good or hasn’t done a thorough job.
She said "don't give the lender anything they don't ask for even If you think it's helpful" right after I've just submitted our w2's which have never been requested 😅😮💨 trying to be "helpful "
Question... If Navy fed is offering me a deal where my rate will be higher but they will pay my closing cost if I use one of their realtors, is that something that a third party realtor can do or negotiate, or should I just go with the navy fed provided realtor?
The higher rate and a portion of the realtors commission is how they are paying the closing costs. I would work with a lender that will gives you a lower rate and negotiate with the seller to pay your closing costs.
Well said....the truth of the matter is no one (be it realtor or buyer) enjoys wasting their time! So I'm wondering exactly where do we get the background information about the type of realtor we're proposing to deal with? I'm sure if they have unethical practices we won't hear it from themselves

I don’t specialize in DPA but it would be part of your preapproval process. I would research the best DPA products in your area and then work with a lender that specializes in them and does a lot. City and county programs generally best and
Most will recommend a lender or have a list for you. Research though. A lot of the programs have higher rates and fees and 2nd mortgages so you need to understand what you are getting into

It sounds like a buyer should take one month off to pack up, one month off to prequalify, one month off to look at houses, one month off to close, and one month off to move in. All while maintaining their income... or just pay cash.
The person helping me with Mortgage is a really great lady she told me to call her anytime I want she will be able to pick up my phone and to be honest sometimes I even called her on weekends I feel really bad but she was completely OK with it and didn’t complain at all I have a great realtor and a great mortgage lower

Hi Jen, thank you very much for these videos, I just found your channel and binge watching the videos. Very informative! One question I am curious about is, as a buyer, do I get to see the appraisal report? The reason I am asking this is, I literally have no practical experience to understand where or how to look for red flags in a house inspection. For example, an appraiser is paid to find out the value of the property thus they know how to find out potential defects in it. So it is useful for the buyer too to get to know what they think of the property and where they think the property has problem in. I know that buyer is supposed to do property inspection, but in my limited understanding of the process, wouldn't it be good have two different inspections side by side and get a more solid understanding of the property's real condition? Do you allow your borrowers to see the appraisal report?
The buyer always gets a copy of the appraisal as you the buyer are the owner of the report. Yes you should get an appraisal (lender orders) and you should order inspections on the house (you order)
After you got pre-approved, lenders will only give you loan estimates once you are under contract, right? Can I still work with multiple lenders to see which one gives the best deal when I'm under contract? Thanks.
Loan estimates once you are in contract but unless the interest rate is locked they are worthless to a large extent. Make sure they lock what they are quoting

Our realtor had no problem showing us homes before we had a pre-approval (and she's a VERY busy and well-established realtor). It might be because she knows us and she was our realtor when we bought our current home back in 2008. We were actually the ones to tell her that we didn't even want to waste our time or hers looking at anything before we got our pre-approval. NOW we have our pre-approval and just cleared underwriting today, so we can start shopping! It's been almost 15 years since we bought a home, so we're very excited and nervous about being able to find a home in our price range in this crazy and competitive market.
Today I received a call from Jennifer’s assistant in regards to questions that I had as a first time buyer. I must say that this was a pointless conversation. I thought that I would be talking to Jennifer directly and would’ve been able to get some questions answered by an expert but that wasn’t the case. Highly disappointed with the call. I believe my call only lasted about 5 mins. Thanks for the no help!
I am sorry to hear you felt this way. Alyssa does quite a few of the initial calls and then I get involved if it is more complex and once we have you preapproved. I was doing 20-30 calls a day just answering questions but it did not leave time for my clients and complex situations which is where I need to be. I’ll check in with Alyssa to see what happened.
I agree. I had a call with her assistant yesterday as well. I was looking forward to the call but her assistant just seemed like she really didn’t want to deal with me. I’m not one to make negative comments about someone but maybe she should consider hiring a new assistant who at-least pretend to be interested in the call. Was very disappointing. At the end of the call it was determined that due to my circumstance they couldn’t assist me which was fine but from the very beginning of the call I wished I didn’t bother.
I just have a quick question if I got to a realtor and they automatically put me in a price range category would that be considered a red flag? I haven’t actually spoken with a lender yet. But my realtor put me in a price range only knowing my hourly income

Yes the appraisal would be a cost you need to pay. As a disabled veteran the VA funding fee is waived but nothing else

I would wait till you are a few months out at the earliest. Rates are so volatile there will be a lot of changes by the time you are ready.

One question I am curious about is, as a buyer, do I get to see the appraisal report?
The reason I am asking this is, I literally have no practical experience to understand where or how to look for red flags in a house inspection.
For example, an appraiser is paid to find out the value of the property thus they know how to find out potential defects in it. So it is useful for the buyer too to get to know what they think of the property and where they think the property has problem in.
I know that buyer is supposed to do property inspection, but in my limited understanding of the process, wouldn't it be good have two different inspections side by side and get a more solid understanding of the property's real condition?
Do you allow your borrowers to see the appraisal report?
The buyer always gets a copy of the appraisal as you the buyer are the owner of the report. Yes you should get an appraisal (lender orders) and you should order inspections on the house (you order)
After you got pre-approved, lenders will only give you loan estimates once you are under contract, right? Can I still work with multiple lenders to see which one gives the best deal when I'm under contract? Thanks.
Loan estimates once you are in contract but unless the interest rate is locked they are worthless to a large extent. Make sure they lock what they are quoting

I have heard of it and I think it is a good program however it takes a loooonnggg time from what I have heard. Worth checking into 100%

Our realtor had no problem showing us homes before we had a pre-approval (and she's a VERY busy and well-established realtor). It might be because she knows us and she was our realtor when we bought our current home back in 2008. We were actually the ones to tell her that we didn't even want to waste our time or hers looking at anything before we got our pre-approval. NOW we have our pre-approval and just cleared underwriting today, so we can start shopping! It's been almost 15 years since we bought a home, so we're very excited and nervous about being able to find a home in our price range in this crazy and competitive market.

We got pre-qualified for a VA loan but the house market is so crazy it's hard to get an offer accepted.

Today I received a call from Jennifer’s assistant in regards to questions that I had as a first time buyer. I must say that this was a pointless conversation. I thought that I would be talking to Jennifer directly and would’ve been able to get some questions answered by an expert but that wasn’t the case. Highly disappointed with the call. I believe my call only lasted about 5 mins. Thanks for the no help!
I am sorry to hear you felt this way. Alyssa does quite a few of the initial calls and then I get involved if it is more complex and once we have you preapproved. I was doing 20-30 calls a day just answering questions but it did not leave time for my clients and complex situations which is where I need to be. I’ll check in with Alyssa to see what happened.
I agree. I had a call with her assistant yesterday as well. I was looking forward to the call but her assistant just seemed like she really didn’t want to deal with me. I’m not one to make negative comments about someone but maybe she should consider hiring a new assistant who at-least pretend to be interested in the call. Was very disappointing. At the end of the call it was determined that due to my circumstance they couldn’t assist me which was fine but from the very beginning of the call I wished I didn’t bother.

I just have a quick question if I got to a realtor and they automatically put me in a price range category would that be considered a red flag? I haven’t actually spoken with a lender yet. But my realtor put me in a price range only knowing my hourly income
They were probably trying to be helpful. Get fully preapproved to know your real range.
How soon do you get a homeowners insurance quote when it’s new construction?
I would say as soon as possible as well
